I so enjoy your creative ideas, such a handsome house, and so nice to have a full size refrigerator as well as a pantry, washer/dryer combo, dishwasher, downstairs shower, and fireplace to boot. The textured siding does give the structure another level of interest. You mentioned Grey tones but on my t.v. It shows as warm cafe’au Lait and dark chocolate browns…it has an absolutely earthy and cocooning feel about it, oh, and a big fan of the terrazzo floor. The step- down living room gave a feeling of ‘rooms’ …lovely

I think it's such a good thing that you put in a full-sized fridge, most people would use a full-sized one. I live alone and used to have issues with fitting everything into a smaller fridge and I don't even eat that much lol. I also don't watch TV I have a laptop for my movies but a TV can be put on a mobile tripod stand and used when needed. Love this design, it seems cosy and functional!
Love it! A real model for how we can live simpler, less cluttered, more-enriched lives when good design is applied. As a garden designer, I'm really happy to see consideration of how the exterior spaces work so well with the architecture - it's something that is so often just an afterthought :o)

I learnt from reading old house threads on FB that some traditional US houses are called ‘dog trot’ These are houses in the southern states where there is a corridor through the middle of the house, open to the outside at both ends to allow for passage of air to cool the house A modern take on this is having the front and back door directly opposite one another so they can both be opened to encourage the air circulation within the house - as is shown here

I love your work! It’s complex without being fussy. I could see using the bottom floor as a complete cabin. I would put the bed where the dining area is. With a single floor, the stairs would be eliminated leaving more area - perhaps making a separate “water closet” and making the shower open (no shower doors). I’m looking at this as a senior who would want a one level building. I’m also a bit claustrophobic, hence the open bedroom. 😉❤️🐈⬛ Thank you for allowing us to see your wonderful designs.

This is another lovely project. Feng Shui believes that if the front and back door are directly lined up then the good chi coming in the front door goes directly out the back door without having a chance to circulate in the home. It’s one of these “rules” that stuck in my head.
Gemma, love your designs! I would love to see a follow up to this video, or one on a completely different plot/building that accommodates accessibility. The terraces, for example, are beautiful but in their current t form are not accessible for our friend, for example, who uses a wheelchair. You have such a knack for integrating wonderful solutions to design constraints so I’d love to see you include accessibility considerations if you’re game.

Sunken living room sounds and looks always so James Bond villain lair/60s-70s-ish to me, but this looks modern and cozy, being on the edge to the garden and only half-sunken. Could you do something similar without steps, as to be more accessible? So I could invite my grandma or still live there with a broken leg 😅
Another really neat project. The only changes I would like to see in your designs, is the addition of either geothermal heating, or solar. That to me is the only thing your designs are missing. Otherwise you have a great sense of how to please the eye, and good feel for usable space.

This is one of my favourites. I love the welcoming cocooning feeling it gives out, yet looking out at the garden from those huge window walls in the lounge room makes the house feel open and airy. Black, natural wood and glass bringing all that green indoors is wonderful. Your tiny homes are for young individuals without the clutter of children or dogs. Please design a space where arts, crafts and music studio make such space more than a week end or holiday rental.

I love this little house! I have had a similar floorplan for my perfect dream house floating around in my head now, but i like yours much better! You always think of everything I need, and I love the size!
Your channel is my new guilty pleasure. I just love your designs and form of presentation. I adore this home and would love to live there. I really like the use of different levels and using the kitchen cabinetry instead of walls. I also love the darker colours downstairs with all of that glazing to allow light to filter in. The only thing I have an issue with is the dark ceilings in the bedroom space. I personally couldn't live with that as I would find it too oppressive but nothing a coat of paint couldn't sort out. I also love the freestanding bath in the bedroom with the convenience of the shower room downstairs. Would move in there tomorrow if I could.
How I wish I'd found you when I was exploring planning on my Grade 2 listed thatched cottage. My council have been so negative and unimaginative. Keep up your wonderful posts.

I particularly enjoy the mix of 3D rendering and your explanations based on 2D paper. This way I can both understand the underlying basics/thoughts as well as see an idea (sort of) executed.
Gemma, that is excellent. The diagonal battens on the exterior are delightful. I love the ground floor design, especially how you use the floor level difference between the dining and the living areas. Also, having the living area below the kitchen and providing a low partition on the back of the kitchen counter, guests in the living area can talk to the host in the kitchen without seeing any of the clutter. There is one thing that I think would bug a few people, the entry brings guests right into the kitchen. Maybe you could have the "main" entrance be into the living room through the sliding glass door next to the wood stove. Then of course, that would beg for its own porch over there. One other thought, the walls are very thick, why didn't you recess the bathroom sink partly into the wall to retain more floor space? I really do admire this one, and I'm putting it in my file for special little house designs.
Hi! Thanks for these thoughts, I really appreciate it. So re the walls, I always allow for 350mm thickness to accommodate structure and enough insulation to meet u-values. So I couldn’t take any of that away without weakening the thermal envelope. Usually a recessed sink can go over an area of ‘wall’ that is actually just boxed in pipe work, but that is additional area to the actual wall structure and would actually take up more space. Re the entrance - that’s interesting. I’ve always preferred keeping the entrance away from a living room because I feel it starts to make it feel like a corridor and would be annoyed to have people walking in front of my view! But I totally get that others might feel that about their kitchen if that’s their place of relaxation, say, so that’s real food for thought - thanks!!
@@gemmawheeler You are correct that many people feel uncomfortable with having the main entrance baldly come in at the living area. I'm not sure if more people dislike entering directly into the kitchen, or into the living room. But there's no doubt that a certain percentage prefers to avoid both. To avoid entering into the living area of this delightful house, it may be worth considering that the entrance come in at the door opposite where you have it now. That entrance location retains your intention for a "see through" site line as you enter. However, there are two issues I see with that. It is still close to the kitchen, but the full height cabinet pod you have at that end partly blocks the view of the kitchen counter. But the big problem is that it forces guests to walk right through the kitchen to get to the living area. A poor solution to that would be to enlarge the house and add a set of steps from the dining area to the living area. Shove the "south" wall out one meter and add the steps between the exterior wall and the built-in sofa. That's not very elegant and it significantly drives up the cost. Another option that sort of, but not completely solves the problems is to move the existing entrance door to the left so it lines up with the end of the kitchen counter. A narrow wall, or panel, would be needed just at the counter's end to block the view of the kitchen. The "foyer' would be on a step between the kitchen level and the living area level, so another step would be needed at the living area side to keep the total number of levels at four. There are negatives to moving the entrance door there. The first is that your see-through feature gets killed. And another high vertical element is introduced that reduces the visual flow through the space. Many clients would like it, but I'm not convinced that it is as good as your original design. As for the bathroom sink, don't worry about the wall thickness, you have far more than is needed there. Windows have almost no thickness and we have them all over. Treat the sink like it sits on the window sill, or frame in behind the sink with a thinner bit of wall below the glazing. That design of a bathroom is my favorite. Toilet and shower at opposite ends, and the sink recessed into the wall between them. It is the most space efficient bathroom there is that still has all three fixtures independent of each other. Put a storage cabinet above the toilet. I have been looking at small house designs in books, magazines, and other sources for 50 years. I doodle my own ideas and modify designs that I have seen to get them closer to what I think is optimal. In all of that effort, I still haven't seen one that provides all of the features I want in a small area. If one thing is dialed in, there are other things that aren't. Improve one and you hurt something else. Designing big houses is relatively easy. Small ones are tough. Anyway, I'm glad that I found your RUclips channel. You are a skilled designer, and I enjoy your videos.
How did I miss this one?? Anyway, love your design ideas as always. The dark colour scheme is perfect. I chose charcoal grey for my sitting room and probably thanks to its windows, no one finds it claustrophobic, rathermore cosy and inviting.

Maybe you could have the "main" entrance be into the living room through the sliding glass door next to the wood stove. Then of course, that would beg for its own porch over there.
One other thought, the walls are very thick, why didn't you recess the bathroom sink partly into the wall to retain more floor space?
I really do admire this one, and I'm putting it in my file for special little house designs.
Hi! Thanks for these thoughts, I really appreciate it. So re the walls, I always allow for 350mm thickness to accommodate structure and enough insulation to meet u-values. So I couldn’t take any of that away without weakening the thermal envelope. Usually a recessed sink can go over an area of ‘wall’ that is actually just boxed in pipe work, but that is additional area to the actual wall structure and would actually take up more space.
Re the entrance - that’s interesting. I’ve always preferred keeping the entrance away from a living room because I feel it starts to make it feel like a corridor and would be annoyed to have people walking in front of my view! But I totally get that others might feel that about their kitchen if that’s their place of relaxation, say, so that’s real food for thought - thanks!!

You are correct that many people feel uncomfortable with having the main entrance baldly come in at the living area. I'm not sure if more people dislike entering directly into the kitchen, or into the living room. But there's no doubt that a certain percentage prefers to avoid both.
To avoid entering into the living area of this delightful house, it may be worth considering that the entrance come in at the door opposite where you have it now. That entrance location retains your intention for a "see through" site line as you enter. However, there are two issues I see with that. It is still close to the kitchen, but the full height cabinet pod you have at that end partly blocks the view of the kitchen counter. But the big problem is that it forces guests to walk right through the kitchen to get to the living area. A poor solution to that would be to enlarge the house and add a set of steps from the dining area to the living area. Shove the "south" wall out one meter and add the steps between the exterior wall and the built-in sofa. That's not very elegant and it significantly drives up the cost.
Another option that sort of, but not completely solves the problems is to move the existing entrance door to the left so it lines up with the end of the kitchen counter. A narrow wall, or panel, would be needed just at the counter's end to block the view of the kitchen. The "foyer' would be on a step between the kitchen level and the living area level, so another step would be needed at the living area side to keep the total number of levels at four. There are negatives to moving the entrance door there. The first is that your see-through feature gets killed. And another high vertical element is introduced that reduces the visual flow through the space. Many clients would like it, but I'm not convinced that it is as good as your original design.
As for the bathroom sink, don't worry about the wall thickness, you have far more than is needed there. Windows have almost no thickness and we have them all over. Treat the sink like it sits on the window sill, or frame in behind the sink with a thinner bit of wall below the glazing. That design of a bathroom is my favorite. Toilet and shower at opposite ends, and the sink recessed into the wall between them. It is the most space efficient bathroom there is that still has all three fixtures independent of each other. Put a storage cabinet above the toilet.
I have been looking at small house designs in books, magazines, and other sources for 50 years. I doodle my own ideas and modify designs that I have seen to get them closer to what I think is optimal. In all of that effort, I still haven't seen one that provides all of the features I want in a small area. If one thing is dialed in, there are other things that aren't. Improve one and you hurt something else. Designing big houses is relatively easy. Small ones are tough.

How did I miss this one?? Anyway, love your design ideas as always. The dark colour scheme is perfect. I chose charcoal grey for my sitting room and probably thanks to its windows, no one finds it claustrophobic, rathermore cosy and inviting.
