    Oh super ‼️ - you've just got to go back and see the finished product : loved the fact that he could see very clearly exactly what's going where and the exact finish he's having. Most people do not have that vision ...

    Great to see these kind of self builds. Clear vision from Gavin and profits in that project even with a potential drop in house prices.
    I’ve been on the hunt for some time to find a plot in London but you often get outbid by developers sticking 15 flats on a cigarette packet.
    If you can find the right plot, you’re on to a winner!

    Liking this, cracking share. I’m just starting out on my journey, trying to learn as much as possible.
    Trying to work out build costings at the minute, but finding it tough.

    Thanks for providing something a little different than everyone elses BRRR strat videos lately. As someone who's in the fortunante financial position to do something similar myself, would you know if there was some kind of "mates rates" on the plot? Only looking in East / West Sussex for some time I'm not able to find plots with planning for anywhere near £210k. The general concensus seems to be that people are selling plots with planning for close to their final valuation with the assumption that the owner will build and live there for some years, eventually profiting from natural (hopefully!) property appreciation.

      Thanks Paul, glad you liked it! (Although a lot of my other videos are BRR 😝). Il always try and bring some new projects to the channel.
      There wasn’t a mates rate deal here, but Gavin was able to swoop in on this site when a previous developer pulled out. Meaning he was able to get a discount on the plot and save the sale.
      Having previously sold plots of land, and always keeping an eye on the market, I do agree the chances of finding a plot with planning for this price is hard / slim, but occasionally do come about!

    What is the average timeline from start to finish for a similar size projects? (from due diligence on land, planning, construction, and then sale)

    Great video mate loads of good commercial information and encouragement but as a site manager had to watch with one eye closed don’t take this as a dig because it isn’t but please wear a hard hat for your own safety might look safe everywhere but believe me it isn’t mate

    New builds with the builders I see these days very risky. If you find the right people could be a different outcome.

      Fair comment! Whether new build or not, I think so much of property investing / developing is reliant on good trades

      From PLC companies, yes. Not from small developers. We have a lot riding on the quality of our builds.

    Damn, housing markets started its down turn, he said a year or two when he comes to sell, at that time he’ll probs just be breaking even, that’s when we’ll be in the depths of the housing crash. Big expensive homes will be hit the worst. Hope he doesn’t end up fucked
