      Hey! I appreciate it. Definitely have more content coming up soon. With the way the current market is, labour and material prices have gone up. Depending on the finishes of the basement, a 600-700 sq.ft basement will be around 55-80K which includes opening up the side entrance if it's above grade. If it's a below grade side entrance (excavation needed) then it would be roughly 10K more.

      Hey every state would have different zoning guidelines. Depending on the state, town/municipality you would need to inquire for them directly.

    Great work. Question, i have a walk out basement but no egress windows. Can the door to the outside from the walk out basement and the door inside that connects to upstairs floor count as the 2 required means of egress in lieu of the egress window?

      Hey appreciate it. That will depend on many factors. Every city is different and codes change. Ideally you would need to have an additional egress window even if its a walk out but best to ask your architect and you can be guided accordingly. Thank you.

      Depending on material selection, this basement today would cost around $95,000 (which includes all city permits, architectural drawings, egress window cutouts, finishings etc...)

    Hey, great job on the renovation. A few questions I had since I am also doing a secondary unit in our basement at the moment. Going through all the code and legal stuff now. I was wondering:
    How do tenants manage water shut off? Do the upper unit have their own water shut off or do both units have shut offs in maintenance room? I am asking this because our inspector told us that in order for the maintenance room to not be a "common room" the water shut off would need to be separated so each unit could access it from their respective units. (Which was confusing because the rest of the room like furnace etc would still require upstairs to come down if any issue happened so why only water lol). But i see in your unit both are in the same furnace room downstairs, how does that work?

      Hey I appreciate it. Main water shut off in this unit is in the basement. Both units have shut offs separately for the hot and cold supply in the maintenance room. It depends on what your municipality by laws are. Certain inspectors are also particular for certain things as well.

    Very good project. If I may offer a suggestion, you need to build more confidence. It felt like you were very nervous and didn't command the lead.       A basement of such sort in today's market including construction of the the side entrance stairs + window openings would cost you between $85,000-100,000 (depending on certain factors). Hope that helps.

      Hey, there wasn't just one contractor who handled this. It was outsourced to many different individual trades and then I project managed it.

    Looks great! I'm in Windsor, Ontario as well and own a couple of investment properties. I'm building a basement unit in my newest one and your video was extremely helpful.
    I was wondering, do the downstairs and the upstairs have separate control over heating and cooling and is that a requirement in your city?

      Hey, I appreciate the feedback! Every municipality would have different requirements. In this property there is no dual control climate, it was not a requirement. Depending if you're renting the basement and have the utilities separately paid by the tenants then it would be beneficial to have it as dual zone control. Hope that helps.

      Hey, in Ontario we have legal basements which are conformed with rules and regulations from the city to make sure it is safe and follows code to legally rent out to tenants. These are registered with the city once the various steps and inspections are completed.
      The non conformed "illegal" basements are those that are not registerested with the city and therefore the property owner can make the basement how they please without it following proper codes and regulations with the city. Should the city find out it's a non registered basement (which is being used to rent out), they owners can potentially receive a fine.
      Legal basements also increases the property value by a significant amount.

      its not "illegal or legal basement". Its legal or illegal basement APARTMENT. if your basement apt is not build to legal building and safety codes, ( fit for safe occupation) and is not registered with the authorities, it is considered an "illegal apt". For safety and many other concerns city can shut the apt down. Luckily, these days, due to housing shortage, cities are working with homeowners to have these basement apts upgraded to meet safety standards. In some cities, the govt will even pay up to 20k or 30k to have the work done. ( some conditions apply)
