    In this video, I explain what commercial zoning is and why it's an important part of the acquisition process.
    Commercial zoning are laws that control the types of activities that can occur in a particular area as it pertains to business use.
    Zoning laws are different depending on which jurisdiction you find yourself in.
    For example, in Jefferson County (Louisville, KY), C2 zoning can house auto dealers & mechanics while C1 zoning is designated for general retail and restaurants.
    Typically, cities have graduated zoning areas, meaning that residential properties will be located next to general retail/office which will be located next to heavier business uses (i.e. mechanics, industrial etc.).
    This helps limit the effects that these uses (i.e. disruption and noise) have on those who live in an area.
    If a property is not properly zoned, you may have to go through the rezoning process.
    The process typically involves a zoning attorney & engineer and can take anywhere from a few months to several years and many thousands of dollars depending on how contentious the rezoning is.
    Prior to going through the process, speak with your rezoning attorney, commercial real estate agent, and potentially some of the neighbors regarding your desire to change the zoning.

    How do I find out what kind of zo ing is the place I Want to rent

      Hey Jose! It depends on what municipality you’re in. In my local market (Louisville, KY) our county has a website called “Lojic” that has all this information readily available. I would contact someone at your local planning commission and/or records office to inquire about where you can find this information. Hope this helps.

    What is a residential house is on C-1 zoned land 2.22 acres can I build, have animals etc

      That's a great question. It all depends on where you're located. Each municipality has its own "Land Development Code". This document contains what can and can't be operated on-site based on a property's zoning. I would do a quick search online for your municipality's land development document and review it to see what you're able to do. Also, it doesn't hurt to call down to your local government "Planning & Design" office to see if someone there can point you in the right direction. Hope this helps.

    What if our county changed our residence to commercial zoning in California

      That does occur sometimes. It shouldn’t restrict you from living there or selling the property as a home in the future. If anything, it will just expand the uses that can occur on site. However, ir really just depends on what the highest and best use is for the property. If it’s best used as a residence, then it’s probably best to keep it that way.
