Doug, Thank you for all your work and effort that you and Stacy put into making your videos and educating us all with your knowledge. You two are truly inspiration for all of us that feel those city walls closing in on us. Our youngest daughter (youngest of 7 children total) turned 18 last December and that same month we bought a 50 Acre old abandoned golf course. Everyone thought we were crazy but a golf course is just wasted pasture right? haha and the best part is....It was a golf course so it came with irrigation. People thought we were crazy. We bush hogged everything, started leveling it out and started putting up fence. Now we have horses, cattle, pigs, turkeys, guineas, ducks and soooo many chickens haha and the most amazing garden! Sure, we have a lot more to do but we've only been here 7 months and Covid hit after we were only here 3 months. All those people that thought we were crazy were buying our eggs when they couldn't get them in stores. I was baking bread because there was none to be found. I have been watching your videos since January and have watched every single one. I cant thank you two enough for all I have learned and still continue to do so. Shalom & God Bless

We have followed what you are saying pretty close a couple properties we looked at did not meet our guidelines and we was a bit bummed out but kept looking and we are almost ready to close on our new spot!!
Good list. When I was retiring, I was looking into the homesteading thing as well. Here was my list:
1. How much land?
I chose a minimum of 10 acres when I started my searches. This was so I could do just about anything I needed, whether agriculture or animal husbandry. I know there are books out there that talk about living off of the 5-acre plot, but I wanted a bit more. I was able to find a 24-acre plot for a reasonable price.
2. Water.
Coming back to Idaho, I was going to settle in one of two areas. They had slightly different climates because of the mountains that separated them from each other. One side has more precipitation throughout the year with a spike in May while the other was during the winter months and a dry summer. How you're going to get your fields and pastures watered is a big factor.
3. Who's building?
Yourself? Or are you looking for something already established? It's a big factor in how things are going to be priced. If you're taking up a place someone already had homesteaded on, you're looking at inheriting those buildings. Do they need renovations? If you're going to build, how much is it going to cost to do what you want? One of the best things is that you'll be able to set out your personal layout. Where what goes, how big, etc.
4. Seasons
How long are they and what grows well in it? Being in zone 7, my choices are more limited that further south, to some degree. Depending on region and climate, you'll have your own personal preferences.
5. Natural disasters
This was a big one for me. I've been through a few hurricanes and a couple earthquakes. Passed south of a tornado and had to deal with 6-inch ice in order to get to work, having to walk because our transportation wasn't running at those hours. So I knew what I didn't want, for the most part. Apart from what we've coined as "Snowmageddon" because of the severe storm we had a few years back, our winters here are actually fairly "mild" compared to other places. A light dusting of snow and ice with the snow plows keeping the main roads cleaned up along with sand for non-slip suface. We also have the occasional windstorm.
6. Natural resources
What are you looking for in your environment? Are you the woodsy type? Preferring trees surrounding you? A great source of firewood, to be sure. Or are you willing to travel up to the mountains to get what you need?
7. Constitutional rights
Doug talks about rules and regulations. Those are hindrances, to be sure. But there's something even higher up that can cause problems. Does your state and county uphold your rights? What restrictions do they have, if any? Are you comfortable with them? Do they share your values?
8. Privacy
I wanted to be able to throw a baseball and not have it roll into the neighbor's yard. Even being winged, I can still throw a baseball a good ways. Before moving here, we were living in a 2-story triplex...and we were the ones in the middle. I wanted to be able to step out onto my back porch and not worry about a nosy neighbor looking over a fence. Or the neighbor kids losing their baseball in my yard. I do have a neighbor, but he's on the other side of my 1-acre pasture. Far enough away that we're not bothered by each other. For the most part, anyway.
9. So you feel comfortable with where you're going to settle?
What's the future of where you're moving to going to be like in 5, 10, 20 years? I settled far enough away from where the majority of growth was happening. A development was shot down in our area because we didn't want a subdivision put in.
There are other things out there to consider. Books are made on them. But these were my main things I was looking at when my family and I settled.

Water is a big plus also, having rights to your water is priceless. Also i am in the STL metro lol i would love to see your homestead one day.

For the past year, I have been searching for affordable land with no restrictions like you have. Great info video.
Yeah I was inquiring about possible land purchase also, but have give some thought to well or city water, or both, land size and topography, many ways land can give financial asset to your personal endeavor, Maybe joining resources, incomes, if properly arranged, could benefit greatly in ways of security,
The "extra" benefit is work around homestead if properly acheived, ALL produce and are protected.

Yep, my rights for shopping are all but gone. Since beginning of April I don't wear a mask or deal with the ignorance. I have to order everything on line or do curb side pickup.

yep Jeeps are not for homesteading, we got one also, for the 4 wheel drive it was great, lots of fun...but not meant for hauling and building, or farming, so we just sold it and we are looking for a cheap F-250 Farm truck. Our land only has a spetic so, we are doing a very small one, even though we have no plans to use, since we compost all our stuff. have 5 acres no permits here, it really nice, no power bill no water bill, no sewer bills, its haven.
I'm in the same situation. We sold the jeep this weekend and are looking for a more reliable farm truck than what we currently have. So thankful to be on my remote piece of heaven, far away from the chaos.

C G I have had many friends tell me do an Air B &B using our camper, I think not, the extra would be nice but moved out of the city for that same reason to get away from people.

We purchased our property and there are codes on the size of the house you have to build no less that 600 square foot. 600 square foot actually didn't bother us because our house will be right around 800 square foot but it would be devastating to have something built and not know that and the government make you take it down.
Yep - good advice about getting a warm RV. We experienced a few freezing nights in a summer RV while building our insulated off grid cabin. We got into the cabin just before the snow hit. Glenn and Maureen

good thoughts . I moved to the country 10 years ago when I married my hubby my mom told me it would be like living among the Amish and I do live among the Amish and Mennonites in our area... the weird thing was it was a Lot bigger change than I expected because I was a pretty sharp city working woman. I love it now but I can say it was a lot bigger change than I thought it would be. Plus all my friends and family had to get used to the new me .

We did a compromise in the uk moving from the city to the edge of a small town. We bought a 200 yr old cottage down a lane with two gardens and a field opposite. It's private considering its on the edge of a town. We paid off the mortgage and now I've got chickens and a huge field for veggies but we are still on grid. We are middle sixties and did the off grid 13 years ago on a boat before going back to the city. We only pay local taxes and utilities but I can afford that, it's manageable on a pension. My hubbie commutes to the city because he loves his hobby job. It's a fantastic compromise.

Good vid. So MrPatient would also add that four seasons RVs (like ourGD Reflection) are still not the *best idea* to live in in the winter-snowy states. We are getting out of ours before snow hits here in Ohio. The cost of staying warm would be crazy. Yes, it is equipped for four seasons but our budget isn’t 😜. “Can’t even put a lunch in the back of a Jeep”😂😂 I used to love my Wrangler back in the day. 🤪 So, thanks for the tips👍🏽Be careful of fellows weilding pocket protectors. Lol I would add that (in some areas) you need to make sure you have mineral rights. That’s what we’ve found all over the place here. We’ve known folks that their house foundation was cracked when drillers came on their property and owners didnt have mineral rights ♥️kt and fam

We have a Land owners Association out here. No restrictions, dues are $65 a year and that goes to maintain the roads and a community well.

Lots of nuggets! Besides no restrictions, I recommend asking for copies of that paperwork before you buy it. I bought in the city, but they tried to make me do a bunch of improvements to come up to "code". Thankfully, my friend worked in the office and recommended that I get copies. I thought that was an interesting suggestion, but was glad I had it when they tried to pull that balonie. Another thing, some property you can't put a 5th wheel and live while you build, for instance. Or you have to have a garage. All kinds of things you would never think of. Thanks for sharing!

I always thought like this:
fence the property, make a well, a garden for growing food, a smaller cabin, field toilet.
Thats just first steps.
I have a huge plot of land, with a huge acacia tree (forest) that belongs to me. 300 meters from there is an extremely clean source of water (stream), with minerals that have never been seen in the entire country (we tested more than once that source of water).
And there is a 4 wind rose in that place, so I'm thinking of installing solar panels and wind generators.

I was thinking of that, I had a friend that bought a place , and when she went to get some kind of Loan one time, they said her house had a Lein on it from a fellow that never got paid for installing a Metal Roof...She paid it, 11,000 dollars !! She took a big hit on that one...

Good morning Doug now you know why I am looking at land in Alaska no easement no building codes no taxes no regulations and best of all where I buy my land no people either lol not to mention no allergies and no poisonous snakes or spiders
No taxes? Does that include property tax??
That is what I have been told remote Alaska has no property tax as I am not yet there I can not swear to it
