Would it be better to buy in an emerging market rather than a smaller market since the market rents would be lower in a smaller market? Also does FHA calculate rents differently than NACA? After researching NACA, I thought they used 75% of rent on the non-owner occupied units, but looks like w/FHA they include 75% rent on all of the units. Was I understanding the NACA calculation wrong or is it truly a different calculation?

I’ve worked for the state of New York for the last 38 yrs as of yesterday 10/5 and I have38 yrs of contributions in the books I’m contemplating taking 10 or 15 k and leveraging it at the local credit union that’s at my job because they usually give you double what ever you deposit see where I’m going with this if I was to deposit 10 or 15 dollars in my credit union account I would get back 20 or 30k to use as a down payment without having to get a first time mortgage loan from the government open my other credit union in the super credit union

you can get a FHA in any state as long as you live in the property you are going to buy for a yr.....
and the FHA loan is called "FHA 203k"....

Naca allows you to buy multi family house
Read the fine print with naca bc I believe you have to keep the loan for the duration but look into it bc I'm not 100% sure

you can't use an FHA to build... But you can use a USDA Loan to build.
