    we have a wrong notion that we will get an apartment cheaper if we buy "DIRECT from builder" .. Another wrong notion is underconstruction is always cheaper which may not be always true.

    Sir, are these malpractices going on in India only or all real estate developers do this shit? And why cannot RERA make some general conditions mandatory in all agreements which can help customers in these type of situations?

      No, shit like this also happens in UAE, UK and Canada. And probably many other places also. RERA is compromised; they don't really want to take action.

    ecosystem allows infinite delay. every year of delay fetches additional mortgage debt that is siphoned
    you will be used to get Builders relief from payment of debt
    delay also gets additional FAR. more delay means more butter for builder

    Does RERA check mortgage?
    70 escrow used in building can be mortgaged. RERA is not in loop.😢

    if you are home buyer for flat to live, you are बेगानी शादी में अब्दुल्ला दीवाना
    you are buying litigation not a flat. A home buyer is unsecured creditor.
    Ecosystem allows fund siphoning of multiple mortgages.
    every brick is mortgaged. Home buyers full money is siphoned. Land, Tower, loose tiles, brock, cement, every nut bolt is mortgaged
    you are sandwiched between builder and its channel partners
    stay away from under construction

    Just wanted some clarification why should we pay development charges to the builder, also even though all payments made on time but the builders staff forgets to deposit the cheque on time and shows us late fees what should we do in this situation. Kindly advise 🙏

      It wasn't his money, but someone he was assisting was stuck in it. Yes, they got the settlement from the builder.

    Sir in kolkata vinayak group builder are not letting the buyer of the flat to see their underconstruction unit.so the buyer are trying to resale their unit.

    आपकी ये बात 2020 से सुनते आया हु,आपकी बात किसी हद तक सही भी है। हमने 2020 मे सन सिटी अंबेगाव (पुना) मे फ्लॅट बुक किया था और डिसेंबर 2023 मे पझेशन का वायदा था।बुक करते वक्त फाऊंडेशन चालू था और वायदा के मुताबीक ऊसने डिसेंबर 2023 मे फ्लॅट रेडी करके मुझे दे दिया। बुकींग मे हमने 58 lakh मे लिया और आज उसकी प्राइज 84 lakh ले रहा है।24 lakh का फायदा हुवा।इसके पहले वाला फ्लॅट भी मैने अंडर कन्सट्रक्शन लिया था उसमे भी फायदा हुवा था।😊😊😊 (जिंदगी मे रिस्क तो लेना चाहीये)बिल्डींग 22माले की है और ऐसे 6 बिल्डींग है।

      Lagbhag itni kamaai toh 4 saal ki bank FD pe 7.2% se compounding se bhi ho jaati, woh bhi bina itne risk ke. Ulta jo agar kisine loan lekar under construction mein lagaya hota toh woh interest bhi bachta so alag. Aapke example mein return 4-5 saal mein 100% (double the principal) ho toh baat hai, warna avoid. Also, ready to move mein bhi itna appreciation ho hi jaata hai most cases mein. Agar paise kam hon toh chhoti unit khareedo but under construction ko jaane do.

      अरे भाई पेमेंट क्या एक साथ दिया है क्या? टप्पे टप्पे मे दिया है।तिन बरस मे दिया है।
      और पैसा खुद का हो तो ब्याज भी मिल गया और फ्लॅट भी।उसका समय भी देख,*तिन*साल,तुम 4-5 साल की बात कर रहे हो।😅😅😅😅

      84 lakhs mein woh bech rahe hain. Lekin aap agar flat bechne nikloge, toh aap 84 lakhs mein bech sakte ho? Ya phir aapko kam daam mein bechna padega? Meri raay hai ki aapko 84 lakhs nahin milenge. Shaayad 74 lakhs milenge, more or less. Toh phir aapka fayda kitna hua?
