To all: As Americans - Almost 9 years ago, we obtained a Malaysia MM2H and purchased a condo in Johor in The Astaka. This was our "Plan-B". We lived about 4 Months of the year in Johor. Singapore is like Disneyland with a D-êα-th penalty - fun the first 30 times you go there. When our family/Friends visit, we just pay for a Singaporean hotel the first few days. The issue is that Malaysia may CHANGE their promises with respect to MM2H. We were promised a 10-year renewal, but the government changed, and they initially wanted $10K to renew for just 5 years. And all of the property values went down, so we couldn't even sell. At the end of the day, they acquiesced to no extra $$$ for the renewal. Just know, that there are no guarantees!
That is the risk for foreigners buying property in Malaysia. Policy flipflops are not uncommon or infrequent. The MM2H programme has already been changed significantly a few times in the last few years to cater to high personal net worth individuals. The Malaysian government also flipflopped on the KL-SG high speed rail project, the VEP, etc. Forest City was 70% sold to PRC nationals but when Mahathir became PM again in 2018, he suddenly announced that Forest City could not be sold to foreigners, and that buying a unit did not guarantee a right of residence. Imagine if you had bought a unit there?! That’s why, on top of COVID, Forest City was dead for the last few years. Foreigners were spooked by the sudden change in policy. Bargain prices are very tempting, but definitely come with higher risk. That’s why most Singaporeans don’t buy property in Malaysia even though it’s right next door and way cheaper than property in SG. “Disneyland with the death penalty” with its unexcitingly clear, stable laws and policies definitely has its advantages. 😂We locals know that Malaysian properties are easy to buy but harder to sell, because there may be restrictions eg on who you can sell to, and how long you must hold the property for etc. Don’t buy unless you have done your homework, and decided you have deep enough pockets to stomach the risks and uncertainty, and go in with your eyes wide open, and not in ignorant euphoria.

Foreigners cannot buy a low cost house or a bumi lot. So it's not related to international lot units.

It is built on reclaimed land. By that is not a problem because Singapore do it all the time. But different chef uses different recipes. Singapore usually has higher standards, doesn't mean Malaysian is bad but you need to research it thorough. I had saw somewhere that claimed land needs time to settle and stabilised but the forest city was built earlier than the usual time frame by few years if I'm not mistaken. But that's many years ago and the land should already stabilised for a long time by now. Also forest city have been visited throughout the years, many immigrants workers go there during their free time and i never heard anything about the land or building destabilising. But still try to get some geographical expertise on this.

Nuthin wrong with the city itself. It went south due to a combination of direction from local politics and covid. Now that the local political scene has changed it can certainly quickly change the fortune of forest city.
The problem with this place is most of the owners of the condos are not local. When you don't have majority of locals staying there, there will not be any live there. Unless major owners are locals, otherwise, it will remain as forest not city. Also it is too far away from JB city centre
If I were to accept the call to live there and had the money to buy an expensive condo or penthouse, I sure would not be happy about moving to a country and have my visa running out after 10 years. Unless I can be reasonably sure that I don't live longer than that. (And if you can simply renew after 10 years - why make it time-limited in the first place? I don't want to have to worry for 10 years that if anything goes wrong or laws change that I can be forced to move out of my bought home)

Singapore usually has higher standards, doesn't mean Malaysian is bad but you need to research it thorough. I had saw somewhere that claimed land needs time to settle and stabilised but the forest city was built earlier than the usual time frame by few years if I'm not mistaken. But that's many years ago and the land should already stabilised for a long time by now. Also forest city have been visited throughout the years, many immigrants workers go there during their free time and i never heard anything about the land or building destabilising. But still try to get some geographical expertise on this.

Unless this is addressed-specifically, changing the majority of property owners to locals-Forest City will not have a chance to survive, and the likelihood of the majority of foreign-owned properties incurring significant losses (as no locals are willing to purchase) is very slim. Nothing, not even the Special Financial Zone scheme, will help at all because the fundamental problem remains unresolved.
Nuthin wrong with the city itself. It went south due to a combination of direction from local politics and covid. Now that the local political scene has changed it can certainly quickly change the fortune of forest city.
The problem with this place is most of the owners of the condos are not local. When you don't have majority of locals staying there, there will not be any live there. Unless major owners are locals, otherwise, it will remain as forest not city. Also it is too far away from JB city centre
Why has not Singaporeans take advantage of Forest City, it has gone too long time already?

If I were to accept the call to live there and had the money to buy an expensive condo or penthouse, I sure would not be happy about moving to a country and have my visa running out after 10 years. Unless I can be reasonably sure that I don't live longer than that. (And if you can simply renew after 10 years - why make it time-limited in the first place? I don't want to have to worry for 10 years that if anything goes wrong or laws change that I can be forced to move out of my bought home)
