    Hi, U really have awesome videos, n are very informative!! My question is what if I buy a new construction property with attached ADU, can I just use it as primary dwelling, n make it part of main house? Thanks

      You cannot use an ADU as your primary dwelling, all new construction must either have a main residence on the property for an ADU to be built or you can convert existing square footage into an ADU/JADU like a garage.

      That is possible with fire rated wall construction between the units and clear accessible paths to the JADU and ADU separate from the main residence.

    What if you wanted to add a second floor for more space, is that allowed?

      Unfortunately there are not many local jurisdictions that allow for a second level ADU, this is at the discretion of your local planning departments.

    I’d like to build an adu for my disabled adult son. I’m concerned about property tax increases and other additional fees such as additional sewer and trash if he’s currently living with us and was wondering if there’s any laws in place to help families building for disabled children. I’d like to build it 1000sq above my garage. you spoke about an impact fee above 750sq ft so I’m concerned about that as well. I appreciate your assistance.

    1. Can I build an Attached ADU up to 800 sqft?

      Depending on your local jurisdiction they will allow up to a specific SF, but you can attach or detach the ADU either way just keep in mind building codes if you close a window or overlap an exit door to a bedroom and other variables.

    One you have converted your attached 2-car garage to a Junior ADU, does it increase your main house sqft?

      No, the square footage of the ADU is counted separately.

    Hi, have a question, Purchased a new construction property with attached ADU, can I demolish the wall attaching the ADU to primary house so that grandparents can have easy access from inside?

      By demolishing the wall between the ADU and main residence you are making it one unit. There is a fire wall separation needed between units and if you have a door between the units it needs to be a fire rated door.

    Impact Fees: On another video you mentioned 750 sq ft or less impact fees are waived , on this video you mention 800 sq ft or less impact fees are waived, which is the correct answer?

    Have existing detached Garage on PL and can I use all Sq Ft of E Garage or need to make a 4' partition barrier side yard and rear yard for 4' set back??

      Your existing garage would be "grandfathered" in if you are not adding any square footage, anything new will need to comply with current codes. Additionally, fire rated wall construction along that property line within 5ft will need to be compliant with.

    Yes I have some questions.
    1.- Can I add attached to my house 800 sq. Ft ADU. I may need to block the window of one of the existing bedrooms but I can just make it into something else. )

      You can attached an ADU to your existing home, that bedroom still needs and egress window but if you turn it into another room like an office or laundry room it wouldn't need that.

    Is the garage portion of the ADU part of the square footage calculation of the ADU?

      Not typically. But this can vary by city and county.

    Hi. Question for you: we bought some land in the Paradise, CA area. Main house burned in the fire. There is an existing standalone garage...what options do we have converting it into an ADU while building the main house?

      I recommend contacting your local building and planning departments, some local jurisdictions have exceptions due to unforeseen conditions or hardships. Usually you must have a main residence before building an ADU in most to all cases. We have a feasibility study that can do all that research and analysis for you, just contact our office for more details!!

    Does basement count as livable space? I'm curious about how the above grade and below grade works for ADU

      This depends on the local city or county regulations. Some count basements, some don't. As far as I'm aware the state doesn't specify this in relation to the ADU allowable floor area calculations.

    How small can it be? Can I build a guest house with just a bedroom and small bath? Thanks, Sara

      In order to be considered an ADU it has to have a kitchen, usually a stove, sink, and refrigerator are the minimum requirements. The building code also sets minimum bedroom sizes. Other than that you can go as small as you want.

    How will an ADU affect property tax? will my home be reassessed?

      The additional value to the property is usually added to your tax bill. You can contact your county assessor for clarification on their policies.

    Hey I have a question. Does maximum sq footage apply to living space. Or do walls take away from the sq footage. Your answer will be much appreciated. thank you!

      In general square footage is calculated from the outside face of wall. Walls are not subtracted from this. Stairs, balconies, decks, and garages may or may not count depending on local ordinances.

      Hello. I had the same question an by doing some research. I found out that you measure inside walls in each Living space rooms only. Not the outside walls. Closets count unless they are under 6’4” . But please check your local codes.

    my attached 1 car garage is around 400 sqft , can i add an extension sq footage to allow a second room (say make it 650 sq ft) and still be considered an ADU and not a JADU which is limited to 500 sq ft only?

      You can add up to 400 sf for "access". Depending on how you structure it adding the extra 250 sf should be allowed.

      Tiny Homes follow Appendix Q building code and some local jurisdictions do not recognize that code from the international building code. Talking to your local jurisdiction directly or contacting us to do a feasibility study for you will provide the best and right step forward.

    Another dwelling unit. Can be erected for, $4,000 using a printed house.
