Also, each video will usually provide at least one laugh. For me this week, your reaction to the barking dog was it! Thanks for what you do and keep it up. Nick, with all due respect, this house is not full of "stuff," it is full of art, stories and antique furniture! (No artist would want his art or patrimony to be referred to as "stuff.") This is a veritable artist's studio/gallery/living museum! How heartbreaking that after 100 years, he does not have descendants who will take it over, cherish his legacy, and continue the family tradition. Love your enthusiasm in describing it and focus on detail. Thank you! ♡

A joy and a privilege to see this apartment. Extraordinary detail, and so beautiful in so many ways. If was there, I think I would just spend hours taking one or two steps forward at a time, then stopping to say "wow!! ... just have a look at this, and this and this"... over and over. The apartment and its content is a exquisite work of Art. Huge sense of tradition there.. I can only imagine a traditional italian meal prepared in that kitchen by the owners would be amazing. Nice to hear your italian banter with the owners. The dog barking was startling and humourous alright.
I’m speechless…I’m from the USA, and the incredible age and patina of this home is so stunning. And, yes, I know there’s buildings in my country from the 1700s. I have to say this gentleman’s art is really amazing, too!

This is amazing Nick. Quintessentially Italian, and Tuscan in particular. It was clearly not meant to be a private flat but, as you said, part of a canonica, or a residence for a high rank clergyman. You would not find that kind of ceilings in a private flat, in particular the first room and the kitchen. I expect one can find a lot of documents in the town's archives about the history of this place. It originally consisted of three huge rooms plus the room with independent access to the stairs. Being listed, very few changes can be done to its structure, but a lot can be done to bring it back to its magnificence. It is a place for true lovers of Italy, antiquity and atmosphere, not a place that one can transform for practical purposes. The town, Sansepolcro, is an open air museum itself and famous for being the birthplace of Piero della Francesca. So, this would be a shrine within a museum of art diffused everywhere. Just the idea makes you feel dizzy.
I've got to say I agree with Colleen and I'm going to watch this again straight away, it is such a fantastic apartment. If I was going to move to Italy, this would be the place for me. In my head I can see how I would use the rooms. Loved the cat just watching you and not moving.
What an incredible apartment! Oh my word, we both gasped when we saw that coffered ceiling... absolutely stunning! The architectural features of the place just speak to us. We envisioned what we would do with some of the rooms. What a treasure it would be to take a place like this and give it the love and respect it deserves. Clearly Paulo has an amazing talent. It's a bit sad to see that he is selling his family home that holds so many memories over three generations. Hoping that whoever buys this place will truly take good care of it. A small matter, and this may be to preserve privacy, but I would have liked to get an idea of the streetscape leading to the apartment. Whilst thoroughly enjoying this beautiful tour on my cell fone and was right in there capturing all the detail, I literally jumped and inadvertently tossed my fone when the dog popped up and barked!! Nick your so great at this I always look foward to the next property you’ll show.This apartment is amazing . I think I would make the big living area a proper living room keep the first bedroom you showed on the right a bedroom and the middle bedroom would make a gorgeous dining room with that little door leading to the kitchen perfect. I would them make the next bedroom into a master with like you suggested a beautiful new bathroom. I would also make that outdoor space into a beautiful outdoor space with big dining table grill lights flowers and plants and some kind of a water feature like small fountain.So many possibilities with this place.Thankyou once again from coastal Maine in U.S.A
Wow Nick, just amazing. LOVE the doors before you even got inside. The entry room with the art is great. Every home you show has had its own wonderful attributes. But up into the apartment- I love it all of the antiques. But that ceiling is just amazing. I'd have to have a sofa and just lay in it and stare at that. What do you mean by "listed"? Does that mean historical? The kitchen ceiling is just an amazing work of art. But then the lower "studio" WOW its going to take them 2 years to empty it! I have to say I never considered an apartment for the Italian dream - BUT this one has unhinged my thinking. What a fantastic property, needs quite a bit of work but easily liveable for a couple of years. Did I miss the location? will have to re-watch.

Such a reasonable selling price. Im all ready dreaming of changes. Off from your entrance a huge bedroom , full bathroom..With a partial kitchen. .Im sure this will sell this week.
Give Paolo our compliments if you see him again, Nick. It is a great apartment but could use another bath as you said. That salon ceiling is to die for! The price is actually good. The dog actually startled me too. Lol
It would be interesting to see the walls behind the shelves opposite the newer divider wall. Bet the frescoes continue on that wall as well…no hallways so they probably inter-connected just like the doors along the window wall. Bathroom was an add, of course, since the concept of a bathroom didn’t exist till late, late 1800’s. And cooking in the Cocina would have been in the fireplace area when originally converted to apartments originally. When it was all one residence, there would have been a large kitchen on the ground floor. Also, I doubt the living room is the only room in the building with a similar paneled ceiling. Just unbelievably beautiful and the “stuff” wasn’t bad either!!!! Could spend days just looking around at art and other items collected over the last 100 years…1920’s…

And that common area upon entry--are there other apartments sharing that space, and the current sculpter/owner is just displaying his artwork there (i.e. it does NOT "belong" to the apartment)? Wow Nick, just amazing. LOVE the doors before you even got inside. The entry room with the art is great. Every home you show has had its own wonderful attributes. But up into the apartment- I love it all of the antiques. But that ceiling is just amazing. I'd have to have a sofa and just lay in it and stare at that. What do you mean by "listed"? Does that mean historical? The kitchen ceiling is just an amazing work of art. But then the lower "studio" WOW its going to take them 2 years to empty it! Ok Nick I am going to buy my lottery tickets right now. Thank you for another super tour. Xo

I have to say I never considered an apartment for the Italian dream - BUT this one has unhinged my thinking. What a fantastic property, needs quite a bit of work but easily liveable for a couple of years. Did I miss the location? will have to re-watch.

It would be interesting to see the walls behind the shelves opposite the newer divider wall. Bet the frescoes continue on that wall as well…no hallways so they probably inter-connected just like the doors along the window wall. Bathroom was an add, of course, since the concept of a bathroom didn’t exist till late, late 1800’s. And cooking in the Cocina would have been in the fireplace area when originally converted to apartments originally. When it was all one residence, there would have been a large kitchen on the ground floor. Also, I doubt the living room is the only room in the building with a similar paneled ceiling. Just unbelievably beautiful and the “stuff” wasn’t bad either!!!! Could spend days just looking around at art and other items collected over the last 100 years…1920’s…
Hi Nick--as usual, a wonderful tour! I hate to ask, but the interior is really confusing--would it be possible to get a floor plan? And that common area upon entry--are there other apartments sharing that space, and the current sculpter/owner is just displaying his artwork there (i.e. it does NOT "belong" to the apartment)?
