Cookie Cutter means that because of the various HOA and building requirements, many newer homes are designed very similarly and don't have much unique design to them. Areas like Lake Forest and Mission Viejo have a lot more different home styles and a variety of newer and older style homes
We are considering buying in that area next year possibly, we want detached house 3-4 bedroom (need yard), we have 2 kids. We are planning to come visit soon to check out the area. Any recommendations of places we should visit? is it possible to find anything no more than $850,000?

Lack of significant public transportation is a con in Irvine, you need a car to go everywhere in Irvine, not for anyone who doesn't drive their own car, the Metrolink doesn't have any stops in Irvine either but if you have your own reliable transportation then Irvine CA is fine
Used to live in Tustin for many years in the 90s. Was never able to afford living in Irvine. Irvine is a good place to retire for elders. Lots of mixed people with different ethnicity and backgrounds. For me, it's the warm weather and closed by beaches and grocery stores. There's a good % of Asian Stores and Restaurants nearby.
Lived in city of Irvine for almost 18 years now... for most parts, the city is decent n pleasant to live but crime rates has been gone up steadily but surely... I suppose every cities like that....
Downsides? 1. Racial diversity seems nonexistent 2. Housing is insanely high in price 3. Everything is overpriced 4. Traffic on the 5 is stupidly packed with a ton of shitty drivers 5. With crime being so low, cops will ticket you for the stupidest things Upsides? 1. Good weather 2. Variety of food options 3. Beaches 4. Spectrum shopping center 5. Great delivery times and internet choices 6. A ton of charging stations for EVs 7. Many business centers for job opportunities
She is very good. This was an excellent video. We live in Newport Coast, but we get into Irvine occasionally. Her pros and cons are very accurate.

Thing I like about Irvine: Weather and safety. Things I dislike: everyone is over competitive and antisocial. Great for introverts tho.
