Just wanted some clarification why should we pay development charges to the builder, also even though all payments made on time but the builders staff forgets to deposit the cheque on time and shows us late fees what should we do in this situation. Kindly advise 🙏

Lagbhag itni kamaai toh 4 saal ki bank FD pe 7.2% se compounding se bhi ho jaati, woh bhi bina itne risk ke. Ulta jo agar kisine loan lekar under construction mein lagaya hota toh woh interest bhi bachta so alag. Aapke example mein return 4-5 saal mein 100% (double the principal) ho toh baat hai, warna avoid. Also, ready to move mein bhi itna appreciation ho hi jaata hai most cases mein. Agar paise kam hon toh chhoti unit khareedo but under construction ko jaane do.
