Amaravati. Since the govt moves it's offices there and not just reliant on private investments
Ofc Amravati, it's been developed as a capital city and all the offices are moving there that's why Investment are bound to be come , as for dholera it's not properly connected, road, rail,air all are under construction and it's budget is even less than gift city and investors are not attracted cuz of lack of manpower right now it'll take at least 10 years to kick start

Moreover, Zoho is to invest $700 million for chips. Key global players like ReNew Power, Tata Chemicals Ltd, Hindustan Petroleum Corp Ltd, and Torrent Power have invested in various projects within Dholera, focusing on renewable energy, manufacturing, and logistics
Amravati faces stiff competition from Odisha ports, Chennai, WB and its own Vizag. Odisha is a better investment on the east coast today. Odisha sits on the best priced labor market in the nation, with major port potential. It is also Hindi friendly, which will help it attract even more workers.

Development is toooooooo slow. It seems they would need 100years to develop the whole city. I invested in Dholera but not at all happy with the progress. They have been developing TP2 since 2016 (more than 8 years) and that is only 22 sq. Kms. And the whole city is 920 sq. Kms. They need to start developing all the TP simultaneously else all is waste.
Vande Metro will connect GIFT/Gnagar/Abad to Dholera. Top speed of 130 km/h over distance of around 110 km. GIFT City has become too expensive, everyone will be migrating to Dholera. Dholera property prices will skyrocket.
