Title insurance is very important. I heard of one coming back 14yrs. 2 sales in between also and never caught. Luckily the insurance covered the lien which wAs Alot more than insurance. You can get away without the abstract and only use the insurance for a cash deal if I remember my foreclosure sales. Bank held houses without tiitle only insurance. If you sell the place then you get the search. But insurance then too because of no title before or possibly mistakes as stated before. This was in NY.
Omg im in new york looking up the name and number in the acris system but it doesn't give the number. So now im going around and around waiting for a realtor to get back to me and its been disappointing every time. I want to go straight to the bank.
