Here's my story of how a regular uncertain young adult started to go travelling, the passing of my father and grandfather and working various 9-5 jobs to getting into creating a multi-million pound property development portfolio all by 30 from scratch.
This video is here to illustrate how I stumbled into the elusive career of property development and I hope with this video it provides you with inspiration and guidance of how you can too.
My aim is to not only to get you to believe that you can get into property development, but I want to teach a new generation of individuals, even if you have no experience or money to start, because that is exactly how I started.
This RUclips channel will show you my journey, my student's progress and their amazing results and most importantly how property development is possible not just for the rich, connected or upper class.

Fourth year finance student and im currently doing an internship at a corporate setting. I HATE IT! Once I graduate I will build the most successful development company focused on multi family. Also starting from scratch but Im 110% sure I will get there. Love your videos, true inspiration.
Hey man I know you will achieve your goals, great success!
Awesome! You will be successful with that mindset!
Stay positive you will get it keep that drive
To start getting financing don’t u need like two year tax returns showing enough income - to do that will u get a regular job first ?
@@zibtihaj3213 Yes you do but you can also have a JV partner who will be on title of properties and you can have a set bare trust agreement.
Its 1.30am. I just watched the full video. Epic video from start to finish!
I need to go to your seminars, i need to learn!
I was thinking developing one house every 6 months is the goal, however you've just raised the bar!
Im 18 and you've inspired me man🙏🙏
Just finished watching, thanks lloyd for the link! Very motivational. Definitely something i want to look into. Fingers crossed 🤞🏼 thanks alot!
Honestly watched your video from start to end it hit a nerve and emotions too . I was broke , immigrated to USA at the age of 33 with 2 kids , wife left me and I was alone cleaning the streets in the night and doing construction in the day and looking after my kids with the help of a baby sitter . I then decided to cut hair and worked as a barber at the age of 37. And today i am 41 and I own 16 salons and 5 barber shop in the LA and San Diego areas . I want to get into property development too so you do online coaching . And thanks for your very moving yet inspirational video and god speed . Don
Wow! Thank you for your message. What an amazing story too! Well done for picking yourself up and making the most of life. We only have one life to live! Inspirational too. We don’t currently offer online training but something we are looking at. We like the personal touch we offer with face to face teaching. We have had a few people fly over from Singapore to attend our 3 day property development courses. Thanks
Wow! nice story!
Get the money B💰💰💰
Literally the same steps I’m taking. Dropped out of college after my first year, and went to school to be a barber. Opening my first shop at 21, and after opening up a couple more I intend to get into property development. Money moves. 🤞🏽
You can’t go wrong with a barber ship just handle and spend and account for all your cash wisely with a proper accounting system . And never I mean never low ball your price to attract more clients . You know what your worth and clients will pay more if they know your worth it . God bless
Inspiring stuff man. Thanks for sharing.
Great video!! I just started my first rental build and I am enjoying the process. I am now looking to start my own property development company as well. Thank you for sharing your video it really inspired me to continue to follow my dream.
Thank you. Good luck with your project. Please let us know if we can help you in any way with your property development business.
Thank you Lloyd for sharing your story. This video is from 2 years ago but the principles still apply. You gave me the info I needed to get started here in Canada and would love to learn more about your course if possible.
Hi Kenny,
Thanks for the comment. Yes it is 2 years ago but here's an update for you... I've got the Ferrari... Not the 488 GTB but a 360 Modena (for now).
We have 2 online courses which would be good to get the principles of development in Canada. Laws will be different but principle the same.

This video should be shown to kids at college/school. Absolutely class… fair play to you.
Great video , see you at the top bro 🙌🏼
I stumbled across your video by pure chance, but watched the entire thing all the way through. Fantastic story and it gives me an extra bit of determination to follow my own buisness plan, which is eerily similar to yours. I dropped out of education before uni, worked in some awful soul destroying jobs knowing it wasn't for me, even my own father passing in 2012. Used a small family loan in 2013 to buy my first btl, and working up to property number 5. I am now in the process of securing a plot for build to rent of 14x three bed houses. taking the scary leap to the next level with no prior experience in building sites whatsoever. My skills are interior refurbishments not project management on that scale but your insight has put my mind at ease somewhat, knowing this model can work and be fruitful. Thanks very much for documenting your journey.
There's no such thing as by chance. You were meant to find it. Hope you enjoyed the video and your journey goes well.😊 I was intentional in my search of videos like this 😊 it's brilliant how the journey has worked out for him.
Great success story, cheers to your continued success!
Quite educational and motivating. Thanks

Your dad and grandad will be very proud of you man 👍
Site Banter thank you very much! They would indeed. 👍🏻
I totally relate to this story. I struggled with finding my purpose for a long time.
Im glad you have related to this as many do. If we can help you with your future, please let us know.
I was in the same boat!
thanks for sharing... we have a similar back story. I will be in touch as I'm new to the game also after a life of travel through work and not knowing what I wanted to do, deaths in the family etc. I think I could learn alot from you.
Thank you so much you have motivate me
I’ve just bought your book, a very close family member made me watch you on rich house poor house and then on here because you reminded them of me and you’ve motivated me to do what I want to do, I would love to speak to you personally at some point if possible for some advice. I also know what it’s like to lose a loved one and like yourself my goal is to make them proud so keep going.

Good to hear about your story in getting started out in business and property development. I'm looking at ways to start out at the moment but on a much smaller scale and with my own money.

Great video! Found this very helpful as I’m about to exchange on my first project with a very similar deal structure. Will definitely be watching more, thanks!
This has been so well explained 👏 thank you for sharing your journey.
Thank you for watching
Mate you are summing up my life in the first 10 min . I’m 25 my father has pancreatic cancer , they gave him 6 months 11 months ago. he has been a developer and has been training me the last 2 years I’m going out on my own next year. And all I want is freedom to do the things I want to do and never miss out. We have one life ! Go hard!
Thank you for your comment Nicky. Go and live your dream! You deserve to! Well done and best wishes for your dad.
Hope your Dad successfuly gave you the solid platform for your own property development. God Bless.
Such a similar story and I am literally about to make a move on doing something similar with potential interested investors from overseas that were part of my business pre Covid. I lost that business but using other peoples' money (even with insurance) concerns me - push me over the edge will you! I wish I could speak with you further and wish I had seen this video earlier!
Great video. Really interesting and inspiring. We should never limit ourselves. It is amazing what one can do with the right positive attitude and a great reason WHY.
I seen your video. I’m happy for your success. I’m also sorry for your loss. I know you worked really hard in achieving your dream in real estate. Bravo.
Thank you John
Hi, great video. Very touching. I've always dreamed about being a property developer. Recently, my dad was diagnosed too. I'm so glad I found this video. You inspire me to push. Wishing you continued success.
Thank you and sorry to hear about your dad too.
Searched videos on how to become a property developer...yours was the first I clicked!
My parent was diagnosed with a BT and given 7 months they passed after 8 months!
Thank you for making this video and sharing your father's diagnosis!

God bless you! Pain pushes until the vision pulls! You have a very bright future ahead of you!

Thought this video was amazing!
How did you manage construction?
Did you get a construction company involved?
You really deserve your success
The odds were stacked up against you
Hats of to you man!
Joshua Naismith thank you Joshua,
My business partner has a construction company. He managed the build. We now have a project manager looking after all of our sites.
thank you
Great video mate, really inspiring. Keep at it, and don’t worry about the haters 👍
Thanks Ady
This is brilliant. I'm just turning 16 and I'm heavily interested in investment and personal finance, however I have come to realise that the way to make serious money is to Build and rent rather than Buy and rent!
What a great age to start learning about property! Well done!
Great video .. Loved it man
Thank you
Very inspiring video, great work.
Sam Bestard thank you Sam.
loved this video, i have started my first project but with my own money! this has given me the incentive to look at other ways. i would be very interested to learn more and how in 2019 with brexit and property increases this effects the first time developers
Travel-sun-sand with brexit there is opportunity. Prices come down and land becomes cheaper. Now is a good time to start negotiating on sites.
many thanks, i have a lot of questions and little time, but the video was a good start.thank you.@@WhiteBoxPropertySolutions
hi Lloyd, your video was very inspiring and I admire the way you put growth over money as a target. I just subscribed!
I am an architect by profession, seeking to realise high quality homes for everyone and help spread the knowledge about what makes a home healthy, ecologcial and energy-efficient.
As an architect you work part time as an artist, part time as an engineer but suffer from financial illitercy. What is the best way to gain the necessary financial knowledge in order to communicate and collaborate better with developers/owners/investors?
Any suggestions welcome!
Best video I have seen in ages.
You story is so relatable, my vision is to do developments to rent ever since I designed a house on The Sims and had it built, I need to get down to your workshop ASAP
Good video!
This is an amazing story from the moment you began speaking! Very inspiring! I'm curious. Is there anything like 'hard money' available in the UK? If it didn't exist here in the US, investors would have only one option: to raise money by having private investors like you spoke about in the video.
Thank You! You seem to be a very sincere person willing to talk about in great detail how you got started....I am very interested in sharing my business development ideas with you ....
How do I get in touch? Again , thanks
Hi Mary. Thanks for the message. I am happy to talk and explain as it is not about my 'story' but more about how I started. Unfortunately it was the loss of my dad and grandad that kicked my mindset into doing something. You are happy to email me on info@whiteboxps.com Thanks

Hi White Box Property Solutions, its great to watch your videos and inspiration. I am coming from investing/trading background and now I'm interest in property. Anyways was wondering if you were offering any online courses for property development?
Hi Ryan, we certainly do have online courses. We have 3 to choose from. Land Sourcing Academy, Project Management Masterclass and Commercial Conversion Accelerator. You can see the options here... whitebox.mykajabi.com
Keep it up mate
Hi, how did you know that the land will be granted planning permission as you have purchased from auction. Secondly, when you refinanced to buy to let mortgage, the ltv was 75%, what happened with the remaining 25%, was you required to show a down payment or a deposit? Thanks
This is creepy, I'm now 27 and currently sat in my new home that I'm renovating (I'm literally covered in dust tearing the place apart haha), this property will be the first of what I plan to be a very large portfolio. I grew up wanting to be a police offer, i didn't go to uni like friends did, I worked in TGI Fridays rather than frankie & bennys and then travelled to Australia rather than NZ before coming home last year to start my property journey... i feel like I'm watching my future self. Great video thank you!
James Byrne Awesome! Happy to help you in our footsteps.
Hey partner ;)
Best wishes to you, James. I gather you are now on your second phase of your journey? God Bless.
Thank you for this. Planning on applying the same strategy here in RSA, Although it is a bit tough as there is no development financing. Starting off small from buying sectional titles and leasing them out, hopefully i will be a build to rent millionaire too.
great work guys!
Thank you
How did you manage the construction process? Did you start a construction company?
McNoodles We contracted a construction company. Andi owned a construction company but we still paid them the same as any contracted company.
Great insight! How did get on applying and being approved for dev finance? Was it as a new ltd company or an existing company?
What a history. Congratulation guys, this was truly motivational.
Thank you.
Great
Thank you for sharing this! Your difficulties and your story is very moving. Well done for grabbing your dreams! Love your honesty :)
Damn i can relate to him so much!!!
You are awesome mate!
Thank you. I'm here to help and inspire as much as possible
Amazing video very inspiring 👌
How do you estimate the cost of new builds?
Is there any updated websites or apps that does the estimation before submitting a offer?
Mash MIah Thanks for the comment. yes we have invested into MyPDA.co.uk try it out it’s free.
Hi how did you look for alone and still end up owning your property?
Hi! Wondering just how you keep track of the payments of the clients? Any software or CRM you’d recommend?
A business that specialises in managing rental properties for business's would normally take care of that.
I have no work experience .My father do sub contracting and we have few workers and i really wanted to start my own . Ive been struggling on finding a job due to this pandemic. Do u think its possible for me to get a customer even without any background but i have a great workers with experience in construction. Thank you so much and Godbless u
Do you build only single lets then ?
Also how do you know what to build on the land when you buy it?
We use a planning consultant to determine how many houses we can get on the land based on the local plan per council
Thank you for inspiring. Looking forward to see more
I would love to purchase properties to rent out and get in to the property development game but I have read you need the capital in order to keep hold of one property whilst purchasing another. Don't most developers when starting out have to sell the property in order to get the funds for the second, third, fourth property etc?
Beave Thanks for the comment. This is a common misconception about property development. Most people believe you have to have a load of money ‘yourself’ to start. That’s not the case. We borrowed all the money from investors.
I’d recommend you purchase my book about how we got started. Www.whiteboxps.com/book
I am slightly fed up of not making my dream life happen, Thank you for this video, you truly inspired me to make a change
You can do it! Keep focused and take one step at a time to achieve your dream
This is both motivational, inspiring and informative. Thank you very much for sharing your life's story too.
You’re welcome 👍🏻 Thank you for watching
Great video do you have a example of your investors pack you put together on first project to raise finance ? Would be good to see a example of what info you put together to get investors onboard 👍
Not for the first site but I have for sites we've done since. Thanks
@@WhiteBoxPropertySolutions would love to see examples of your more recent developments (pubs to flats/HMO's) and new build projects. Without being cheeky, is there anything you could email over? Great vid, who do you use for development finance?
Flight Scanner Nigeria at the time we used funding circle but they don’t do development finance now. We use a broker to get the best finance now
Amazing story! So inspiring ❤️....God bless you 🙏🙏
How do u take the profit out of the project?
Where was this example built, was it in the North because those types of margins would never work in the south of the country or at least its much harder to reach margins like that
Hi, thanks. This was built in Northampton. Midland. In the south you have an advantage as the end value is higher, which means your profit is higher. The method is the same.
I salute you sir... I am a construction worker/sometimes I contract some houses here in the Philippines in almost 11years...
Great genuine story 👍
Got a question that's bugging me.
On your 1st deal, land was £157K and Dev loan of £600K. Built 8 houses.
Paid back investors with interest and imagine also Dev loan of £600K which leaves you as you say about £370K profit.
If you sold them how are you getting rental cash flow or you refinanced the properties and paid off the dev loan with refinance or? 🤔
Thanks 🙏
Thanks for the comment and question. We refinanced the development on a 10 year mortgage interest only for 75% loan to value against the GDV od £1,180,000. £890k mortgage paid back £810k of total spend with interest so £290k left in as equity and £80k surplus.
@@WhiteBoxPropertySolutions Thanks for your crystal clear reply. I now see said the blind man 💫🙂🙏
@@WhiteBoxPropertySolutions where did you get the other 25% of the mortgage loan? Thanks
Hello, I loved your video on how you spoke about buy and rent, honestly I would also love to work with your firm for experience, can you guide me on how to start real estate in UK or how can I get in touch with you, would definitely love to have a conversation
Yash Kumthekar hey. Thanks for the comment. The best place to start in the uk is understand how to find development sites. My Land Sourcing Academy is affordable and can help you start. It is a lot more in depth than some courses 10x the price. Find out more at whitebox.mykajabi.com/lsa
@@WhiteBoxPropertySolutions thank you so much, will look into it. Also are there any jobs in your firm or are there any jobs in general for real estate that I look into for experience and to raise some capital, I am completing my architectural degree next year from India
I love your quote "I didn't have a quid to my name"!
Well done anyway.
Thank you...
yer love it! did you make it up on the spot?
You develop land like a subdivision then instead of selling, rent it? Where can i find that project you did? I wanna do that too
This was in Northampton. We build and then rent the properties. No title splitting. Just 1 mortgage on 8 houses.
What sort of interest rate do you pay for development loan, compared to standard BTL mortgage? Thanks. God Bless.
We pay around 6-8% per year for development finance. For commercial mortgages at the end it is about 4-5%
If you’re keeping the properties to rent how do you pay back the money borrowed for land acquisition and construction costs?
Thanks for the comment. We owed £810,000 to investors and development finance. The property was worth £1,180,000. We got a 75% loan to value mortgage which was £890,000. The mortgage replaced the investors and development finance. If you join our facebook group we have lots of value there. Search Property Developers Secrets
Inspiring video, I am currently 20 years old and in my second year of uni studying civil engineering. I have took a strong passion towards property development. Will my degree in anyway aid my journey, my regret is not studying property development earlier but I was unsure on which path I wanted to head down. Any advice would be amazing, thankyou.
Hi Tom, Thanks for the comment. Yes and No really... I didn't go to Uni to study but started property development and the education business. The degree will help you with the analysis side, although from what we have seen in the past, engineers seem to over analyse the deal and sometimes talk themselves out of starting it. The best advice I can give you is to keep watching our videos and read my book which is available on audible or via www.whiteboxps.com/book
White Box Property Solutions thankyou for the reply 👍
Not a problem Tom 🍾🥂
im touched by your video,, classic example of life and how we dont realise how it can hold us back being sucked in from day to day,, until such time we lose someone special and then the penny drops...
Without Andy’s construction company, how would you recommend starters to develop properties from scratch at the lowest cost?
We teach people how to set up joint venture partners, whether is it a construction company or other credible partners. Attend property related network events as the people there are looking at similar ventures. They share a similar interest so start the conversations at those events.
White Box Property Solutions where do you find these events?
How did you find investors when you was granted a bridging loan?
How much do you give your investors?

Hi mate, what would be the solution if you don’t know anyone who owns a property developments company ? Would you have to pay more to get a company to build for you ?
You don't need to know anyone now. We didn't pay more because it was our building company. The company still needs to make money. We paid profit to the construction company as much as you would to a construction company. We show you how to find and work with potential construction companies.
Wait so did you sell the first property? Im a bit confused. Where did you get the funds to pay everyone back ?
I will do a video on this as it comes up a lot. The mortgage we took out at the end pays off our development finance and investors. It is long term borrowing paying off short term borrowing.

Hi mate. Just listened to your video. Its piqued my interest. I'm 27 now, grew up in London and work as an electrician. Living in The Netherlands after meeting a Dutch girl travelling. I'm in a similar place now in terms of thinking what to do/where to go next and have always considered property development. I've got a network of people here who have money, I know different trades people and can do a fair bit myself. What are your thoughts on borrowing money from friends/family to get started? I'd probably start small with a house from auction in need of refurb and go from there.
M it’s pretty much how we started so I would recommend starting there. There are other ways to start now but it sounds like you are in a better position than I was when I first started.

Book purchased and subscribed - show me the money's 😏
Very interesting video. Thank you. I've been dreaming this dream for too long x
Stop dreaming of the life you'd love and start living the life you dream
When you re financed to pay them back your mortgage would have been minimum .750k which is around 30k a year if your interest only . Figures don’t make sense buddy for your cash flow
dutch881 for our first development the mortgage amount was £890k which was 4.5% interest only - (£40,050 a year expense)
Our income was £6,415 a month (£76,980 a year)
Net annual income - (£36,930)
Plus the £370k total profit in the deal.
The second site was £639k profit which was £1,009,000 total profit.
Hope that answers your concern?
yeah, mortgage repayments should start the month after getting the money and they had to build on the land so construction of 8 houses should take months without cash flow. the numbers don't add up.
Absolutely love this video! 17 years old and my dream is to become a property developer. Unfortunately I’m stuck! Have you got anything I can message you on so I can get a grasp of what I am doing. Great video
