    The killer must have been in that house before. It seems that they would have committed these murders in just a few minutes at most. Thanks Gray for all your work on this tragic case.

      The killer had an 8 hour window. He/she had plenty of time to kill those 4 people. The killings took place between 3-4, and wasn't reported until noon the next day.

      I tend to agree. Not necessarily as an acquaintance, like at a party, but through stalking, such as while they slept at night or when they weren’t home. A lot depends on his motivation, which we don’t know.

      The killer could have gone online and seen the floor plan of the house and where bedrooms are located on realtor site. That wouldn't explain who was in them though.

    Seeing this the person must have been familiar with the layout, I've been following the case for a month and get lost here. A stranger who'd never been to the house would have no reason to wander into E/X's bedroom

    DM did not say that the person she saw had a headlamp on, just a mask.
    If he didn't have a light, that supports even more so that he really knew that house. The knife sheath was left in Madison's room, so that's most likely where he started.

    This is an interesting and informative rendering. I realize it was done at least a month ago--so it does not explain how D.M. witnessed the "suspect" leaving the house. Would be interesting if that could be incorporated into what has already been created.

    9:05 is moment in question. Did he see DM as he passed by this doorway? Is it possible the lighting there would have hidden her frozen stance in the shadows is my question or did he see her and willfully walk away?
    3 passes by DM's room: 8:20, 8:42, and 9:05.

      mostly likely he did NOT see her while getting out of the house ASAP, he had tunnel vision and prolly looking down..im sure if he seen her, she'd be dead!

    Nicely done Gray.
    I personally believe the killer used headlamp so maybe that was perfect.
    Here’s my theory after watching your animation:
    I really got the sense that the killer’s original plan was to only for for one or both of the girls on the top floor..but upon coming back down..he heard Ethan waking and possibly getting ready to come out to check. After killing Ethan and Xana…killer already spend more time inside than he’d planned and decided to high tail out.
    This is why the two roommates weren’t harmed.

      If killer’s original plan was to kill only 3rd floor and he only killed 2nd floor to eliminate witnesses then why do you say he left because he’d spent too much time there? Following your theory, wouldn’t he have left after killing 2nd floor because he never intended to kill them?

      I don’t think he necessarily needed any light or night vision goggles. (Although he may have-we can’t possibly know.) Eyes adjust well to darkness, mine do anyway. I suspect the killer was in the house previously, not as an acquaintance or party-goer, but as a stalker. He may have gone in either when they were gone or while they were sleeping. During his reconnaissance mission or dry run, he would’ve learned the floor plan and the night time lighting situation (night lights, moonlight, no light, etc.).

    What baffles me is ---- if xana was aware of a "lock" issue we can assume her door was locked so how did guy breach the lock? Unless ethan heard a noise from upstairs and went to check. Nice work Gray.

      My thought is that the lock would be used when there were strangers known to be in the house e.g. parties. She probably did not use it when it was thought that the only people in house were those she lived with and trusted.

    For sure the two surviving girls heard more than stated...especially seeing the bedroom directly below Xana's..great work..first time I've gotten the full lay out of the house.

      the room below heard the "thump" noise which was probably(horrible to say) xana falling onto the floor, but I bet he didnt know Ethan was staying the night, he thought there were ALL girls in the house because he had been watching them since June 22nd.

    Wow fascinating... interesting in 1st person view.
    I noticed how on approach of Maddy & Xanas rooms both times he encountered 2 doors on approach (one being bathroom & one being bedroom). He either opened lots of doors or knew his path.
    And the room Dylan was in, even if she had for cracked I think it's likely he saw someone before exiting. So many times he passes her door.
    Did this model have the step down from hallway outside Dylans door to the sunken living area (one step down apparently)?

    This particular case has me obsessed, because I don't understand anything. Even if we have an affidavit with updated information, I find it really WEIRD.
    Suppose the killer is Bryan, how could he kill two people at once by himself? I mean, a stabbing gives the victim time to scream and alert others, not to mention that while the killer was concentrating on one victim, the other could have struggled or tried to escape. Yet he was able to kill two people at once without the possibility of alerting others, it's incredible.
    Then there is the fact that he committed 4 murders in a short time frame (4:00 am - 4:25 am). This is especially important because stabbing so many people in a house that you are supposedly unaware of in that time frame shouldn't be possible. Bryan had to know the house to know exactly where to go and not waste time looking for them, and it is assumed that he is a person disconnected from the lives of the victims.
    Despite everything, there is evidence that incriminates him, and even so, I cannot understand how all this was possible.

    The bedroom below Xana’s room was Dylan’s but she was staying in the room on the far left of the second floor that night ( closed door to the left of the stairs near kitchen). She opened her door to sounds of when Kaylea and Maddie were being attacked (she thought it was Kaylea playing with her dog) once more when she heard crying from the second floor and a man’s voice, and again after a loud thud from Xana’s room. The last time she opened her bedroom door the killer was walking directly towards her and out the sliding door, which is confirmed by footprints left by the killer outside her door and the slider.
    It is assumed He probably did not see her as it was dark and she only had her door cracked open and he was probably rushing out due to confirmed dog barking at this point.
    Based on Dylan’s statements and confirmed evidence inside the house, this is the most probable scenario of what happened.
    It is possible he did not intend to see Xana or Ethan but they had received a door dash delivery and may have run into one of them causing him to consider them witnesses. This is unconfirmed and he may still have just had one or both of them as targets all along.
    This is all based on other detailed videos I have watched so if you know something different or any updates, feel free to share. Just trying to give an updated look.

      The affidavit doesn't say DM heard a thud from Xana's room, rather it says a thud and a dog barking were captured by a recording device from the house closest to Xana's room.

      @@joralemonvirgincreche If a camera from 50ft away picked it up through the outside of the house, I think it’s safe to assume that Dylan heard it as well and would be what caused her to open her door for the third time.

      @@TopCh3d But if DM told the police she heard a thud and a dog barking, why wouldn't the affidavit state that? Instead the affidavit states: "D.M. stated she opened her door for the third time after she heard the crying and saw a figure clad in black...."
      Witnesses at the same event see and hear differing things all the time. It's entirely possible DM didn't hear the dog barking and didn't hear a thud. We just don't know at this point.

      Crazy that her changing from 1st floor bedroom, to the 2nd floor bedroom, could have gotten her killed if the killer noticed her peaking out. My theory is killer planned to kill the girl on level 3, got to her room & realised her friend was in the bed with her & had to kill her as well. Then on his way out, crossed paths with one of the 2nd floor couple & had to kill them & their partner, because they were witnesses. Dont think the killer had any intention of checking any other bedrooms except for the 3rd floor girls room.

    But according to the released affidavit DM was also on the second floor in another room and saw the killer leave through the sliding doors.. being on the same floor she heard stifled noises and thuds

    I agree they most likely came in through the back sliding glass door. I don't believe the front door was open like recently said (I think young locals are looking for attention) but I think it's important to note that Xana room door is not visible coming in from the Back. And if they went out the front, is it bc Xana room was last(closest to the front door)? If they didn't go in or out the front door, why even go to Xana room? If they did go in or out the front door, that explains how Xana room was seen but why pass the stairs, go to Xana room and back to the stairs? Why pass both the 1st floor rooms that are closet to the front door? Steve G said why go up the stairs and we assumed Maddi and Kaylee's room on the 3rd floor, but WHY did they go to Xana and Ethan's room? There's an entire wall behind the kitchen hiding Xana room door and the stairs and the front door.

      I thought so, too. I’ll go further to assert that the two at the food truck were being watched. My guess is that the students’ _House_ was the target of a ‘revenge’ robbery of sorts.

      I don't think the killer would have waited in the house for two reasons: the dog would have given him away and the other roommates were back in the house by 1:00 so he would have been there before them even.

Possibly hiding in the bedroom of his intended victim and maybe the others were harmed by wrong place at the wrong time. It’s possible he could have broken in and hidden without some roommates noticing. Living in a house full of people , I’m sure your brain is trained to not pay attention to all the back ground noise.

    I saw an ad on Zillow when the house was for sale, a few yrs ago, saying it was recently remolded & had hard floors thru out, no carpet, if that was still the case, then the roommate below Xanas room definitely would have heard something, as there was nothing to muffle the sounds & we know Xana fought & had defensive wounds. I think Ethan might have woken up by the noise upstairs, went to investigate, ran into the killer as he was leaving & that led to the deaths of him & Xana

    And it is not "normal" to bypass a potential "witness" to get to another individual or two. The possibilities for getting TRAPPED are too high. Sure committing these crimes isn't normal, but even psycho's don't WANT to get caught.

    Really good vid. I also wonder how Bethany who had the room below Xana's didn't hear anything. New information that Ethan was awake when killed and in the hall/doorway when attacked. Xana was also awake. This presents MANY more questions than answers on a few of the elements in this crime.

    I think the military clears buildings floor by floor, so I’d assume if it was someone with military interest or a military background, they would have taken out the floor they entered on first and then proceeded upstairs

    It looks like BK had been there before (I doubt he could've navigated in the dark so quickly and easily with blueprints alone).
    I also didn't know DM's room was so close/BF's room was directly below. With Xana awake and the survivors THAT close, all one heard was a thud and some crying? (When a neighbor and a ring camera picked up a scream?)
    One thing: the video doesn't really address the wide-open front door - how does that factor in?

    Great work making this animation Gray!! It makes you feel like your there. Either the killer came in while everyone was gone and was able to have time to learn who’s room was who’s and got the lay out of the house. He then could have hidden in house until there was no noise knowing they went to sleep , then committing this horrendous crime.
    Or he was someone who had been in house before and knew the layout well already .

    Wouldn't it have been possible for the killer to have come in and waited in the spare bedroom on the second floor until everyone was home and in bed? If he were there he might have heard that the 2 girls were in the bedroom above him. That room has the window with the cinderblock under it. Or he might have come in the slider or even the first floor door which had a code that a lot of people knew. However it happened it had to be someone familiar with the house.

    Nice work but to make the claim that the downstairs roommate must have heard something is pure conjecture. The first level was originally an unheated basement, so the floor above it would have been well insulated. No one knows how much noise was made. Not much as screaming would have woken up Ethan and Xana. That's one of the drawbacks of just creating 3D spaces in Maya with no knowledge of the building materials or codes.

    I think, possibly, he killed Kaylee and Maddie and was about to exit through the kitchen slider when Xana (or Ethan) entered, or almost entered, the kitchen and instinctively ran back to their bedroom upon seeing the intruder. There may have been a brief struggle near kitchen before they ended up in the bedroom where Ethan and Xana were quickly murdered. The killer then exited through the slider

    yeah maybe only one girl was the target, but KG and MM were in one bedroom they were both killed. the couple were killed when the killer probably heard them waking up and might immidiately call 911 or chase him out of the house, triggering a manhunt which would foil his plan of covert escape. the longer police discover the crime means more time ror him to cover his trail. which what made the 8-hrs gap before the 911 call made no sense.

    I'm thinking this person's original plan was to systematically murder everyone in the house, working his way from top floor down, but he didn't know the bf of one of the girls was there, and maybe the bf tried fighting back so it spooked him and they abandoned the plan to murder the roommates from the first floor. Just seems so random that they would murder that many people from one house if they were simply targeting one main person.

      If that were the case, how did the camera (the same one that picked up the thud, the whimpering and the dog barking) not hear any loud yelling or screaming? Im not saying your wrong or anything like that bc we both dont know. I just have a hard time believing ethan was fully awake. I wonder if xana seen the sliding door open, xana tried waking him up by saying “someones here” and she finally partially got him awake and he said “its okay, im going to help you” meaning her go check and close the door and he got up half asleep and the killer struck. But why would he be found on the bed unless he was in the bed when he was murdered. None of it makes to much sense honestly

    Nice work, thank you. This gives me an entirely new theory on Ethan & Xana. After the monster savagely murdered the 2 girls, his adrenaline would have been through the roof. Its very likely that running down the stairs in his adreniline fuled frenzy was noisy as hell (ie;smashing into walls on the turns) and woke up Ethan who then opened his Xana's door. The rush of flying down the stairs caused the monster to overshoot the kitchen & see Ethan. Then, still in his enraged blood frenzy attacked him, perhaps Eathan was backing into the room and died on the bed ("All the victims were found in bed"). Xana would have been wide awake ("one had defensive wounds").
    The amount of blood must have been beyond belief, including on the killer. Is the white Hyundia the monster's transport? If so, it is virtuall impossible to remove all traces of blood.
    This evil human MUST be caught.

    In the le diagram that shows where the crime scene photos were taken there was only one photo taken of the smaller upstairs room-- taken from the hallway, and 3 photos taken in the larger upstairs room. Kaylee had already moved out, it makes sense that madison would move to the larger room and the 2 were sleeping in the larger room together.

    9:30 this is the door to the room to DM!, the video doesn't mention that lol..thats one of the key rooms to this murder!, so when bryan leaves the house, he quickly turns right and hurries out the side patio door, hence he(tunnel vision and prolly looking down)prolly doesn't even see DM looking at him at her door

    They definitely knew the house. My theory is they went upstairs first, and woke E&X up, I think Ethan went to investigate and was unalived, and then Xana. Remember Kaylees dad said there was quite a battle. That indicates they were woken up and had time to try to defend themselves thus the defensive wounds. It also could be why the downstairs roomies thought nothing of the noises if they were not all exactly in the bedroom.

    Wow spectacular to be able to engage with this rendering. The striking point is that in the dark the killer wo a cell had to have know this property inside out . Likely a headlight was used in order to be efficient & exit wo detection. You are right the surviving people know more than is being told to the public -

    I think that Ethan and Xana we're in the kitchen and the killer attacked Ethan in the kitchen and Xana ran back to her bedroom to escape him and was followed and killed there. Then he went upstairs and killed Madison and Kaylee.

    Killer might be waiting for them in the empty room in the second floor, and then went to 3rd floor and went down 2nd, after that ran out the sliding door or the front door as neighbors saw it wide-opened at 8:30 am… however I am not sure why the surviving roommates slept thru 11:55 am. It was under 28 degree in the morning on 13th, so it would be getting colder inside…

    Dylan, one of the surviving roommates, room is on the second floor NOT the first floor. The other surviving roommates room is directly under Xana. Dylan room is the second room on the second floor. The other room on the first floor is used as a storage/random junk room. Dylan's room was walked by 3-4 times by the killer. Her room is also the one where the screen is out on the outside.
    She knows more and heard if not seen something. The surviving roommates need to be questioned Alot more.
