Just a quick update for everyone since we filmed: we ended up getting nine offers and sold more than $100k over list price which was about $50k over what the seller and I thought was possible. With the market being quite unpredictable lately, I was so happy so see this one do so well.

The kitchen upgrades are a huge improvement. Removing the soffit and installing tall upper cabinets really opens up the space.
Elisa! I love that you have guests on your channel, and guests who do slightly different things or at least have a little different approach than you. Kirsten is very interesting in that she takes a more minimalist approach to prepping a house for sale. I think one takeaway for me is that you buy value properties that are often fairly trashed when you get them, requiring much more work but allowing for a lower purchase price for you, enabling you (or requiring you) to expand your scope of work. In this case, and the cute 100 yr old Mission Style stucco house, both houses were in far better shape than your typical flip. So it also teaches people looking to sell their houses that maybe it isn't necessary to tear out walls or necessarily gut bathrooms if they are in good shape. I do agree that staging is the key to putting the finishing touches on a house for sale. I love your channel! Thanks for expanding your content by using these guests.

Very informative video! Thank you for bringing on a guest with a slightly different purpose and perspective.
The pleasant, drought resistant front landscape is a plus. The neutral interior colors work and the inexpensive staging is the correct scale. The kitchen and bathroom also look nice. The backyard looks better with the deck stain. I suggest a polyurethene for a deeper gloss and seasonal protection of the deck's base color. Overall, lots of common sense advice for effective staging.

I loved this video and how excited you both get talking about the topic. You obviously love what you do, and it shows! I am planning on remodeling my home within the next year, and I am getting so many helpful tips on where to allocate my budget
I really enjoyed this video with another perspective. The seller made a 1:1 or maybe even a 1:2 return on their money (spent $50k in order to get back $100k to $150k) - Very Savvy! I'm curious if Bay Area flips can return better than 1:2 going forward or a more modest approach like this one is the better strategy in a market that appreciates at the historic 3% average per year.

Beautiful kitchen. Is the backsplash that goes all the way up to the cabinets marble, porcelain tile which looks like marble, or quartz?
Absolutely love these videos and have been following along for a while! One thing I'm curious about though is always the choice to have mirrored closets. For me personally, these have always been a huge drawback as they're not great for feng shui (along with any mirror facing the bed) - but I find in a lot of these videos (not just yours but design / home renos in general) this is a common choice. I'm curious if you find that buyers ever comment on this element and what a good alternative might be? I get the goal is to make the room look larger - but I'm curious if there are other ways to accomplish that.
I have 3 strong renovation that could potentially get your money back and that are kitchen and bathroom remodeling, hardwood floors, and exterior maintenance such as green grass and painting. remember that first impression makes difference. keep it up.

I think everything was very well thought out. & Landscape & kitchen were beautiful.EXCEPT THE FLOORING! I despise 4 different kinds of flooring breaking up in very small floor plan! You do a better job!
