  • In this episode new triple pane windows are installed.There is 11 windows total the small house is 720 square feet and it is 2 bedroom 2 bathroom house. The brand of windows is ply gem.

    Being an old, VERY old HVAC guy I appriciate more than most the triple pane windows, attention to detail in insulating and vapor barrier and sealing. Not only saves money over the long run but increases comfort. The attention to detail makes all the difference. Form AND function equally important. Well done Sir.

    I was surprised about the installer not sealing of the windows with that blue waterproof tape required in most building codes. Also the installer nailed the top of the windows which is usually left unnailed to allow the house to settle and expand from hot and cold days as the windows do not move like the house, you could have broken or cracked windows as a result...I understand Georgia has a pretty wide range of temperatures so it could be a problem.. Sorry to hear about your migraine, you are a real tough guy to be able to still make these videos, i admire your work ethic and commitment.. I really like your channel..

    I’m so glad I found this video. I’ve suffered from hypersensitivity to traffic and airplane noise for decades . Triple pane could help me so much if I could find a supplier in concord, Ca.

      Contact your local home depot or lowes they should be able to order it for you. You just need to speak with some one who knows their department.

    My wife has migraines too here is a recipe she has found that helps get rid of them.
    1tsp ginger powder
    1/4 tsp cayenne pepper powder
    put into glass of juice (not water, pineapple, grape or apple)
    it is a hot drink needs to be sipped
    results may be within 30 minutes.
    Hope this helps I have seen it cure her migraines many times

    I hope you have some way of easing those headaches that actually works...I know what it's like. You are always so upfront with these building costs and the reasoning behind why you do what you do...much appreciated. One simple thing that works for me (providing I'm not nauseous), is to lie down in a quiet, dark room with tiger balm that I use to massage my temples and forehead. It is actually soothing and helps to put you to sleep and when you wake the pain is either reduced or gone. It is not medication, not costly and worth trying.

    I'm sorry you have headaches. I recently had a MRI to find my headaches from sinus issues! Uggh.....
    Like one poster said I've read Magnesium helps too. My niece has migraines as well.. So bad she goes to the ER.

      Did they prescribe you an antibiotic nasal spray? Do they want you to irrigate, like with a netti pot?

      I have sinus issues as well
      - sleep with a fleece beanie. Keeping your head warm when your body temperature drops while asleep makes a difference.
      - Nety Pot
      Boil water let it cool off to slightly warm, add a drop or two of lemon 🍋, drop of apple vinegar and salt. Do it before you sleep.

    Matt Risinger would spend more flashing and air sealing your windows than you spent on the whole house. I like the the “BUILD” show North Georgia version just as good as the overdone Austin TX one. Hope you feel better.

    I don't always comment but I love watching your videos, great job!
    Since I followed you I have managed to link some issues I've had for the last few years to Mirgrains! Instead of a head ache I experience one that effects my balance (Vestibular Migraine). I try and work around it as best as I can, trying to understand the triggers with varied success. I found that completely dropping cows milk has been positive. I switched to Soya Milk a year ago.
    Thanks for putting out this content and even more importantly I feel that you are making a huge impact on showing that housing can be affordable. Unfortunately in the UK (the south) housing is very expensive because of land cost. About $300,000 would be considered a start house where I am.

    Triple pane! And I was so proud of myself when I replaced the single pane windows on my house with double pane. It cost $7000 for 15 windows but they are hurricane rated. It was so worth it, my electricity bill went down.

      I know the feeling...I spent 1300 on air-sealing and insulation and saved almost that much the first year in reduced oil bills. First time I tried to insulate, I just spent hundreds on extra fiberglass. (Useless as something on a something else.) The $500 or so on air sealing was the single best thing I could've done; did that the 2nd time, and my word, what a difference! Slowly but sure, I'm getting this house livable!

      RSAS going from single to double is a huge jump also as I stated in the vid I bet your house got more quiet as well, it's a hidden bonus, so win win for you, and energy savings will be worth it as well.

      @@MigraineCraftsman insulating the sill plate and basement walls should be first. replacing 3-4 windows is on the list. I want to add an attached garage + breezeway, if I can afford it. Saving a few pennies to replace our well; it hasn't given us any trouble in 21 years, nor the first owners for the 15 years they were here. It's been working day in/day out for 36 years...just a matter of time....

    I would still personally tape those windows even with the overhang...
    Obtw, my wife suffers from migraines and has since she was about 13-14 years old. We started going to a chiropractor weekly a couple years ago and her migraines have been reduced significantly both in frequency and severity. She used to get 2-3 migraines a week and they were bad ones. Now she gets maybe 1-2 per month and they aren’t nearly as severe as they used to be. She also hasn’t taken any migraine pills (butalbital) in a couple years either. Some people may say chiropractic is some kind of “quack” science and I used to be one of those people too... but there’s definitely something to it...

      Thank you, I have tried many thing and chiro was one of them unfortunately it didnt do anything for me . As I type this its been raining like crazy over night and I woke up with a headache, I'm just a lost cause.

    I really like the beadboard soffits. I wish I would have done those on my build they look great. I’m surprised you didn’t tape, probably could have taped the sides and top of the windows for $60 or so depending on the tape. Its seems like such big protection for such a small price, but I’m glad you brought it up as im sure you’ll get a bunch of comments about the lack of tape.

    House is looking good. My 2 cents on the application of the window install. They are the achilles heel of any building. Local code is not acceptable, it is usually the lowest accepted standard. Those windows need and deserve to be taped, taped and taped. Ok, I'm done. It's out of my system.
    You found a great window at a great price. I looked for them a year ago when you mentioned them. They are not even offered to us in NC.
    Mighty fine house. Two bed and two bath on one level. Great retirement home.

      Check with home building material stores NC has mountain building supply, builders first source and of course home depot and lowes. You just have to find some one who knows their job and what they have available.

    I HATE when people who make videos beat around the prices and never end up telling you what they actually paid on a project like this. Awesome to see you are showing exactly what you paid for your specific job. Lots of shady stuff out there from general contractors and making videos like this will help a lot of people looking to build a home or a guest house ballpark the prices they should be looking to pay. Btw did you have a video on how much the permit costs/utilities hookups were to begin this project? Not sure if I missed that or not.

    Why do you wrap entire house with plastic film (with Barricade logo on it)?

      To keep moisture off the sheathing and to also allow breathability for moisture to dry and house to breathe (it works both ways)

    Love it all ! All the love and dedication nevertheless the honesty . Came across your videos in searching for cost somewhat an idea for a first home which is God willing coming soon . Would you consider selling blueprints ? We're pretty much doing it on our own if you can say that . We own the land already and there's really not that much restrictions.     You could also get some Zip tape to reflash. Do the sides first and top last of each window with zip tape.HIGHLY RECOMMENDED THIS!!!! Super cheap in the long run. And will be sealed for life

    Hi, thanks for posting the breakdown. Question - were any of the windows custom ordered or are all those sizes available off the shelf. for example, your 30/50 window( 3 ft 0 x 5ft 0), what was the rough opening for that window? how much bigger is the rough opening vs the nominal window size? thanks

      Hey O
      All sizes where standard off the shelf but since my windows where triple pane I did have to special order them. If you build a house getting off the shelf sizes is always a good idea if you need to replace a window in the future.
      The rough opening is exactly 3 feet by 5 feet for a 30/50 but the actual window is half inch smaller all around usually, different brands might be different but in the same neighborhood.

    I think u can build shells for homes n ship them to states even the nearby states n leave buyer to do the interior..
    Similiar to the shed to home concept but u will call it the small home shells u will bless a wider amt of ppl with a faster turn around

      Sit down with someone in the window department that has been there a while. New person will not know this since this is a fax in CUSTOM order, (its not in their system) they work with a sales rep for that region that handles ply gem for home depot.
      That is construction in a nut shell lots of people only know to sell whats in the system and dont know what else is available. I deal with that all the time where people tell me they CANT and I know they CAN they just dont know, fun times.

    Videos are terrific! We spend some time each year in the Asheville, NC area. Really like that part of the country. Have you considered purchasing 5 - 10 acres and building a community? I could be VERY interested in a possible purchase. We currently live in an RV. Sold our 1400 sq ft condo 13 years ago. Been living in less than 400 sq ft ever since and loving it. 448 sq ft would work wonderfully for us.

      I would absolutelly love to do that but my check book is not there yet.
      I would make the point for my community for all homes to be less then a 1000 square feet and no association fees.

    Wonderful. Can you talk about matching size of the house with raw materials? For example, using 4 x 8 plywood (osb) so try to have external walls using whole sheets, no waste?
    One more question, is there a cheaper way to buy stuff? Seems like you could buy at the wholesale level? Love the channel, love what you do and hope you feel better

      The best way to buy is in bulk. Home depot, Lowes ad many many other places give you very nice discounts if you buy more then just a couple of items. When you build a house you can get bulk pricing on everything pretty much you just have to store it somewhere.
      Also if you have a big order you can save some cash on top of bulk pricing, it pays to put couple orders together to get better BULK BULK pricing lol.

    I know you have triple pane, but how is the rest of the window frame built? insulated? is there a wood sub-straight in it that could still rot out? I have been looking at windows lately, many look like junk. Any of them that appear to be able to last and be weather tight become $2k per window installed.... makes me turn green getting these quotes!

      Get all vinyl windows and nothing rots. If you go to home depot, lowes, menards you can get pretty decent windows and they should cost pretty much what I showed.
      I personally do not like wood windows(pretty to look at) but over time they act funny dont want to close or open and they are wood after all.
      As I talked about to make sure your windows last, overhangs and gutters right over the windows help tremendously. Once I wrap my windows with 1x4 trim they also never leak, never had any warranty work or issues.
      Window install is a different beast two story house big windows etc etc it can get pricey, plus very little people want to do manual labor now a days so everything is getting more LABOR expensive.

    Have you heard about MCS (Multiple Chemical Sensitivity)? Would you consider relocating to a desert location for a few years to build a community of small homes for people that have this condition?

    Love your videos! Think not putting windows in the living room gables is a HUGE mistake, for sure. The added light and sun exposure would totally enhance the feeling of the living room and entrance. Your triple pain windows would be perfect. Really wouldn't be bad expense.

    I’m so sorry you’re not feeling well bc of a migraine..I too suffer from migraines ( I cannot function normally when I get them) for 25 years that I can’t get rid of with over the counter meds. I take sumatriptan succ 100 mgs (prescribed) with 3 200 mgs of ibuprofen combined as soon as I feel it coming on and it knocks it out. Maybe that will help you 🙂

      about 20 for me here, I try to keep away from big meds so I usually take over the counter stuff to knock it down some and they I just live with it.
      When I get a bad one I sometimes think one of my saws could solve the issue but then.......

    It's turning out well for an affordable home. What type of an income would this home be for? Someone who only makes 19 - 20K a year?

      I try to keep my homes somewhere within 500 to 600 monthly mortgage payment. This one for example with 20 % down would be about $511 a month. With no money down that would be in $600 range plus the bank PMI (private mortgage insurance)

    I wanna guess they cut the vinyl soffit into short sections so it doesnt sag over time. Overlap gives strength etc...

      Correct, those are vey light and easy to clean, once you nail them no worries love that product.

    Love your homes however I would have spent the extra 50-100 dollars to have taped the flanges on the windows. My framers did not want to deal with it so I ended up doing the install myself.

      Thought about it many times, but dont see myself doing it anytime soon. I also like cocrete domes to give you an idea where my head is at, kind of like a martian village.

      Get a good agent they can help with that, I also like the website called Landwatch, easy to navigate and you can easily search the whole us and even some foreign countries.

    Thank you for explaining the tempered glass windows, was wondering why the 2 x 40/40 (T) cost more than the 3 x 40/40. Prices on the triple panes are not too bad, definitely worth the upgrade. Got a question about the vented soffits, I noticed that there are no screening behind them. Do you think putting bug screening behind the soffits would help prevent bugs from getting inside the soffits and attic? Sorry to hear about the migraine, hope you get better soon.

      You can put screens there after soffit install but here in our area we dont have bug issues like that. There are some places that would require it for sure, I watched a show on building in Alaska the the bugs wanted to eat the people alive. (swarms of them)

      RUclips is a great learning tool, so is the public library they have tons of books to look through and read. And as always spend a 100 bucks at home depot buy some lumber and a hammer/nails and practice. (I've done just that when I started, I was making crazy things in my garage)

      Thank you, another subscriber recommended the diet route as well. With me I have many triggers one is rain, when it rains there is a good chance I will get a headache.

      @@MigraineCraftsman Yes, the low pressure of rain coming brings on migraines. Some friends who suffer with this watch for these weather changes and take medication before it becomes a full blown migraine. Most have had good success with this. I wish you well with this struggle.
