    I am in MD and we bought our home for a very low price but our assessment is nearly 3 times the price and comps in the neighborhood. Our taxes are nearly 10 percent our purchase price and it is beyond ridiculous! We don't know what to do!

      Hello, we have heard about higher property taxes in MD before. One thing you might want to do is have your home reassessed by the county. Every state has different requirements, but the county should have a way to have your home revalued. I would recommend contacting your county and see what the process is. Doing that might be able to save you thousands of dollars in the long run. Hope this help. SJ Swenson

    Is there a reason why the OTC section of property tax website would show tax liens issued on a property, while the billing history for the property would show that all taxes have been paid? Further, the bills paid were in the thousands, while the face value of the liens are in the hundreds... I am curious why there might be such discrepancies in the records?

      You know, I am not sure without reviewing the property in question. That is not generally how things work at the county, so I would be interested in finding out why myself. It could be a mistake in the listing or the property records. But it may be a question for the county, because what you have described on that property does not make sense to me.     So over the counter is the only practical way for small investors to buy a tax lien... Is it easy to research these OTC property's ? Most videos talk about auctions but never mention this fact, Im sure its true for many states with institutional buyers, like Capitol One.

      Hello Brodie, thanks for checking out my channel. The best tip is to get educated on how tax liens work and especially in the area you would like to invest. Tax liens are one of the best investment strategies available but its important to know how they work. So I would recommend reading everything the county has on how there tax lien sales work. Another tip would be to start small, you can buy good tax liens for $100-$200 on OTC lists in Florida, Maryland and many other states. Once you have gone through the process with a small tax lien you will have the confidence to invest in larger dollar liens. Thanks, SJ Swenson

    Hi Stephen, thanks for the great training video! I have a question regarding tax liens: Is there a situation where I can buy the first tax year's lien, say in 2020 with a 2 year redemption, and 1 year later in 2021 the property owner pays 2021 taxes, but does not pay 2020's? What happens to my right to foreclose in that situation? Or what if they only partially pay off taxes in 2020? Thanks again!

      Hello Chris! Great question and one we get asked regularly. In that situation you still have all the same rights you would as if the owner did not pay the 2021 taxes. You can still foreclosure on the one years worth of taxes from 2020 when the redemption period comes due. If the owner paid their 2021 taxes, chances are they will pay off the 2020 before loosing the property to foreclosure. But regardless on the amount of the tax lien - the lien still holds the foreclosure power. Even if they only paid half a year of taxes, and sold what we call a "partial lien" it still has the same power. We we mean when we say partial lien - is that the owner paid part but not the full years taxes. So let say they had a $1000 bill, but only paid $500 - then the county would issue a tax lien for the $500. So either way you money is safe and protected by the property and state law.     You said to avoid properties that have easements. How do you tell if there is an easement?

      You can usually find this information in the county assessors office or website. But most properties wont have easements. Properties with an easements can still be a good property depending on the easement. For example a large 5 acre lot with some power lines going through the end of the property might have an easement allowing them to have the power lines. But the power lines might not effect the property or value. You want to avoid properties that are only used for easements like a drainage basin. Hopefully that answers your question. Thanks, Stephen

      Hello Alfredo, there are several states that offer OTC tax liens that can be purchased after the auction. As far as buying the tax liens online, they are currently being offered in both Florida and Arizona. They OTC sales are handled by either RealAuction or GrantStreet, they are the software providers for the counties.     Hi, I have a question. When it comes time to claim a certificate with multiple lien holders after the redemption period, is it a first claim first serve kind of thing? (Basically, What if 2 lien holders want to foreclose at the same time)

      Joy of All Trades you can double check my comment but I think the bust way to avoid this is if your the 1st tax Lien holder, it’s bust to pay the tax for the next year on the same property. Be sure to have an attorney also. Hope this helps.

      Hello Joy of All Trades, I am sorry for just getting to your question we have been busy with our Membership programs. When it comes time to foreclosure its first come first serve as long as the lien is past the foreclosure period. For example if we bought a tax lien in Florida from 2017, but there is a tax lien from 2016 and also 2018 on the property. Because Florida only has a 2 year redemption period both your tax lien from 2017 and the lien holder from 2016 could start the foreclosure process. But the tax lien from 2018 wont be able to for another year. So between your 2017 lien and the 2016 lien holder it would be first to fill out the deed application. We do want fully research tax liens that have multiple years of tax liens on the property. Because we will be required to pay off all the other tax liens to foreclosure on the property. So we want to make sure all the back taxes is not more than 30% of the properties assessed value. Thanks for the question and let us know if you have any questions. Thanks Again, SJ Swenson

    Does the county make monthly payment to you. Are is my money lock up until owner pays ?

      Hello Jason, great question! You will not be paid on a tax lien until the owner pays back the taxes and your interest in full. So you do not get paid monthly and will only be paid when the owner redeems the tax lien. At that point the county will cut you a check for your money and mail it out to you.     Question- I buy a 2018 lien and then pay off 2 other older liens. Can I start foreclose? Or do I have to wait the 2 year redemption period because I bought in 2018?

      Great question Home Prep Training. Usually you will need to wait for the redemption period to pass from the date it was sold at auction. So if you bought an older OTC tax lien from 2017, you could start the process quicker. But you will need to wait until the redemption period has passed before you can start the foreclosure process.     I do have a question. Say I purchase a tax lien and the Redemption. Is 2 years. Will I be responsible for the taxes for the second year if it goes into the second year during the Redemption period? I hope it makes sense.

      Hello and Great Question. The answer is it will depend on the state, but you will usually want to buy the second years tax lien anyway. The reason is that many times you can get the second year tax lien without bidding down the interest at the auction. So you get the second year lien at the highest return. Also if you need to foreclose on the property after the redemption period has passed - you will be required to pay off any other property tax liens. So you can either buy the second year lien when its offered to you. Or you can wait, but if you need to foreclose you will need to pay of the other tax lien and the interest. So instead of making money on the second year lien you will have to pay the investor that bought it their interest rate return.     I've purchased a tax deed application In the state of Florida for $1100 On a website Name lienhub. What would be my next step, And how long does it take for me to get notification from the county that I have been outbid Or I have gotten possession of the tax deed?

      Hello Marcel, usually tax deed applications are filled out by lien holders in Florida so the county can foreclose on the property. Do you know if you bought a tax liens and know want to foreclosure on the property? Or was it a tax deed application? I have not heard of someone buying the deed application because the deed has not been issued yet. If you get back to me with some more info I can help. After purchasing the tax certificate I got notification that the deed application process was going to be available in April 2020. When the deed application became available, I made a payment of $1100 for the deed application sometime in July 2020. What is the process after paying for the deed application? How long does it takes to get notification from the county about the process? And what should be my next move?

      Hello J.E., yes but it kind of depends on the nature of your question. (If you are asking do we make a one time payment to the county for the tax lien debt the answer is yes. We make a one time payment because we are paying off the tax lien at one time either at auction or OTC.) (If you are asking do we get paid back the tax lien in one payment the answer is again yes. When the property owner pays back the delinquent taxes in full, we will get a one time payment back for our principle plus our interest.) So the answer to your question is yes either way.
