My husband Boris and I live in the Philippine island of Mindanao in the province of Surigao del Sur in barangay Dugmanon.
Today, we are going to share with you our ideas and plans to create a new fun project.
Our house is located by the road that leads to the famous Enchanted River. This tourist spot is only 6 km away from us. We have decided that we will not renovate this house because later we will build a new one on another plot which is nearby and we will use this place for business.
Our main plot is located about two hundred meters from the same road, there is no noise, clean air. This is our dream. Here we plan to build a house and start creating a unique project. Boris and I are very much looking forward to your support. We want to create here a community of interesting, talented, creative people who can do creative work, handicrafts, design, share their knowledge and experience.
This is not just a place where people will live together. We plan to build workshops for working with wood, bamboo, metal, ceramics, and others that you yourself can offer.
We'll also have a cozy place where residents of this
community will be able to meet, talk, drink coffee or tea and just relax.
Many coconut palms are already growing here. We have recently planted avocado, guayabano, marang, mango, calamansi, and plan to plant more fruit trees such as durian, coffee, cacao, rambutan, lanzonis, and mangosteen. This tropical garden will not only delight us but the whole community.
Foreigners cannot buy a plot of land in the Philippines, but they can rent it for 25 years. Our land is over 1 Ha and we invite culturally decent people who would like to live with us in the Philippines. We will be neighbors and can help each other. I can help with relocation to the Philippines, visa renewal, and Boris can help build a house.
One of the reasons we fell in love with Hinatuan is the nature. It truly is a tropical paradise here. Besides the beautiful Enchanted River, we love discovering beautiful secret beaches and waterfalls. Recently, we visited the amazing tiered waterfall of Tinuy-an,
The temperature in our province of Surigao del Sur is also pleasant: 30-35 degrees during the day and 25 degrees at night. The ocean water temperature is around 30 degrees. And during the whole year it does not fall below 27.
One of the main concerns of families with children is education. In our barangay, there are elementary and middle schools about seven hundred meters away from this site. And the nearest college is in Hinatuan town which is seven kilometers or 10 minutes away by motorcycle. There is also a hospital there. And in Dugmanon itself, there is a health center.
Our land is registered to me, but Iinsisted that my husband's name to be put on the deeds as well. Our lawyer will help you draw up a lease agreement and you will also have paperwork to prove that you are leasing this piece of land.

Be careful, please. Many people - many relations problems. Better to concentrate on farming. You can hire locals to help in farming. You can build carpentry workshop for Boris, and hire locals to help him in carpenting. And then you can build guest house(s) as land is on the way to Enchanted River. Please, be careful to share your land with others, it can bring conflicts. Better to live in peaceful atmosphere.

Great vlog. Just my two cents: Start small, start within. Just concentrate on your future home first, the “neighbours” concept is good in papers, but there are so many things to consider when sharing properties. It can work, but you just need to be very, very diligent. You have good hearts, but you need to match that with practicality and smartness. There are a lot of good people, but there are a few who can really inflict heartaches and problems. Best to your journey. Looking forward to watching your future endeavours. Just do an Airbnb, if you have permanent tenants living with you guys all the time,can cause friction in long term relationship especially if your personalities don’t agree or jive. At least Airbnb guests come and go, you don’t have to deal with conflicts that usually happen with long term relationships with other people. Just a suggestion.

You can build airbnb accommodation since you are near tourist areas. Inviting others to your property to build their houses will create chaos later on. Not all people have the same mindset as yours. Most are taking advantage of others so be careful of who you will be inviting to your property.

Excited to see your artists’ community. I’ve seen Boris’ creative skills. I’m sure you’re gonna have a beautiful house. Don’t listen to all the negative people. Listen to your heart and follow your dreams. Ignore those who warn and try to scare you. They know nothing. They’re just jealous.
What about beautifying your land, and make it a campsite for tourists. Plant fruit trees, landscape a little with flowering plants, and rent sites from your land. Camp sites shouldn’t be so close to each other, so campers has privacy still. Let them sign a contract that they’re liable for their safety, and they’re just renting the space. You can put a communal bathrooms. Just a suggestion. Good luck.

Dalene & Boris, can I please suggest that you seek agricultural advice on which crop could give you a very good yield . I heard that there's a variety of jackfruit that is ideal for both local and international markets. Also , try to live off the grid (use solar panel) since you're planning to build your dream house. What a noble plan but a bit risky. Better consult with a lawyer before letting in people to live in your land. You might not be able to evict them if relations sour.

If the plan to build ur house in Farm….what ur thinking is call Cooperative. Watch Max and Occy blogs…hes an Australian that bought property in a big land….built …now he has invited his friends who are traveling bloggers to build in their Tiny home there and rent the space from him. But he knew these people…..or you can also watch Tiny House blogs in New Zealand and US….there are also cooperative but the land is clean already with water and sewer. Plan carefully….you might end up with lots of headaches !!!

You need to be careful of having someone live in your property because after a very long time of living in your property, they might say that they own the place even if they don’t have the land title. The accessor office will honor if they showed how long they have lived in your land. So have some documentation signed by whoever will live in your territory.
It’s so tricky. Better not do it or let them rent out with proper documents to show that they only renting. You don’t want headaches in the future. ✌️

Right, that property is best only for business because of the location. Take your time at your farm, don't rush everything. At the end you will get there.

Hi Boris a Darlene. Off grid leaving is really good. Just a suggestion bring family members with you instead of other people. Do not share your land with other. But you can build few small cottages for rent to have passive income .

Thats a good idea. Make a guest house ( Native/ Amakan) with a minimal fee so yoy can attract more foreign guest. You can also offer fresh "buko" at very affordable price. For that you can have extra source of income. Someday your farm will become famous, excited to see the beginning of your plans.

Boris and Darlene , better to have tourists visiting you and staying for a month or as many months they would want and pay you rent and work in the field on the land or do other things that you will create on your land. I personally would like to come as a visitor with my wife and son and stay for a month or 2 and learn more about the Philippines 🇵🇭 and the culture.

I understand that you guys are a good and generous couple, but be very careful sharing your land or farm with other people because it might become a conflict in the future.
