Really Superbbbbbbbbbbbbbb .!!!!! I have been watching VISHAL show. Great info provided by him .When you invite someone let the Guest speak more and then add , subtract and multiply . If you know the all the information you should be the Guest and Host too.I am not saying pretend to know nothing that will be again bad but you should not have interrupted him All the best .!!!!

In 1668 ..name was bom Bahia ( Bombay)
Some more interesting points missed in the podcast are:
1. Bombay(Mumbai) started developing by the british after the opening of Suez Canal..thats when south africa lost the trading port prominence to Mumbai. It became the gateway to Europe from South Asia.
2. Portuguese conversions are reason why all catholics in the western coast of Maharashtra, Gujarat, Goa have portuguese last names like Fernandez, briganza, D'cozta etc
3. Portuguese also introduced the famous Mumbai Pav and also brought in Potatoes, Tomatoes and chillies to India and Europe..the famous Mumbai Vada Pav and Pav Bhaji today have this connection.
3. 3 original Mumbai natives were the Kolis ( Fishing), Agri ( Salt Pans) and Shetkaris ( Farmers, mainly rice)
4. Parsis got such huge land grants from the British due to Opium, Cotton trade.

Fascinating insights from Vishal! The way he broke down the real estate market, especially the parts about under-construction sales, liquidity, and the super built-up vs carpet area calculations, was truly eye-opening. The tip about checking a builder's office to gauge their reputation was pure gold! I also loved the 'toh kya' hack. Wish I had known these gems before buying my first home. Would love to hear more from Vishal about different housing markets in various cities - it would be super valuable for young couples starting their journey. Brokers are basically dalals. And good builders are rare. Most of them are BCs,
Exception is hiranandani - their flats are less flashy but the quality is top notch

First time watching ur podcast sply bcoz the subject was v interesting...i am sure u both are working v hard but pl take a feedback, pl dont repeat key words that the guest speaks, it looks n feels too artificial. Be normal dont try to hard. try not to make wisecracks like itne famous ki logo ko pata hi nahi its v juvenile.
Use fillers like 'interesting', 'informative', etc instead of simply repeating words, n translating lines in hindi...
U r in the profession of communication, learn a few tricks might help.
Stop adding ur self in screen divides take long shots instead of showing ur absorbed in the conversation.

I believe a good way to identify a shady builder is to take a note of how easily they get offended over simple arguments in favor of home buyers and look at the number of defamation cases that they have filed to scare and suppress voices :)

Mere total 3 flat h..usmai se 1 sale kar diya h... Aur 2 k liye bhi demand h.. But ab nhi bechna... Ye video mai jo bola uska matlab ye nhi k wo jo bol rha h wo sach h ho.. Ground reality alag h

Lekin aaj bhi rate jo nov 2023 me tha wohi chal raha hai no impact of atal Setu on flat rates is the point.
Aise to delta builder to atal Setu ke pass ka flat 1.25cr ke above bech raha hai where u can get a 2bhk in tower at 1cr
In ulwe the issue is supply is more than demand. Hence price is not increasing.
Aur tumne bahut early stage me Liya jab rates 3000 per sqft the abhi 7000 chal rahe hai. And this was not only bcoz of atal Setu. But majorly due to railway line and planned city with upcoming forecast of development
