    If I had the money, I would build something simpler; most older people want everything on one level and to live a peaceful life. The Philippines is overflowing with properties for sale, and 90% are overpriced. Beautiful house, fantastic property and view, and the price here is probably right for the right person.

    Mike, you are creating a fair tail in real life. Yes, I appreciate the the property, but it's not what I am looking for. You certainly did it great justice. More importantly, the life you have created with Kat and Lara is so admirable. It's like all the pieces of the puzzle came together in a perfect harmony.     Best advice is don’t put your lifesavings into a home in the Philippines. Spend 100-200K, get a reasonable place that you can rest and enjoy a gated community. Do not put anything you can’t walk away from. If that’s 40k fine…if that’s 1 million fine but often times people are spending everything they have on “investments” in the Philippines. Market instability and liquidity are major issues way beyond what we are used to in the west. It’s not an investment guys.
    Very nice property but this one is meant for long term Filipino citizens investors. Too many risks involved as foreigners. The key issue is you don’t own any real property as foreigners. It’s all about grey area work arounds.
    In the West we have been led to believe everyone Constitutionally has the same rights…Guys, Filipinos have very different views when it comes to foreigners and citizens. Real property being one of them.
    We shouldn’t get a say in how they run their country, where we get a say is where we spend our savings and how much risk we take on. The fact the title will never be in my name is too much for me at this price point.

      Never will i buy any property in the Philippines, you are not the owner, forget about the 50-25 year lease, it's in her name, due to rampant corruption in the Philippines any document can be altered, knew a frined who lost everything because of scrupulous lawyers and local officals, I'm an expat, he lost roughly 30 million pesos to include house and lot, don't be the next victim rent only, one day you may want to go back to your country.

    the price is probably very very good but still for over 1 million dollars... you could spend a 100 dollar every day for almost 28 years and dont worry about a thing... when you buy this place you have to worry about a lot of things

    The value in this property is the land. The home is antiquated and would take 100K+ USD to modernize. It might be better to subdivide this property from the other land. A likely buyer will not be looking at the house foremost.

    My economics are so different. Bought 6 acres (26,000 sqm) at 46 pesos per square meter, income producing land, and built bamboo house for $1,000 including outhouse and big dirty kitchen/kubo. Thecwell will probably be more expensive than the house.
    And when I die I won't be leaving my family with a big dilapidated nightmare.

    Seriously, that house is great. Lots of stairs but perfect for a family with kids. 5 levels of house and the huge entertainment area on top of the hill...fantastic and so cheap. I'd paint it all white outside and lighten the interior. 5k a square metre is crazy cheap. Some lucky person is gonna get the bargain of a lifetime 👍

    That property in the Philippines is very expensive compared to some properties in USA. My brother in law sold his home in San Francisco for $1.6 million. He retired and moved to Virginia. He bought a 7 bedroom lake house with a boat launch on a 3 acre land for $700k.

    Why so cryptic on the price? I understand land in the Phils is sold by the SQM. But this is a different sort of property. Just blurt it out they are asking around $1 million USD. I don’t even think that’s a million dollar property most places in the US. Would take 500k to renovate..

      just because you cant afford it doesn't mean it is overpriced. Also, it will take less than 100K USD to modernize the house. Land/house are expensive in philippines but labor and most materials are cheap. Stop trying to compare everything to the US. This house might be old but has survive 100s of typhoons that would have blown many new US homes.

    That's a great area. It's 4800 Pesos per sqm. I know downtown across from St Anthony hospital and Guisano market it's around 30k per meter. In Makati it's 500k per meter... That would be great for long term hold or for many different purposes... It's gonna boom around there big time... I'm just short about $999k...😢

    Everything is in the eye of the beholder. Someone with a vision and resources and time could make this property into their own little island on an island. 6 months to update and restore the house and grounds to your own tastes and then you would need a staff of at least 3 to take care of the house and grounds and you would have yourself your own little palace. Of course this isn’t for the average expat but one with the funds who loves the Philippines could be very happy there.

    It is what it is! The asking price is 5k/sq mtr? Only "asking price". Real estate prices is getting higher by the minute even in provincial cities. Everything is a probable high stake investment in the future. Who would have thought that that area used to be surrounded with fish ponds all around and now turned into a small city within a city! I am a retiree, too, bought a small piece of land nearby years before and now the price just got skyrocketed. Years before there were no malls or sprawlling shopping complex but look at the development now... Mushrooming of properties are all over! There should be no bullish comparison when you dont really have idea on the ground! 💗

    It sounds like the asking price is approximately 60 million pesos, which is more than 1 million US dollars. Twelve thousand square meters is nearly 3 acres. Are these estimates fairly close?

    Lesson number 1 in the Philippines don't buy but rent, as foreigner your not get a title and all alternatives are useless, conclusion every peso in investment is waste of money except you want give something away to your lovely girl or wife

      A foreigners can put his name on the title which means the wife owns the land. The guy owns the house ,if their is a break up you can settle in a court of law,most foreigners don't know this or just think it's a waste of time going through the courts

    It is cheap, for sure, but it's not easily usable because of the exiting buildings and topography..As it stands, the house needs gutting and refitting and decorating and the grounds require a lot of work.

    Did I hear him correctly, raw land in a subdivision is $1 million USD an acre ? 4k sqm = 1 acre x 15k php = 60 million php… what am I missing..? That sounds absurd

      12,000 meters times 5,000 pesos a square meter comes to 1 million USD

      The average subdivision lot is 200 to 300 sq m. A large lot in a subdivision in the city is 500sq m in the city. 4046 sq m lots are not something you see in the city except commerical developments. And yes land in cities on a nation of islands are premium compared to the expansive usa

If you weren’t so far from where I am I might be interested?? I’m in northern Luzon and I subdivided 22 hectares 20 years ago. Tell her good luck!!

      Its absurd but Philippines is one of the most densely populated countries in the world. They have 20 times more people per square mile than Arkansas for example. Land is not cheap unless you buy far from cities or find some rush sale and great deal by yourself.

    I mean, to the right investor with the required funds, this is a no-brainer. You're simply buying some prime land and then would demolish the main house, 100% keep the main gates and different entrances and then landscape the land, subdivide into 6-8 properties. After selling 4 of them you are in proffit, rent one out and live in the other for free with an income stream.
    Option 2 is to have less properties but include a swimming pool / spa area and have that as a shared amenity to boost up the sale prices. Ofcourse to pull all this off you'd need a total of around 1.5 million.

    Offend time the price per square meter is cheap but the size of the land is massive that make the price way up and costly for the general population

    Land is going to be expensive in the Philippine given that it is made up of islands. Unless a volcano decides to add more land, then said land is a hot commodity - maybe a pun / maybe not. The sum of Square Miles of dry land across all the 7000+ islands in the Philippines is about equal to the size of the state of Arizona in the USA (with Arizona being about 155 Sq/miles bigger). Land will be expensive. I agree with other comments that the house is of poor layout and indeed in need of updating. To be clear, the price comparison mentioned in the video is priced based on the land only (no structures- they just come with it) at 5000 pesos per sqm, and other empty land in the area at average of 19,000 pesos per sqm (nearly 4x). The structures are just bonus or obstacle. Just the land is a steal given average of land prices in the area.
