Hi Everyone and Welcome to FLIPPIN ATL Channel.
Today, I want to share with you a game-changing strategy for property owners looking to skyrocket their rental income. If you own a second property and are currently renting it out to a single family or exploring short-term rentals, you might be missing out on thousands of dollars in potential revenue. In this video, I'll take you through a real-life example of my property in the Metro Atlanta area, where I've successfully implemented a lease-per-room approach.
Discover how the master bedroom, with its private bathroom, commands $1,150 a month, while other strategically rented rooms contribute to a total monthly revenue of $5,500. I'll break down the numbers, compare it to traditional rental methods, and explain why this method can be a game-changer for property owners. Don't miss out on this valuable insight - if you're looking to maximize profits in the rental market, let's get started!

Great video! Are you actually doing it through PadSplit or “padsplitting” independently?

I’m doing it independently. I’ve never used Padsplit, but I have used FB marketplace and the Roomster app to source tenants.

@@FLIPPIN_DETROITlike this idea. Planning on doing this with my primary. Are you vetting tenants like you typically would any other long term tenant once they reach out (background, credit, income verification)?

Most definitely. I perform credit/background checks and also have them sign 6 to 12 month leases that have a 30 day termination clause. I also require half months rent upon signing as a deposit. I’m constantly working to perfect my system.
