All the valid points. There is also a cost of maintenance for owning an apartment. If you are thinking 2 lac ka ghar ka EMI long term mein problem kar sakhta to career pe focus karo wo ziyada beneficial rahe ga.

Hi Rishabh. Great content as usual. I would suggest to wait and buy a freehold townhouse. Buying an apartment in Calgary is not a good investment.

Best advice is to book a townhouse with the builder, nowadays prices are quite low.
Very subjective as interest rate environment is not very favourable, a person who doesn't have a back up to close may find themselves stuck if they can't get a mortgage once the presale is complete due to whatever reason. You invite the risk of losing deposit and a possible law suit by the builder.

I have received 3 calls in one week alone where people mentioned they booked for a price and now they can't get approvals since rates are high and incomes haven't improved. So that's why I said it's a subjective advice. Good for you that it worked but there are many others who regret the decision of not having a back up plan.

You forgot about Heloc on apartment, when its value will appreciate and that helpc will help you to give down payment for second property. but, giving your career priority is more important for today.
Apartment’s value in Calgary doesn’t appreciate anytime soon so it will be a long waiting period before cashing out
If you don't have 20% to put down to begin with forget the HELOC. Easier said than done.

Arey bhaiya aap detached house buy karo apna 6 ya 7 lakh ka. Rental income bohot take care kar legi. Baaki paisa jod jod ke loan prepay kar dena. Floating interest rate lena taaki prepay ke waqt prepay fees na deni pade.
There is still a prepayment penalty equivalent to 3 months interest on a variable mortgage.
