    Hey Asha & Gad nice house.
    Very scared of buying land in Ghana because of scams and fraud.I asked my sister in cape coast to find me a land for farming,but she told me that is very difficult and problematic.

    We bought two plots at East Legon Hills and the seller thinking he could trick us, he changed the coordinates to the nearest land around the area which happened to belong to ECG. My land search reported that vital information and I confronted the seller who then re-issued another indenture to match the land properly. In then end we had to ask for our refund back because the developer didn’t pay the owner of the land all his money before selling and “chopping” the money. That refund took 3 years to get back in Cedis by which time the dollar value we paid had completely vanished. It was also spread out in three months installment payments. Very sad how land is manipulated in Ghana

    Land guards are notoriously a nuisance in Ghana. I remembered back in 2016, an agent took me to Abokobi to show me few acres of land and soon as they saw my Nitro approaching the site, they came like a wildfire rushing in. And asked us to leave but not before few of them tried to sell me their land. Lol

    Very useful information. I have a comment about using caretakers if you are not ready to build or occupy your house, regardless of whether it is a small structure or not. Apparently if they (caretakers) stay in the house for about 10 years they can claim squatters right and take the property away from you legally. How do one go about protecting oneself from such practices? Probably may merit a whole show in itself.

      I would assume you can show payments that you made to the caretaker and a signed contract by both you and the caretaker of his hire and duties for you land.

    I am in the process of my Permit. If you are building more than one level you need Fire, EPA and Soil testing. In my case fire 3200 Cedis, EPA 4000 Cedis and Soil Testing 6000 Cedis.
    As advised by the officer, it would have been better to plan ground level and first floor. Do a secret roofing and after a while continue with the build. With this method you will go back to the assembly saying you want to continue the build and will have to pay 500 Cedis. So you save a lot that can go into the build itself.

    You forget two very important steps after the indentured is signed. Have it recorded and stamped by the court and recording at deeds and title. And that cost me about $300 expedited or commonly known in the US as bribe lol

      of course, same process. You just get 50year lease instead of 99yrs.

      Yes non-Ghanaian citizens can buy land in Ghana -- just follow the above steps but beware you do not get ripped off with cost of site plan and searches etc, non Ghanaians lease land for 50 years - Ghanaians lease land is for 99 years.

    Quick question I have my sister purchased a land for me I have all the indentures,witnesses/court have signed including the site plan the architect is now drawing the structure to be put on but said they had to put it through 3d for the final project how the house going to look like... But listening to you I contacted my sister to forward the indenture and all the court papers to me here abroad, I came to realize it was leased that the documents stated... Anyway I can have it turned from being leased to being the rightful owner, after it already gone through the court and how? Thank you sir.

      So they gave you a sub-lease
      But you want to have full ownership transferred to you. This way you only have a lease with the chiefs or still directly. That makes sense.
      However, since you have signed the indenture and made payment it may already be contractual, so not sure how you go about that to be honest

      Can a lawyer make sure that the sun lease is changed to full ownership. Also I heard it was important to include the 10 percent extra in cost so you pay up front for the 50 or 99 years so that your children’s children can continue to keep the property. But it’s hard to get full transfer if you do not have dual citizenship which I heard to get through immigration strict rules the cost of $6500. Which will give one dual citizenship, a bank account with a Ghana bank , and partners with a Ghana business person. Also as a witness. And immigration will ask if you can show prove of funds in your American bank account. Is this true, and how much to use security 24 hours and how much to build the security shed? I guess you recommend a steel door or shipping container on land to stop stealing of housing bought in bulk storages on property?

      Make sure you get the one that has a backup electric heater in it for the cloudy days which are not often
      So far, brilliant hot water !

      @@kingstal90 Sorry to ask again, but does it need a different plumbing system from the regular heater type? I ask because my plumber is unfamiliar with it and is saying that we need to use the copper pipes to connect it through out the house just like that of the cold water.

      @@kingstal90 Wow, then my plumber is way behind haha. He said that is what we need for the hot water. I also don’t know much so I followed. And this was done with the regular boilers in mind, that is why I don’t know how it will work with the solar one which is centralised. It might be too late but thanks so much once again for your assistance 🙏🏿.

      From what l hear you need to visit that area, the Cheif of that area is the person to see for the free land information. Since there's Expats already there, that would be your best contact.

      @@leslysaint-louis4405 basically, wording wise it might be called an extension of the lease or it could be worded as a new lease but yes you would be expected to pay a token for this. So in theory if you're paying a token its like buying the lease again. And if they choose not to renegotiate with you you could choose to take them to court.

    Please there are lots of numbers and codes on or in the indenture. Land certificates are not usually part of the indenture if I'm right.

    I surrender All the stories about land scams and then the surmountable issues that go with trying to build are just too much. I have started looking elsewhere. People even offer to help and are also covering their own deceit; it is almost as though it would be better to have a sign around their necks saying PLEASE DON'T GO WITH THAT DECEIVER I HAVE A BETTER BRAND. I've even seen video testimonials of stories about issues with attorneys and the courts and dealing with municipal and government agencies. Imagine paying the governmental agencies for roads, that never get built; instead, those that govern show evidence that they are pocketing the money, with their displays of wealth. Not to mention the fact that the Ghana Cedis is not doing well (daily fluctuation against dollars is a sign of instability), #TEAMTOOMUCH

      Asher and Gad, if the land commission does not keep accurate documentation or up dates on other lands or disputes in litigation, than the 20 step process might get thrown off or be misleading, because one is operating or asumming one is on track but you at the same time might be slightly off. And if the remaining sun lease is almost up and the 15 years goes by quickly you might be buying and paying full price for years that are gone. What does one do if a king sells land but does not have permission from the rest of the family members. Then they show up in your land saying they want money. Also if the property is near or close to a government road and the government has plans or zoning or rezoning for that area. Then your house could be bulldozed down even if the house is finished?😢😢😢😢😢😢😢😢. Last question I heard of a caregiver letting his friends in after owner left for a few hours, and they stole $10,000 in electrical equipment and wires. All must now be replaced. Lots of money wasted. Brother I will need your help . I am carefully building my team. Coming soon!!!!!!!!!!!🎉

    Apply In-Person:
    To Sub Dividing of Land in Ghana, the applicant has to approach the Land Commission office. Contact link
    Land Ownership Search can be done in person by visiting the Land Commission Office or in any of their Land Offices in the applicant Local district/ Sub County.
    Here, the applicant will be provided with an application for Official Search Form to fill and submit.
    This form can also be obtained from the Land Commission Office.
    The applicant has to make sure that he or she has all the required documents that are required for this process to be successful and they can be found under the "Required Documents" section of this page.
    Payment of appropriate fees should be made and that can be found under the "Fees" section of this page.
    Submit the completed form in two copies along with the supporting documents to the respective office.
    This application will be processed and the information will be verified by the LC office.
    After the search, one is issued with a stamped Certificate of Official search Form showing the status of the land.
    The land search at Lands office takes an average of 3 days.
