      Runwal Greens (Mulund/Nahur) has multiple issues including severe leakage in existing towers. Please avoid if possible. Talk to existing residents before booking.

    Why Runwal have not attached refund amount UTR number or have mentioned refund amount that they have given through which bank and how and on what date in the notice? Shows their malicious intention

    Recently a case against godrej same thing happened, but person had cancelled within 2 months , so consumer court directed godrej to pay back to d customer, but if u cancel after 6 months den a lot of amount is deducted

    Dear Hardeep in your case, at prima facie its looks Promoter deducted 2% of total agreement cost, because you cancelled the deal after 7 months of booking as per Maharera Notification 30 & 31. That means promoter nothing done wrong with you.
    But you are seeking 100% refund because you thought builder will sell same flat to another customer.
    Let’s discuss another side of mountain. In any business there is sells and marketing cost involved. In real estate it is around 7 to 10% of project cost.
    Let’s consider you are builder & you launch one small project it will complete in 4 years. After launch in 1st month only, you sold out all units at sales & marketing cost 10%. Till completion of 1st year 70% booking get cancelled by the customers for any reason. You refunds 100% payment received from them. Then again 2nd year you selling out all unit at sales & marketing cost 10%. Till completion of 2nd year 60% booking get cancelled by customer for any reason. Then again you refunds 100% payment received from them. Till completion of project in 4 year booking & cancellation play happens 3-4 times. That implies sales & marketing cost of project increased to 35%. After that it may possible project becomes unviable due to over expense on sales & marketing. So project stuck. & you can’t deliver to genuine buyers.
    So people will come on the street & hi hi will start against the builder (builder ko jail mei dalo ).
    So to avoid this, As per Maharera Builder deducts 2% of agreement cost before registration & after registration as per agreement.
    Real estate is investment. So Investment is always comes with Risk.
    What are you doing to mitigate that risk?
    Yes home buyers mitigate risk by taking fukatche salle ( free advice ) from chaiwala, panipuriwala, ganjawala, aadoshi padoshi, chacha, mama ( almost all are p.hd holder in real estate from WhatsAPP University ) . From that fukatche salle , he is expecting that it will become his best & biggest investment in life.
    What are builders doing to reduce marketing & sales cost?
    Yes, Builders appoint Channel Partners to reduce fix cost & marketing & sales cost.
    What are home buyers doing with channel partners?
    Yes, Home Buyers are taking details from channel partners & visiting the site directly.
    Visiting different sites from different different channel partners & expecting from them unbiased opinion.
    & lots more…
    What is solution to mitigate the Risk?
    Appoint Real estate Consultant who having really good knowledge of Industry ( Not Bolbachhan ).
    Come out from “ I know everything mindset”.

    Sir if you have documents yeh log ko khud paisa Dena parega aapko just keep in mind make ur case strong police koi bhi ghanta ukhad saksnge isme politicians bhi involved hai sidha video banake pelo police case civil case is useless dhamkane ka bas tarika hai if you have payments proofs yeh builders kyq hi ukhad lenge

    😂 Are Hardeep bhai phir se aa gaye aur wo bhi Marathi Language ko dhal banake.. Bhai maine bhi flat purchase kiya aur sales wale bande ne sari information di A to Z before I give my hard earn money to Runwal representative. Muze ye bhi bataya ke main agar cancel karta hu to muze kitna paisa return milega? Muze koi problem nahi hua kyu ki mera decision firm tha.. Aapke case main kon jhut bol raha hai ye muze nahi pata lekin , well I am sorry for commenting here but muze Runwal Garden ke bare main negative Sunna pasand nahi kyu ki maine yaha happily flat book kiya and I am eagerly waiting for possession…

      Hardeep shared his experience, which could be different from others but here you can not compare since case is not same since you have not cancelled the deal. Have you done with registration?

    Naievity at its best.😅😢 Chutiyapa karke aata hai Runwal Office jakar then go on cribbing lifelong. These ppl i mean the buyer will not ask relevant questions to the Developer's employees, check and read all documents uploaded on RERA website, ask for their Sales Agreement, Allotment Letter , booking form and read all the Terms and Conditions then if they dont get satisfactory replies, they must retract and not invest a single rupee. All these buyers become careful after the event 😅😂

    Why ur not approaching RERA considering sales and registration were not initiated only booking amount taken from your end ?
    It’s a Civil case and keeping CC to local authorities doesn’t mean case has been registered until you won’t get FIR copy and Chargesheet against the allegations and this case is completely civil not criminal.
    Also builder has shown positive gesture by refunding XYZ amount but if not satisfied go to RERA as per booking clause norms instead of impacting builder reputation as this can be sorted out mutually only as sales deed was not initiated by both parties.

      Eg. If you go to mcdonalds and are given 4 fries instead of a few dozen then are you saying it's illegal to talk about it on Social Media?
