If the house you’re buying is in an HOA then you have to agree to be a part of it to move forward. There are definitely a good amount of homes in Vegas that aren’t in an HOA even though most are these days

Spec homes have become increasingly attractive, and the contract to close time is a lot more manageable. Which builders have you checked out?

Do you have to be part of an HOA? Can you refuse to be part of one or will they refuse to sell to you if you don't want to be part of one?

Yeah it can definitely be pricey to live in a master planned community - BUT - the amenities are generally very nice

Homes are overpriced. Plus, they are made out of cheap materials. And the people that are moving to Las Vegas are way too rowdy.
