      we have generation of real estate investors/buyers who never experienced bear real estate market, they think that if price drops few % points that was all needed to bring back mass of buyers/investors back, I'm sure that books will be written in future about this bubble, it's not as high as 90's Japanese run but it's getting close in Vancouver area for sure

    I don't see single-family housing increasing in price next year, unless the Canadian economy improves substantially. Which I suppose it could, but I don't think Pierre being elected prime minister will magically fix everything like some people seem to.

      Outside the GTA and Vancouver, i think you're right. But as for the GTA and Vancouver, the supply issue may cause price increases. I'd say stagnation is the worst-case scenario. Obviously, if you factor in inflation and a further decline in the dollar, then a proportional decline is possible.

    Canada has entered the Japanification era of our real estate. Japan peaked prices in the late 1980’s then stagnated those prices until where presently; 35 years later the dollar amount is the same as the 1980’s prices but the value of the Japanese Yen has depreciated greatly. Canada’s real estate will stagnate prices and our dollar will continue to devalue so in effect housing cost relative to local incomes will eventually return to the 3-5 times local incomes as for the next couple of decades Canadians will demand raises even with high unemployment as the devaluing dollar makes everyone poorer as house prices stay the same. Eventually the median local incomes in 15 years will become $250,000 and a home will still be around a million dollars so that housing is affordable once again yet on a per capita basis Canadians are far worse off. China, Europe and others are all heading into the same scenario due to global population projected to start declining before 2050 with China and European countries already losing millions of citizens per year due to low birth rates adding up from 20 years ago. It’ll be kind of nice to see the strains on infrastructure etc. start to ebb as population starts decreasing and Canada will have to adjust to these realities.

    With more currency debasement coming and minimal new SFH construction (especially detached), increased prices for SFH makes sense, even if just on a nominal basis.

    Congratulations! All 3 theories were correct and for sure the highest probability is the Rich's one. US stocks investors are playing with fire big time. 30% down would be wild, but possible. For real. I can see that happening, even at a low probability.

    Steve, if the "general consensus" is the market still has further to fall, then prices will continue to fall. Those are the market participants after all.
    Since 2000: Gold +800%, Real Estate +250%
    Why has real estate gotten all the hype? Ive literally bought gold, held it in a safe and outperformed RE by nearly 4x. *shrugs*

      @@tyt5603 Real estate gains are magnified because you can secure 5x leverage, it’s also tax free for your primary residence. So yes, most people have made significantly more investing in real estate than gold.

    Steve, what is the historical norm for annual number of condos sold in the GTA when rates are positive aka excluding the 13ish years of ZIRP we just went through? Merely curious. This could still lead to a further supply shortage seeing as you’ve had guests outline that we have the population boost, a mandate to reduce that, but we still have a systemic shortage and we have no means of determining if let’s say a TFW or student has left the country. We also have a generation+ of young people also competitions for entry.
    TL;DR - what’s the pre ZIRP historical annual norm for condo sales in the GTA?

    What about rising unemployment Steve? What about flat economic growth? What about the abrupt halt of the population ponzi that we call immigration? What about an absolutely over inflated asset bubble that hasnt been popped in three decades and the decoupling of prices relative to median incomes? What about pre-existing supply? You talk about new developments like its the only catalyst that determines the direction of the housing market but what about all the idiots that are waiting to list their over priced plywood piles in spring because they think the market is going to "bounce back" all at the same time effectively over supplying the market all at once? You could make a base case for any direction to confirm your own bias if you want the outcome to align with your desires badly enough.

      You are clearly not involved in the housing market. It's been steadily picking up over past 6 months on lower mainland bc and I have a line up of investors waiting for new inventory. Been in this game a long long time and it's very clear the pressure is building and prices are going to continue to rise.
      Give you an example.. I just sold a rat infested townhouse that needed a new roof in the worst part of chilliwack bc (street people literally sleeping on the front yard, property theft major issue). Sold it for 55k over asking to an investor from India sight unseen. This unit sat on the market for 200 days through late 23 early 24. Things are looking up

      Would definitely see a decline because Canadians aren’t having more babies than people dying. A lot of single family homes will come to the market as the boomers die out and I don’t see buyers paying a premium for those homes that haven’t been updated or maintained in decades.

    Rich: One of my all time favourite book recommendations is Seven Eves by Neal Stephenson. It is Scifi, and it broke me so I can't take any other scifi seriously... Seven Eves makss them seem so childish and unimaginative. Also, this book was one of the few times literature could actually make me feel horror.

    My advice to new investors: Buy good companies stocks and hold them as long as they are good companies. Just do this and ignore the forecasts and market views which are at best entertaining but completely useless.

      The key to big returns is not big moving stocks. It's managing risk in relationship to reward. Having the correct size on and turning your edge as many times as necessary to reach your goal. That holds true from long term investing to day trading.

      I totally agree; I am 66 years old, recently retired, with approximately $1.2 million in external retirement funds. I am debt free and have very little money in retirement funds compared to the total value of my portfolio over the past three years. To be honest, I didn't do all this alone, but with the help of a financial advisor. Having one is currently the best way to trade in the stock market, especially for people nearing retirement.

    Rich comment about stocks dropping and spending will drop with it . I get the mindset. But if you wanted to check that mindset, look at 2022 when stocks especially tech stocks came way down and was low for a year. I wonder what consumer spending was during that time . I have a feeling it was still going like crazy lol. Seems like nothing is stopping these markets man .

    With all the development and upzoning happening the prices should stagnate. With interest rates coming down, this will make affordability much better. Couple this with Canada's very low birth rate and temporary visa holders leaving, my prediction is that housing is more affordable a year from now.

    Question #1. Instead of pontificating about Canada’s pathetic economy and housing market, answer this on scenario. What would Vancouver and Toronto real estate be worth if the border was gone? My analysis is it would collapse to proper values instead of the BS PONZI prices Canada banks, govs, real estate businesses have pimped it too. In other words take your pathetic income and do the math to USD. Then you will have the real value of the disaster called Canada today

      Same here the very first time we tried. We invested $1000 and after a week, we received $9500. That really helped us a lot to pay up our bills
