Great video I've only just found this channel and have subscribed. Can't wait to see how this project gets on. I was wondering do you guys work with an architect to plan it all out first? If so, do you need all the plans for the finished project in place before trying to get planning permission?
Hi ellis, thanks for subscribing Yes this is a commercial building i will do a video on bom i structured this But for now to assist We get an offer subject to planning But pre offer or viewing i estimate quickly how many flats or rooms i can get in Then once seen the site we put the offer in Then get the architect involved to do his magic I call it creating the squares You dont need to show like a 3d render of finished article You do need to show a architects plan so the planners can look over it and advise and guide with there feedback on the scheme Hope this helps Stay tuned for more updates

great question and yes we always expect this as a potential on any commercial hmos, as you can imagine its very easy once planning passed and bco sign off it would be alot better if every hmo got banded in uk as be a level plain field but its not this will be a student hmos and for now students are zero on council tax but yes great point the rear 4 flats again will be banded and the tenants will pay own bills in them hope this helps
@@PegasusDevelopments Would you only consider large HMOs suitable for students? Alternatively, contract the tenant to pay for council tax? Do you think the VOA will apply business rates to HMOs in the future?
@@amardeepdhillon479 another great question i may do some videos on these thanks yes in our contracts via my letting agency as i set up my own it states all bills including unless council tax is changed to single banding ( something around them lines) so the tenants becomes liable at this point, this issue you will have though is, lets say mine is 450pcm and next doors is 450 pcm but mine is banded theres isnt or wise versa, a good chance you will lose the tenants another option, rent to a charity if they want something of the size, rent to students, another option maybe create 4 bed flats with double communal room so only get 1 band per flat then c3 to c4 under pd as hmo lastly just stay at 4s and no need for a licence if you thinking of hmos and maybe your first a good chance wont geta commercial mortgage, always ask your broker for a heads up on terms you can achieve first hope this helps thanks for all the questions i may start doing a live ask me anything with subscribers and record via yt or zoom what your think ?
