    I'm coming up on year 6 of our off grid homestead adventure. Our land was the right price, the rest was our hard work and imagination and dedication to the project. It looks nothing like it did when we started w just raw northern mn woods... built our own home and infrastructure and still going. Ppl need to just get off the fence. I think being overly picky is just an excuse, a form of procrastination. If you can't find it, create it!

      Time is fleeting most are not. It has to be your own before you can do anything! Make it special and sell it for profit to the fence sitters wanting perfect up front.

      Not always true. We bought 15 acres dirt cheap thinking we could do exactly what you explained and came to find out most of it was wetland/swamp. We barely have room for an adequate garden, a place to store our wood and a chicken coop. We also recently found out that our state is a water conservation state so we can't alter the wetlands in any way. Huge bummer when you want livestock.

    I moved into the forest 25 years ago. Cleared an acer by dozer dug a small pond. But keep clearing with hard work, job, chain saw determination. One piece of drywall at a time one fruit tree planted per pay day. Tilling this mountian garden spot twice a year pulling out rock. Hauled fert.from animal auction. Was told "CANT GROW A GARDEN HERE!." Pleople who now vist call it paradise, they love to be given plants or fruit trees, seeds, animals etc a lot of extreme hard work but so worth it!! Beaula land? Paradise? Ishi !! How do you leave such a place you co create with God, all the lessons learned, hard times, good times. All lessons

      Where there is a will there is a way right? Land with many trees usually means it can work for an orchard. If you clear a space you could do raised beds gardening. Also you already know more than likely, but of you mulch your trees you can do hugel culture (not sure how to spell it). I buried old stumps and put dirt over them last year and had wonderful flowers grow and lots of melons!

    Absolutely! When we bought our first house it was a repo.Dump, in the last 13 year it has transformed into to a beautiful home!

    My son became an independent reader around age 8 with hank the cowboy. I would read a page or two then he would read a page. I would jot down any words he struggled with, and have him read that list of words to me afterwards. The ones that he still didn't read easily on that second try he would copy for his writing for the day. He understood that it was helping him to be a more confident reader, which he wanted because he loved hank the cowboy, and I only had about 15-20 minutes a day to spare for reading aloud together.

      My 9 year old son has struggled with reading and it hasn't been easy to get him interested in book series. I think I'll find some Hank books and see if those do it. Thank you for the comment.

    Great video!! I recently bought land myself. You are exactly right, you need to make it your own. I bought a big piece of land with a house on it, without even seeing the house in person. I was searching for land around the US. Like you were saying, I saw that there was a water source, there is electric there and a lot of trees. I told the realtor that if the roof and foundation doesn't leak and the house is livable, I will take it. That is how I bought my homestead. I am going to make it my own. That's what really makes it a home. You are exactly right, don't be picky. As log as you have good resources, you got it made. Just some blood, sweat and tears. You mentioned getting a survey and I did just that, sort of.... I don't know if you know how they do survey's in Kentucky, but it is mark by trees and bushes and creeks. No stakes or actual property line. It is hilarious. Here is a line from my deed on one tract of my property. "States at road next to 2 holly bushes down to the creek to the marked white oak. Back up the road to the beach area" This is from a actual survey!! So, the way were are going to find out my property line is to use a neighbor who has lived in the area for years and know who owns what. So, whatever he says, it what will be mine. LMAO! I thin people who can't find that perfect place actually have second thought about actually moving on to a homestead. They don't realize that you need that blood sweat and tears. That is what it is all about. I am moving from New Jersey, so this is a big culture shock moving to South East Kentucky, compared to living in the city and I love it. It is like I stepped into a time machine. They are about 20 to 30 years behind the times, but you can't meet any nicer people. I can't wait to get my homestead up and running.

I was lucky enough to find a good woman before the world lost its mind, who was willing to stand beside me through all my stupid bullshit. She was the catalyst for me having the "How good is good enough" revelation. Now I see it applies to so many things.

    We pulled the trigger. You were the confirmation I needed to stop being a baby about it. Thx.
    We have been looking for land for ages... just never had the where-with-all to make the move. We finally decided to look in earnest and BUY this time. We had found a place in Arkansas that I loved, just land with water, and that was all. I wanted to live among the trees and have a well or a spring. I spent years in the desert, and I never liked it.
    Well, as it turns out, we suddenly have the where-with-all, and the opportunity to outright own a small bit of land now with a house and 2 outbuildings on it... in the Mohave desert. It hits on almost all the points you mentioned except for the two I was hoping for the most-- trees and water. But how do you pass up on something like this? Its a GREAT deal. We are almost to retirement age, and this is a literal Godsend.
    I can establish catchment quickly, and I can fill as much as I can set up LITERALLY in one good desert rainstorm. It comes down like gangbusters when it rains. So, really the only thing is trees. I just can NOT be that selfish. The view day time and at night is stunning, just not treeish. It should not have taken me this long to make up my mind. I will adapt and overcome. :p

    I homeschooled my children. My daughter hated reading and it was like cutting eye teeth. What I found though is find what theyvare interested in. For example my daughter loved reading News Max. So we subscribed to that magazine. What we found with her was by reading the magazine she also starting reading some how-to/DIY books on her own. So find what interests them and it might snowball from there.

    Finally found our property. Is it perfect no. Is it a solid 8/10, yes. It has cleared pasture, two water sources (stream and pond), woods and is mostly level to slightly graded. Paved road access in a rural area with no building codes, no zoning restrictions, and no restrictions. The down side, it is not as large as I thought I wanted. But it is big enough.

    My wife and I had been miserable looking at 20+- acres of land for almost 2yrs when we realized were passing up good pieces of land in pursuit of the perfect property. In November we pulled the trigger on 70 acres that we had originally thought was going to be out of our price range. Through negotiation we got it down to a price that wasn't much more than some of the properties we had originally looked at. Realizing that we've got a lot of work ahead of us and that that would be true no matter what piece of property we chose. I don't think we could be happier now that we've actually begun our new journey. By the way, as fate would have it, it checks off five of the 10 things on your list.

    Brilliant. The increase of mortgage interest x2 in just over a year ALONE has cost folks a TON of money. We started our journey 29 years ago. ...thank goodness. It takes time.

    Zack, as a NE TX Realtor, I gotta say you covered all the bases with this video, except maybe is an existing fence or barn a must have! Prices here are beginning to sky rocket for land. An acre was around $12,000 to $18,000, in last year has jumped to $25,000 to $45,000 (Fannin County).
    I personally only have a measily .68 acre, but I am doing my best to turn what I do have into food production. As a rural Realtor, of course my biggest hope is to someday have 10 or 15 acres with a homestead. For now, I catch my own rain water as much as I can, and am adding to my garden yearly.

    Someone said it! Everyone wants the satisfication without the work, but it turns out to be more work when people go with the nice house and the big mortgage. I just bought a 4 bedroom 2 bath house on 1.5 acres in cash, it's a fixer upper but it's mine not the banks. It was once a home and it will be a home again with some tender love and care, so excited to give it to her!

    Along with mineral rights, inquire about timber rights.
    Some states they will sell the timber separately from the land.
    I have seen people buy a beautiful piece of ground, only to have somebody destroy it, cut all the timber and leave all the brush / tops.

    We're bought our 10 acres 30 years ago, so much has changed. Many McMansions are driving the taxes sky high, Costco, Lowes, Home Depot etc. all moved in also. Getting too old to start from scratch again but would like to find something smaller, where the neighbors are far enough away.

    Awesome list - We are older so are on the more picky list due to health. I think internet, water, and forest would be my top choices but hospitals would need to be in range too.

    My brother and I did it found a small piece of land rural has a stream water source, a little forest a little pasture a small home in bad shape but can be worked with, an outbuilding , that was falling in , but put a new roof and windows in it and its shaping up you have always been a great person that we look up to for honest advise thank you

    My husband's #1 non-negotiable was proximity to his folks, so we bought a 9000 sq ft lot with a 1132 sf house on it within walking distance to relatives. Not what I was planning, but we are making it work. Large garden, greenhouse, chickens and meat rabbits. I wanted a much bigger property, but now I am glad we are here. As we age, it won't be overwhelming to take care of things. I can get beef, pork and tree fruits locally. (Amish/farm area)
    We both work at a tiny school 11 minutes from home and are paying double on our tiny mortgage to be debt free (hopefully) by early 2025.

    We have a small property grow as much food as we can and we have chickens. We recently bought an incubator!!! We started even if it's not our ideal perfect place, at least it's something. Thanks for the encouragement 😊

    Water, woodlot, and tillable land ( enough for your needs) were our requirements 25 years ago. It has worked out well.

    Sometimes you need to look for aspects that others dont want. Case in point, i love the idea of rolling hills. Lots of permaculture swales you can set up. I was looking in a flat area where my bud kept saying that was undesirable to most cause they didnt like pools of water and such. To me, thats exactly what i want to take advantage of.

    My husband and I fell in love with this 40 acre piece of ground in the 3 hour tour if it..mbut the necessary work was overwhelming for a 65 and 70 yo couple...$25000 just to deal with the trash...we told the realtor this is just what we want but not so much work!!! She said she would keep looking...I was cooking supper that night...husband yelled...We can do it!! Baffled I walked to him and said what?? He repeated...we can do it..very firmly....what are you talking about?? We can do that property...it will take a while but together we can do it!! We bought it....May 2017..set up kitchen on the back porch...and started inside...outside...tearing up ...rebuilding...changing...etc...we were camping out in this home when he passed April 2018...I stayed and continued...I love our place!!! Many a tear has help grow the grass weeds and trees since that day...if you find a place you love......do not hesitate...go for it!!! I am so glad we did!!!

    First "must have" is definitely a fresh water source. Second would be internet and cell phone signals. Third would be forest, and fourth would be few or no building codes. I could be satisfied with just those four things.

    We appreciate your realistic approach to subjects on both your homestead videos and New 2 Torah. My wife and I just sold our property and are planning our move to the Ozarks in the next few months. I have built 3 homesteads through the years and we have a variety of skills to share with others to form a co-op of others to purchase a property to be subdivided between families and working together to become self sustainable as a group.     If you want to make your son WANT to read, learn his hobbies, and find well written books on the subject. I myself am homeschooled (headed to college in the fall), and probably the best thing I was ever told was "if you can read, you can learn ANYTHING". its true, from research on the internet, to song lyrics, to an Anatomy textbook, you can learn almost anything with enough effort to find the text. I learned tambor, Tunnisian Crochet, and Knitting (after a video explained the basic purl stitch...images suck) by reading. Crochet and sewing a learned in person though. Advanced sewing techniques my mom never learned i found online.
    Edit: thanks (mostly) to reading, I can hold hour long conversations with my mother, talking about anything from artifacts from the middle east (Je-us and His Times by readers digest is pretty cool), to what little we know of viking culture, to Inca, Mayan, and Aztec things, to sandals in egypt, to ancient pottery that was grooved with a comb...and plays like record! Also in that conversation: possible connection between arabs thinking foot soles rude and "shake the dust from tour feet as a testimony against them", and other random, yet connected, things.

    Great video. I would never live where I don’t have access to water. We have a remote recreational cabin and we live there in the summer. We get more water off the roof than we need. This place is a six mile ATV trail from the road. We grow our own food and shoot meat and catch fish.

    Took us 6 years to finally find our land. We too wanted partially wooded land. But we ended up being able to buy more land with a mobile home, well, septic, and electricity, large year round creek and a natural spring because it was logged. We're surrounded by beautiful forest and plan to plant back trees and let it go back to nature. But we realize now totally raw land would have been too much for us to handle at our age. The lord led us in the right direction.

    We bought a few acres of land and we have a neighbor in a back field behind us (they have a small farm, 10-12 acres or so) the first meeting my wife had with lady who lives there was at the fence that divides our property...She proceeded to tell my wife that she owns half our driveway and a portion of our side lot but was kind enough to give us permission to use 'her' driveway to get to our house. Sounds nice except its a complete lie! LOL, she doesn't own it, not an inch. Come to find out our property used to be part of her families land until 40-50 or so years ago when her parents got a divorce and the land was divided into 4 parts. The part we lived on was sold around 10-12 years ago to the people we bought it from (not her family). Our neighbor behind us hassled them every time they tried to do anything near the property line. To include planting flowers, bushes etc... She will NOT be giving me trouble...I have my paperwork. Some people it seems, just love to move boundary lines, what a shock! We would love to be 'good and friendly' neighbors but if need be I will put up an 8-10 foot cattle/garden fence and weave my natural thorny blackberry bushes throughout it. And they grow fast here in NC. .....Nothing like a good fence. ;-) Plus, who doesn't love blackberries?

      Have neighbors doing the same trespassing constantly took fencing down and shoot continually trying to run me off. They don't need to fear me but they better fear God.

      Try a Florida “neighbor” moving to mountain land &building a house within 100ft of your home (been here 25yrs) & deciding that he wants wood stove only heat. Problem, he doesn’t know how to burn & keep a fire going, so utilizes an accelerant (tires, motor oil- used or some type of oil based accelerant) which fills our home at night and chokes my family. He has another home, which he and his wife live in normally, about 30 minutes from this house that he’s building. I don’t want the man to freeze, although it’s been 60-70*F here for 2 weeks and he still burns the wood? I’m beginning to believe we have a real winner next door who only cares for himself and himself alone, regardless of who it hurts. I pray every time the smoke creeps down the slope toward my home 😔 Our gracious Heavenly Father turns the smoke away, but many times the man stirs the fire and adds more accelerant at 2 & 4 in the morning. I’m at a loss and I’m not sure what we will do! My spouse already suffers from COPD and this has really been a torcher for him😢 Please pray for us, we really need it! Thanks everyone & Shalom ❤️

    I wish you can tell my husband this because he always complain about the land being purchase . he finds a problem with all the land we looked at already and years passed by and our friends are happy on their land except us .
    I just saw yesterday a real estate co selling land for $1500 and i think that is a steal but i still want to know why is it so cheap so 😂 lol maybe my husband would be great with that .the important thing is to do all our research first before buying any land but not let everything pass us by. Wish us luck . 😁😁

    A few more, to help determine where to look in the first place: Growing season length; climate; geological, physical & spiritual safety; affordable price; workable ground.
    1) Water's got to be primary for me, and 2) freedom to build -- even to live on the land year round (be sure, covenants can be really wierd). And 3) road access... Land's not gonna do you much good if you can't even get to it.

    So true! We continue molding our property everyday. We have had to be patient for many of the reasons you say. Fortunately we never sold our 9 acres in Missouri while we had other paths that had to be walked. My advice especially to the youngins is just buy a piece of land even if you dont feel like you can homestead it right now.

    one of my concerns was being close to my four kids and 14 grand kids... all except one has followed me and live with in 5 miles. The fourth a son intends to relocate eventually but has brought the kids down for extended stays ever month or two. I you move, they will come...at least in my case 😁

    It took me four years of looking and one year I was driving down a back road and I found it. A beautiful ten acre property full of maple trees on sand and beautiful loam. The closest house is about a mile away. It’s a seasonal road. When we move out there we plan on being there for three months of winter. It will be off grid solar and rain water catchment. That’s the plan. The Survayor comes the first part of April!

    My things
    1. Water, preferably well and surface.
    2. Trees and cleared area.
    3. Remote, few or no neighbours.
    4. Must be over 20 acres.
    I’m not picky, just poor 🤣 can’t afford any land at the moment.

    I have no husband/$$ and (but 2 wonderful children) My family thinks I'm in a cult for follwoing Torah and walking away from the baptist church. I want to leave Babylon. We left Hou 20 yrs this month and our town is so crowded. I guess I could try to sell my home and move in w/my parents until I find some land.

    Watch Mully!!! He turns barren African land into a green lush paradise for his orphans in just a few short years! If African desert drought ridden land can be turned into a green lush oasis then so can any land here in the US!

    Watching Homestead Rescue episodes would be a good idea and then assessing their own skills with tools being realistic. Do some roughing camping as it may be their life at first? If you Caan survive you are spot on, grab a workable location & get ready to work hard the 1st establishing years. Basics in place ya probably won't look back.

    I know about working away from the farm. We are an hour from town and work in town. So an hour each way and an 8 hour work day. 10 hours away each day. Hard to get anything done when your not able to be home.

    16 acres. 50/50 pasture/ old growth hardwood. Pond and sweet water well. 2 natural springs. Small barn and house. I thank God everyday for this blessing. And we have decent weather in SE Texas. We check all the boxes on the list. Just hope no one finds us.

    We have 6.5acres of land in Kentucky that was basically a swamp and it took 5 years and now we have wide open fields with lush grass and grow fruit trews

    We didn’t go with perfect, we went within reasonable budget to pay off in a very short time.
    We have internet on our phone ☑️
    Building codes, we are fine with what we have tick ☑️
    We have 7 acres, enough for goats ☑️
    We have a creek at bottom of property, but dry in summer 😕, we have tanks on every roofing structure ☑️
    We are 30 mins from nearest town ☑️
    Road access ☑️
    We’ve got some small infrastructure, but we’ve built everything raw looking ☑️
    Never thought of mineral rights ❎
    Never thought of a survey of the land ❎
    However all said and done, we prayed for affordability and a caravan on the land and we got it ☑️ 🙏🏼…. we believe YaHovah will provide, and He did🙌🏼

    We moved from Las Vegas to Southern MO to start our homestead. We first considered AZ...but water did play a big role in our decision. We also had a list of things we wanted, however we did cut back on a lot and are very happy now. I think we got 3 things out of the list. Thanks for the video, definitely sharing with friends who are looking. 👍🏻

    22 years making our not-so-perfect place into a liveable Homestead. Hopefully another 50 to go but realistically we'll be dead in another 30 or so.

    🤣...we are stuck in Northern NM ...no water we have to hike to a lake. Its always been our problem. Thats why everyone is leaving southeast. 😁😑 but its where Abba wants us. No doors opened to leave. We've tried.
