    Very informative... my property has an outdoor patio attached to my garage. It’s about 400 sq ft so considering to convert that area to an in-law suite. It’s a decent size. I’m in Los Angeles county.

    Thank you for the great video. I live in San Leandro, CA. The city asks for over $10,000 impact fee for a unit under 700 square feet. You mentioned in the video that no impact fee for units under 750 sqft. Is this the regulation for the State of California or it is city by city requirement? Can you help? Thank you very much!

      Yes, this is a state law, they can't assess impact fees. They might be getting around the law by calling it something else, but we will look into it.

    What about building for spaces that can be allocated to the main house and/or the ADU as needs change??? I realize that will likely be an entire video.

    Thank you for all the good information.
    I got a question : in another video and in this video you mention “ senate bill 12 “ that we can save in “ Impact fees” if the ADU is less than 750 sq. ft. But in writing you showed 700 sq ft Which one is right ?
    And if my house is only 1,100 sq get can I build an ADU and a J ADU do I add the sq feet? And if I do an ADU can I convert my 200 sq ft garage into a JADU by adding to it 200 sq ft more to have a Jr ADU of 400 sq ft and the 750 sq ft ADU at the same time ?

      In 2022 additional SB laws passed so additional options are available but local jurisdictions still have their own requirements to follow. You can have both ADU/JADU but further research in your local jurisdiction would need to be done in order to adequately know exact perimeters for your project. Contact us for a feasibility study to get you started on the right track.

    how utilities determined if need to be stand alone and not part of your home. I live in sacramento county how does that affect me?

    Can you go in depth why utilities are 3k-50k? That's a big range

      The higher numbers are if you need to increase meter sizes, upgrade electrical panels, or utilities are coming from a long distance. Lower numbers are if your panels and meters are adequately sized and connection points are close.

      The city should be able to help you with that, there is an amount of Ft square that you can stay under so you won't have to pay school taxes, etc.

      The additional value to the property is usually added to your tax bill. You can contact your county assessor for clarification on their policies.

      We can't speak for everyone, but at Domum we offer payment plans depending on what fits best for your project and financial options. Usually they are monthly or they could be based on milestones of a project. Financing differs between firms, companies, and size of project.

      The short answer is yes, but only on the marginal value of the ADU. Assessors throughout California treat ADU's like a home addition. The existing home will not be reassessed.

    As an FYI, their needs and options review is no longer $200. It is $2,000 and this video is 2 years old. I wanted to purchase one of their plans online and I called to ask questions and they wanted to charge me $150 for questions about their $8500 plan.

    ADU law sucks!!!! I worked hard to buy a house to live in a R1 zone. Latinos moving in taking all the parking now it will be impossible to find parking. Los Angeles county is being ruined by this law. I grew up on a lot that had 3 homes per lot which was typical in my neighborhood, it sucked. No privacy, small or no yard, parking wars, and tension.
