    Purchased it in 2022 just after Covid for only USD60k. It feels like living in a hotel. The only disappointment..there are no shops opened and it’s quite far from the city. I live in Bt Pahat though. I use it as my weekend home if I have business in JB

    Luxurious. I like the first one. The forest city is like Penang, but next door to Singapore. 😃. Can commute daily to work in Singapore.

      But the person can’t commute daily for work to Singapore if you are foreigner unless the person holds some sort of long term visit pass in Malaysia .

    To all: As Americans - Almost 9 years ago, we obtained a Malaysia MM2H and purchased a condo in Johor in The Astaka. This was our "Plan-B".
    We lived about 4 Months of the year in Johor. Singapore is like Disneyland with a D-êα-th penalty - fun the first 30 times you go there. When our family/Friends visit, we just pay for a Singaporean hotel the first few days. The issue is that Malaysia may CHANGE their promises with respect to MM2H. We were promised a 10-year renewal, but the government changed, and they initially wanted $10K to renew for just 5 years. And all of the property values went down, so we couldn't even sell. At the end of the day, they acquiesced to no extra $$$ for the renewal.
    Just know, that there are no guarantees!

      That is the risk for foreigners buying property in Malaysia. Policy flipflops are not uncommon or infrequent. The MM2H programme has already been changed significantly a few times in the last few years to cater to high personal net worth individuals. The Malaysian government also flipflopped on the KL-SG high speed rail project, the VEP, etc. Forest City was 70% sold to PRC nationals but when Mahathir became PM again in 2018, he suddenly announced that Forest City could not be sold to foreigners, and that buying a unit did not guarantee a right of residence. Imagine if you had bought a unit there?! That’s why, on top of COVID, Forest City was dead for the last few years. Foreigners were spooked by the sudden change in policy. Bargain prices are very tempting, but definitely come with higher risk. That’s why most Singaporeans don’t buy property in Malaysia even though it’s right next door and way cheaper than property in SG. “Disneyland with the death penalty” with its unexcitingly clear, stable laws and policies definitely has its advantages. 😂We locals know that Malaysian properties are easy to buy but harder to sell, because there may be restrictions eg on who you can sell to, and how long you must hold the property for etc. Don’t buy unless you have done your homework, and decided you have deep enough pockets to stomach the risks and uncertainty, and go in with your eyes wide open, and not in ignorant euphoria.

      ​@@anchored555 According to data, Malaysia was one of the most popular country for Singaporean property buyers. If you are a foreign property investor in Malaysia, you will definitely know there are no restrictions on who or when you can sell. The restrictions for sale only apply to developers; while the restrictions of duration to sell only apply to low cost houses where the purpose to build was to assist the poor local family. Foreigners cannot buy a low cost house or a bumi lot. So it's not related to international lot units.

    the CIA was stirring up shit with that project.. because it was a Chinese project.. it started of very well.. due to the promise the highspeed rail link will be completed on time which was the original selling point.. but when it was cancel.. it all went down hill.. plus various other reasons.. i.e. some youtube were paid to badmouth the project.. unfortunately it took hold.. hench the set back.. but the high-speed rail link to KL will be brought back to live very soon.. and the Singapore MRT link will be complete by end of 2025.. the current price is a bargain.. the planned highspeed rail will only take 90 minute from Johore city centre to KL city centre..

Jika bank bg sya loan compom sya beli encik. Sya bole duduk atau sewakn atau jdikn pelaburan. Sya biasa pergi FC dan ia sangat menarik. Katanya ini baharu fasa 1. This is due to property recession in China and CCCP (forest city developer)going bust with their project in China.this project failed because they catered specifically for buyer from china, just look at the every city signage is in Mandarin.

    Thank you for your video. I went to Forest City today with a friend from London. It’s a really nice place and he decided to buy an apartment there and apply for MM2H. Friendly staff and everything is done efficiently.

    When you get older , you want to live nerby cemetary , when the comminity there gathering and together play for jenazah and give you the doa . In that sense , melaka is definitely a much better place . You might not feel it now as , you couldnt care much about the people now . But you will .

    They're trying to badmouth this place so prices would drop. Smart investors buy them but don't occupy the units, that's why they look empty/ghostly. In a few years, it will be bustling and prices will go up.

      True . MALAYSIA' s citizenship is not for sale nor given easily. BUt you can apply for long term stay visa or permanent resident status.

    This project was entirely for mainland Chinese and the appeal was the long term visa .
    But if I recall a change of government was not so friendly towards the idea of all the Chinese investors and got rid of the long term visa .
    That would have killed the project as it was all Chinese.
    It does sound if you could get a 10 year visa for Malaysia and a condo at a good price this could eventually get built as planned
    Hopefully they are successful it is such a waste considering the investment so far

I thought the benefit of the 'special economic zone' visa is the cheap price to get a 10 year visa, but its the same?

    Just curious. What is the difference between SEZ & SFZ MM2H requirements. SEZ seems to include most of JB whereas SFZ seems to be limited to Forest City.

    Sister before you buy a property in forest city research in depth about it first….it’s one of the biggest property failure in Malaysia. The government is putting effort to revive it. Hopefully it will really turn around.

      I like the beach front the big public park. I was there 2 days ago with 10 Indonesians ( 3 MPV) we had a picnic 8-1.30pm. B4 the rain in late afternoon. It's nice & we can bring home cook food. This morning we sent them all back to Batam.

    What waterfront? You can't swim in the polluted water of the straits. Just look at the water and compare with that in Desaru.
    My suggestion: Rent an apartment for a while, then decide if you want to live there

    The place that 80% of Malaysians couldn't afford. Build for China Mainlanders at first, look at the road sign. It's all in Chinese. Now, the Chinese government has put a restriction on owning foreign properties because they also have unsold property problems.

      It is built on reclaimed land. By that is not a problem because Singapore do it all the time. But different chef uses different recipes. Singapore usually has higher standards, doesn't mean Malaysian is bad but you need to research it thorough. I had saw somewhere that claimed land needs time to settle and stabilised but the forest city was built earlier than the usual time frame by few years if I'm not mistaken. But that's many years ago and the land should already stabilised for a long time by now. Also forest city have been visited throughout the years, many immigrants workers go there during their free time and i never heard anything about the land or building destabilising. But still try to get some geographical expertise on this.

    When new developments are predominantly acquired by foreign buyers rather than local residents, cities risk entering a death cycle characterized by economic displacement, social fragmentation, misaligned urban planning, and long-term decline. Country Garden is misaligned in terms of its development goals; urban planning initiatives may become skewed towards attracting foreign investment rather than addressing the needs of local residents. This can result in developments that prioritize luxury living over affordable housing or essential services.
    As local populations dwindle and economic activity shifts away from community-focused businesses, cities may experience a decline in overall economic vitality. This can create a vicious cycle where declining services lead to further population loss and reduced investment. This is the main problem with Forest City. Unless this is addressed-specifically, changing the majority of property owners to locals-Forest City will not have a chance to survive, and the likelihood of the majority of foreign-owned properties incurring significant losses (as no locals are willing to purchase) is very slim. Nothing, not even the Special Financial Zone scheme, will help at all because the fundamental problem remains unresolved.

    Nuthin wrong with the city itself. It went south due to a combination of direction from local politics and covid. Now that the local political scene has changed it can certainly quickly change the fortune of forest city.

    The problem with this place is most of the owners of the condos are not local. When you don't have majority of locals staying there, there will not be any live there. Unless major owners are locals, otherwise, it will remain as forest not city. Also it is too far away from JB city centre

    If I were to accept the call to live there and had the money to buy an expensive condo or penthouse, I sure would not be happy about moving to a country and have my visa running out after 10 years. Unless I can be reasonably sure that I don't live longer than that. (And if you can simply renew after 10 years - why make it time-limited in the first place? I don't want to have to worry for 10 years that if anything goes wrong or laws change that I can be forced to move out of my bought home)
