Pros and Cons of buying property on Lava Zone 1 and 2 on Hawaii Island

  • Have you seen property or homes for sale on Hawaii Island with a price tag that just seems too good to be true? Chances are, that property is located in risky lava zones 1 and 2. We discuss the pros (PRICE anyone!?) and the cons (LOSING YOUR INVESTMENT anyone?) and ways to mitigate risk and things to consider, such as insurance.     Thank you for the update! We have family in keaau who told us “it’s not a matter of IF your house in lava zone 1 will get destroyed, but WHEN your house will be destroyed”.

    How about an episode about crime theft and drugs in East Hawaii that could be good information for buyers!

      Property theft like car break-ins, burglaries are rampant in Puna. If you need drugs, just drive around and look for places with 50 broken down, rusty old cars and congrats, you've come to the right place. I would love to see a video on Puna crimes and drugs from a realtor's perspective though. After all, they are the ones who go past these areas everyday showing properties to their clients.

      Thank you for your updates and willingness to be honest. I've been a Realtor in OR & WA state since 2005 and really appreciate your information. I'm looking into a retirement or 2nd Vacation home. Can you give a ballpark of what the insurance cost difference from lava zone 2 & 3 may be. Thanks so much!

    As a 33 year resident still living dead center on zone 1, it’s my understanding building on said zone will negate getting a building permit , let alone insurance. Please stay wherever you are , the lava is 1000% coming back here, so I can keep enjoying capital gains free serenity!PS: if your small brain feels more comfortable on zone 2or3, think again, if you look at lava flow maps, it’s coming there too!

    We bought beautiful home in Leilani Estates in 2016…2 years later…..under 60 feet of lava!

    I've been looking at properties in the areas you're discussing and I see a lot of partially finished homes. Some that don't even have drywall or insulation. My question is are the building codes pretty laxed in those areas? I'm thinking about buying land and building my own house and want to know how costly or strict regulations are.

      It all depends on your neighbors. If they complain..well they sick the dogs on you. If there is an HOA..they will make your life a living hell. But if you build a small home to code..no problem and affordable. I built an 850 so home to code paid for materials as I built..no loans. Paid for and legal. Worth doing it legal and small.

      Go legal and go small and stay away from hoa's.and no mortgages. Pay. As you go. You will then build only what you can afford and any loss will be self insured.😊

      Meh. Its not any more astonishing than living in tornado or hurricane prone areas. Or high crime areas. You get the evacuation order, you leave.
