A double-sized lot near the town center makes it special, and it's well screened from the high street traffic. The ground floor rooms are large - great for entertaining. Surely there is a way to add an upstairs bathroom even if it means sacrificing a bedroom! The garage is fantastic, and as you say it could have a multitude of uses. One might even apply for permission to create an accessory dwelling unit. Both front and rear gardens are generous is size, and they await your landscaping talents. Considering the location, the lot size, and the fact that everything is brand new, the price seems reasonable.
Happy New Year Gary. You are right, I do love this one but I always love the ones that are £100,000 over my budget lol. Wouldn't change much, love the downstairs, would prefer at least a wc upstairs otherwise I would have to make the main bedroom downstairs. I think the garage is fab and I would have looked into transforming an area of it into a craft room and maybe add a sink. I would also have to add a fence across between the garage and cottage otherwise it would be open straight out to the front and out onto the road for my furbabies.
I think the utility room lets it down. The fact you have to pass through it to get from the lounge into the kitchen/dining area is an odd choice. Other than that it has great potential. Upstairs bathroom would have been nice.

If it was located near London it would cost 3 times as much!

You obviously don't know the prices of properties on the North Norfolk Coast if you think this property - near the City of Norwich - is expensive!
