Since I've been separated from my husband I decided that my goal is making memories with my kids instead of buying a ton of gifts that can wear out or break. Over the years my extended family has become non existent, so yes....fun destinations...overnight outings and field trips are always fun. Now my mom lives with me and we drag her along sometimes kicking and screaming...LOL. So keep doing what you're doing beautiful girl. You're on the right track. Hi. I'm a homeowner and I was glad to see you include saving for yard maintenance. I've been in my home for 15 yrs now. I would suggest you save for earnest money (this can be up to $1500! The purpose of this- if you make an offer on a house and the homeowner accepts, pulls house off market and the sell doesn't go through, this pays for the homeowner's time for having to relist property.) I didn't even know it was a thing. I had to pay first year of homeowner's insurance up front. Yeah I was pretty naive back then. LOL I would also suggest doing the home warranty. It runs about $300-500 per year. In the 15yrs that I've been here I've replaced-all kitchen appliances ($3k), the water heater ($500), the a/c ($7k), and most recently the furnace ($4k). These would have been covered under a home warranty. Having the septic tank pumped costs around $500. This needs to be budgeted in as well. I would strongly suggest that you have the right of survivorship put into your mortgage paperwork. If the house is in your name only-this allows your niece (or future children) the right to remain in the home in the event of your death as long as they (or whomever is taking care of them) pays the mortgage. Otherwise the bank can take the home and put them on the street. I would get the insurance that pays the home off in the unlikely event of your death and please get a will. My ex-husband passed away suddenly and he died without a will. I had to run the estate in 2 different states because he died in one state and our home with his name still on the mortgage was located in another. I saw another youtuber have a sinking fund for life insurance. I think that's a good one to have.

If the house is in your name only-this allows your niece (or future children) the right to remain in the home in the event of your death as long as they (or whomever is taking care of them) pays the mortgage. Otherwise the bank can take the home and put them on the street. I would get the insurance that pays the home off in the unlikely event of your death and please get a will. My ex-husband passed away suddenly and he died without a will. I had to run the estate in 2 different states because he died in one state and our home with his name still on the mortgage was located in another. I saw another youtuber have a sinking fund for life insurance. I think that's a good one to have.
