    Love this video! Was watching older dvc videos that you've done yesterday since my husband and i are constantly back and forth for whether or not we should buy dvc. Great content!

    I just returned yesterday from spending a week at the Riveria resort (IMO, a nice but not amazing place). Cost for the room described here was $1200/night. Over the years, the room rates will go up, but so do the membership dues and assessments, so for comparison, I'll ignore those increases. My issue with the membership is (1) the costs, including the upfront cost that alternatively could be invested, and (2) whether I really want to ONLY go to Disney resorts for the next 20 years, (3) the long-term commitment with unknown total costs (4) the hassle of tracking points, offers, promotions, restrictions, etc. Do your own calculations, but you might consider that if the initial $48,000 membership could be invested at an average of 7.1 % it would be worth 48K x 4 = $192K in 20 years. That means your actual cost for a 20 year period would be at least 48K x 4 or $192,000. Add to this, yearly dues of at least $2K for 20 years = $40,000. So twenty year cost is at least 192K + 40K = $232,000.
    In contrast 6nights/year x 20 years at $1200/night = $144,000. Thus, a 20 year snapshot comparison, would suggest a savings of $88,000 by NOT joining. Note, this is just a rough calculation, so do your own math for your particular situation and don't sign a contract before getting advice from an attorney.

      You are 100% correct. For the vast majority of people, any timeshare--even a Disney time share, is a very bad deal. If you are in your 30s you may think this is a great deal but when your kids are grown, you may have very different ideas about where you want to travel to. You never know what is going to happen in life, a pandemic, an illness, change of job or other life changes. It makes no sense for most people to be tied to one location for a vacation. And as you get older, let's face it, Disney is not as fun as when you are young. I love just going to less buy beaches in Florida where there are no huge crowds or long lines. And if you have to finance it, then that is even worse.

    You could take the $47,000 buy a camper then the $2,000 a year and go to fort wilderness then when you don’t want to go to Disney you can go somewhere else

    My late husband and I bought into DVC in 2004, two contracts. Over the years we certainly got our money's worth and never regretted the purchase. Four years ago, my husband died and I sold one contract the following year. Obviously, my vacation stye has changed. I continued to stay DVC, solo or with friends. We owned at SSR, which was our favorite resort, staying there most times. Over time, it has been more difficult to book, needing to book well in advance. SSR is almost always available, but I find it difficult to stay there. Last year, I sold my remaining contract for more than we paid for it in 2004. Which means, all those stays, free. There are the yearly maintenance fees, but still, what a deal. Love Disney Vacation Club and always recommend to those who love Disney. Thanks for sharing such important information!

    We've been thinking about this for some time, but it seems like for a couple, who are happy staying in a standard-sized room rather than a huge villa, there are really no savings there. Thanks for this Jen!

    I’d like to see the numbers that compare the costs if you rented points every year versus bought in to DVC for your family vacations.

      We just rented points for our vacation next fall, so this is fresh in my mind. I have never done or seen this kind of comparison, though. You can do the math pretty easily if you go to a points rental site of your choice and determine what the cost per point is going to be. Generally, they differ depending if you are attempting to make a reservation 11-7 months out or

      @@johnroberts3822 $1216 is the cost for a Studio at Old Key West for those dates, which is the cheapest available room (aside from a Value Studio at AK). This video specifically talked about the cost of a 2 Bedroom Villa at various resorts, with her home resort being the lowest point total, so that was the comparison I used. Giving that low number is not a fair comparison. If you want to use your dates, then a 2 Bedroom Villa at OKW costs $3705, BLT costs $5040 for a standard view, and Riviera costs $5544 for a standard view.

      TheHopeVictoria renting points is always cheaper in the short run. If you are going to go every year for 30 years you are better off buying dvc

    I just came back from a long weekend at Disney a week ago and did my first DVC stay at Riveria. My home resort is Saratoga. I have to say Riveria was beautiful and our balcony overlooked Carribean Beach, which was an awesome view, especially at night. I do agree with you, the cost is definitely much higher. Like you, I stayed during the least expensive season and I have to saw I would do it again for a long weekend. I loved the resort and having the Skyliner as a mode of transportation was so easy. But I don't see myself ever buying into the Riveria because it is so expensive. Great video!!

    This was a really interesting video, Jen. I ran the numbers myself several years ago, and I can't ever see being able to fit DVC into my little budget. I have rented points in the past, and that works for me if I want to stay at one of those resorts. We're quite happy, though, with the value and moderate resorts. You always make wonderful videos--it's always fun for me to dream about the DVC resorts! Hugs, Kim

      I completely agree and love the idea of renting points! As much as I love Disney the idea of doing DVC freaks me out. It just seems so expensive compared to other options of renting points. There are so amazing moderate resort options as well.

    Great video.. I love calculating how much we are "spending" per night when we stay on points. We only stayed value before buying into DVC. Definitely worth it for us!

    Jen- you did such a good job explaining DVC and the financials! We bought OKW resale 3 years ago, and I ♥️ crunching DVC numbers. I calculated we will stay 40 nights in our first 5 years = $480 per night ( based on total initial buy in + dues) mostly in 1 bedrooms. That’s a pretty good price for Disney, and only 5 years in :)

    Thanks Jen, I just got a Disney VISA offer for $6500 off a new DVC membership at Riviera and I thought, "Wow, that sounds interesting...". Until I just watched your video and the buy in is over $40K!!! I just don't think DVC is for us and I am fine with that. I will still try and get my family to a park/resort every 2 years or so anyway :)

    Great video Jen. I'd like to add as well that for us, the best thing about being a member is that it makes vacationing a priority. So whether you finance, or a lottery comes anyone's way, no amount of money saved can equal memories made. I have recently been following a gentleman who does yacht tours all around the world. He said it's interesting because the millionaires and billionaires who own these boats, who are naturally very careful and judicious with their money, let all that blow out the window when it comes to owning their yachts. They are there to enjoy them. They know the moment it leaves their dock for the first time it has already lost thousands or millions in value. They do it because they love the freedom, the memories and the relationships they make along the way :) If we end up recouping some or all of our money in the end then great! Otherwise, we just enjoy the ride. My advice to anyone considering would be whether you are buying or financing, buy within your means and you will enjoy your DVC much more.

    Very good content as usual Jen. Cost, savings, as you always say, will differ person to person and circumstance to circumstance. Three years ago I would not have even thought something like paying for parking factors in - but as Florida residents we drive every time we go to WDW. Saving another $25 per night because we are on DVC points is no small amount of money. So many things to factor in when considering purchasing DVC. Keep the great videos rolling!

    This was great, totally understandable to me, I am also a huge disney math nerd. One of the other things that was important to my husband and I was the life of the contract, we knew we would get way more years out of a riveria contract then out of a saratoga springs contract. So we factored that in. Also, financing may not always save money, but when I compared apples with apples accomadations for us in the 10 years it takes to pay off the contract we could take up to 7 more vacations then we could take without a contract and it would only cost $2.10 more a month then going on only 2 trips in that 10 years with paying cash for our accomadations (with assumed inflation costs). Which is definitely recouped in the dinning discounts. I was amazed that when finacing it you can still save so much. Had to run the numbers cause non disney loving folks like to tell me I bought into a scam.

      @@JenLefforge Someone noticed the DVC sticker on our fridge in one of our vlogs and asked if we thought DVC membership was worth it. But, as you explain, it's hard to determine because it depends on so many factors like how much you travel, how you travel, what home resort you choose, how many points you buy, etc. I mean, it makes sense for us but...
      I will say though, DVC Membership gets better gas mileage than a vehicle and the resale value is better! LOL!

    Jen just wanted to say I love your videos and I think you are such a wonderful lady! I loved this video especially because I'm a huge numbers/spreadsheet/comparison nerd so this spoke to my soul lol. I understand the overall cost of the initial buy-in plus the fees but I really appreciated your idea to price out the different fees as they cost per night - it's definitely a good thing to consider! My husband and I are seriously considering buying into DVC and we're thinking of it more like a subscription purchase and not as a way to save money - basically we're terrible at saving money for vacation so we usually end up going anyway and then spending money we don't have once we're there and it's always a huge hit to our credit cards that we worry about the whole time. If we did DVC we're thinking that the money will already be spent at a steady rate throughout the year that wouldn't be such a shock all at once. Adding that idea to my current practice of buying a $25 Disney gift card every time I go to CVS or Target and I think we'd be well setup for the vacations I know we'd be planning whether we have a DVC membership or not. Anyway thank you again for your videos and I will definitely be putting together a spreadsheet based on this video!

    I think a "formula" would be good so anyone can just input their numbers and figure out what they pay... And would work for years to come with dues increases, etc.
    1. Points per stay ÷ days = avg per night.
    2. Yearly Dues ÷ days of stay = cost per night.
    3. Maybe factor yearly amount from initial buy in.?

    Buy the initial minimum DVC points directly from Disney and then buy any additional points through the resale market. The annual savings are huge with DVC ownership through Disney including AP and dining discounts, and at shops and also onboard DCL. There are also the private DVC member lounges at EPCOT and BLT. Discounts on rooms and save on parking too. There are a lot of perks that offset the annual fees!

      Fabulous advice! And I would say act soon If you go this route as Disney keeps upping the amount of points you need to purchase direct to qualify (it's currently 100 but I wouldn't be surprised to see that go up again soon)

    Really great information! This is the main reason why I don't expect we will ever add on again, those newer resorts are just too high a price to pay for the buy in, especially when I think back to what we paid for our initial Boardwalk contract in 1999, (the way they have jacked up the prices since then is kind of disgusting and obscene). I always run these kinds of numbers when planning for a stay. One additional thing that I do is try to find out what the rack rate is for the same unit for the same time we are going. I can't always get it exact, but usually can get it close. This, along with the numbers you discuss, really helps me know what the value of my investment is. It is staggering what Disney charges the public for these villas. Our six nights in a standard view one bedroom at Bay Lake Tower in May has a rack rate of over $6000 for the stay. I am definitely glad to not be paying that rate. Keep the great information coming. Thanks!!

    We are buying and plan to finance however with only for a couple years. when I add up my monthly payments, and my dues I still end up only paying about 275 a night. (24,000 in payments divided over the life of the contract plus the yearly dues). We paid that for a moderate room in March so still a fabulous deal!

    Wow... everyone’s always talking about what a good deal DVC is but it’s $200-$300 a night just in annual dues, not even counting the upfront cost of points😲 Also, thank you for talking about financing. A lot of people don’t think of that

      Honestly, larger families is where I see DVC really shining, Melissa, and it's why we purchased as well. Once we stayed in a one bedroom with a washer and dryer, it was a game changer and since we wanted to stay on property this was really our only option. We paid cash for villas a few stays but definitely found the math worked for us.

    I have to admit that the strongest pull DVC has for me is the recognition as a DVC member and things like use of the lounge. Yes I'm a bit of a 'perks' girl...lol.

    Thanks for these videos! They were very helpful with our recent purchase. One thing to note is that there are incentives at Riviera that don't apply to the older resorts. With developer incentives and Disney visa incentives, we got two contracts at Riviera totaling 250 pts at $166 per point. Still more than what you paid at OKW and the annual dues are higher, but on the Skyliner with access to two parks! Compared to resale contracts at BWV or Beach Club, which I think are the best comparisons given their locations, this isn't much more and we get a longer contact (we're a young couple). Another thing that is worth mentioning about buying direct is the guaranteed week option, which gives you a lot of flexibility without really any downsides. One of our two contracts is a GW for the week after Thanksgiving. That week is more fixed for us at 120 pts. Disney is in the process of redistributing the points among the seasons to better reflect DVC member demand, to the point that in 2021 our week will already cost 119 pts for those making reservations on their own! If that goes up any higher, we're locked in at 120, so it's pretty great. It's like point inflation insurance.

    Nice one, Jen. I remember talking to a family while waiting for the fireworks to begin at MK...they saw my DVC hat and asked me a lot about it. We were all staying at the Animal Kingdom Lodge Kidani Village in a 1 bedroom. When he told me his price was over $5K for 7 nights I was never so glad to have paid for DVC!

    These numbers are exactly why Disney is changing its rules about transferring points. Only the people buying directly from Disney now will be able to fully use their points at all the resorts. As it stands now, anyone buying resale is going to immediately lose the opportunity to be part of the DVC perks such as the special night parties, but in the future also will lose the chance to use their points at Riviera and other new resorts. I'm a Disney fan and love to visit whenever possible. I thought about buying DVC, especially when I was thinking of staying at the Contemporary in a theme park view. What I quickly figured out, though, was that Disney offers a lot of discounts, especially when there are issues with visitors not showing up. I was able to score a REALLY great deal on that room simply because many people decided not to stay in WDW his past summer while Galaxy's Edge was not open. Had I owned points, I would have needed to book the room at Bay Lake Tower months in advance and would have been paying more per night than I paid for the theme park view room at the Contemporary's tower. At this point, though, I've decided my best pricing strategy is Pop Century with a small group and All Star Music Family Suites with a larger group. Neither have two bathrooms, sadly, but both come in at or less than, the DVC cost after fully paying off the initial price. So for me, DVC is not worth it. I'm really glad it works for you, though. I think the key is timing. Buying it when it was a relatively new option would have enabled you to have lots of savings options.

    i think people are missing something if they view DVC as a stand-alone piece of vacationing. my wife and I use a Jet Blue Visa card to get reduced or free tickets to Florida - we put food, gas, regular expenses on it but not do extra purchases to get points. And we buy DIS annual passes because we do take our kids more than once each year. With DVC and/or AP's you get 10% to 20% off of gifts, clothing, hard ticket events (Halloween, Christmas, H20 GLow) and some food. Then, if you get Tables in Wonderland you get 10% off of alcohol at select higher end restaurants. So you can fly there for free, hedge your room costs against future increases with DVC, and get some nice doscounts on the things you buy when there. Lastly, we use Drizzly to have some wine delivered to our resort and save on buying alcohol in the resort store. As far as hedging your future room costs using DVC - just figure in 1971 the Polynesian was $89 dollars per night. If you lock in your room costs (yes I know annual fees can go up) you're essentially hedging against a 500% or 600% increase in rooms in the future - especially larger rooms. The $89 in 1971 was a studio.

    We just bought at Riviera and the points were $170 each with the current incentives and not $193. And it’s a longer contract then OKW. The Skyliner did it for us. Having to bus to all 4 parks is no fun when you fly to Orlando and don’t have a car. I think you always drive from Georgia? But thanks for sharing your opinions on your channel!

    Have you ever looked into the differences between dvc and other timeshares? We bought at bonnet creek (resale) and paid about $1500 and pay roughly $110 a month for a 1 week stay every year. It’s inside the Disney bubble. Right next to riviera. Plus the 1 bedroom is huge.

    I bought 2nd year it opened at OLD KEY WEST free park tickets till 2000, being from UK it’s the best investment I’ve ever made 2 weeks holiday must years with my son now with granddaughter, the points value has increased over the years to such a degree it was a better investment than Silicon Valley.. and they keep saying “ welcome home”

    We rented points and ended up at Saratoga. It was fantastic and we liked having lots of room to spread out. We were really close to the one of the bus stops.
    I work with horses semi-regularly so getting in the Paddock section was ironic for me. Next time I want to get Carousel and have a view of the carousel gazebo.

    Great info as always Jen! Running the numbers can be very confusing. Length of contract is also something that needs to be considered since that affects the price per point. And of course Disney only advertises contracts for the new or newly refurbished resorts. Thanks for sharing your info so people will know that you can purchase at older properties. 🌴🌴

    Lot's of good information. I would like to say that you able to stay at any DVC resort if available at the 7 month mark you don't have to stay at your home resort every time. One of our home resorts is Beach Club but we stay at Old Key West a good part of the time because at the time it is a better use of our points.

    I'm tempted one of these days to start tracking our yearly DVC spending to see when we actually break even. We only had our 1st points trip this past Thanksgiving, but we have to upcoming trips scheduled. Trading our points it's allowing us to stay in some of the grander resorts that we'd never normally pay cash for. No regrets!

I always thought I would like to buy points at bay lake tower too, but after staying at my home resort for a week (copper creek) then going to bay lake for 3 nights it really took the shine off it for me. I felt it lacked charm that the other resorts have. I stayed there once before but did not see it until I stayed there back to back with my CC stay.

    I really enjoyed this video! I am a details geek/nerd so I like the numbers and concrete apples to apples type comparison. I am constantly going back and forth on DVC and in the end, I have not done it. I can get good AP rates or rent DVC points if I want. I have heard it's becoming increasingly more difficult to book for DVC members which would just infuriate me. Plus, as long as my kids are young, I can only go during more peak seasons which means more points. Might as well leverage discounts and rented points for those trips. Thanks!

      It's still very easy to get the room you want at the 11 month mark, but yes, 7 months before arrival (when other resorts upon up) it's becoming very difficult.

    Always enjoy your videos, and this was a great theme. As you mentioned people spend money on all sorts of things, not always the best deal or use of money (why some poeple stay at Contemporary vs Pop century). I think the thing that gets left out in a straight numbers run like this is what you are getting for your money. Obviously Home Resort can be very important depending on when you go and what location on property you want. Like normal real estate...Location-Location-Location. Room setups also come into discussion, the new buildings have Murphy beds vs fold out couches if you are maxing out sleeping-definately worth an extra point or 2. I have heard part of RR higher dues is due to the skyline cost, Well worth it in my opinion as we avoid the busses at all cost (same thought on BLT). Your right that purchase price shouldn't be in calculation since obviously people who bought 10 years ago paid way less and those buying in 10 years will probably pay way more..
    Side not- it looks like for comparable rooms BLT and RR are the same points, BLT has more view options.

    LOVED this video! I don't think you mentioned residual value. Some people can re-sell at a profit. But for a re-sale, there's less years left on the contract, and therefore less total discount to be had...not sure how that pans out. Seems like they should always go down in value because of that.

      I’ve sold (not at a profit but broke even) AND I’ve purchased resale and it can be less but the value hasn’t gone down nearly as much as I would have thought even with the properties that expire in 2042. And thank you!

    You did a great job explaining the numbers. I looked into it some in the past out of sheer curiosity but I honestly can’t see it making any sense for our family (but of course that’s 100% personal and no judgement on anyone else.) just the sheer fact of having to figure out how many points we’d need to buy and having to think about how we may want to vacation years in the future makes my head spin, lol. Of course compared to paying Disney’s rates for deluxe accommodations, dvc could make sense, but we don’t require deluxe accommodations and with the ability to rent points and get DVC villas for a lot less than Disney’s prices, it’s just so much easier (for us) to not have figure this all out. Lol
