I stayed in the Garden wing last and had a front row view of the boats going by, couldn't see the park but I loved the view.
We love BLT. We bought in when it first started selling and bought another contract a few years later after having a few kids. The proximity to MK is amazing and makes for such a magical vacation. Yes, it’s due for some updates, but we still love it. The galley kitchenette in the studio is so great and offers tons of storage. Our family has outgrown the studios, but I think they are the best!
I am from the West Coast and just bought DVC Direct at Disneyland Villas. We stayed at BLT over Easter this year through rental which I highly recommend. We loved it and plan to buy BLT most likely;y resale once finished with our Villa Contract. I hope with the refurb they would put in a restaurant other than the pool. Or at least something like a market so you don’t have to walk over to the Contemporary. I highly recommend BLT and can’t wait for the refurbishment. We did stay theme park view, as far as the parking lot it made no difference. Your view to Magic Kingdom is looking up more than down so the park is your horizon not the cars below.
I think it’s worth the hype, love that you can just walk to MK!!
The views are amazing, food options are great and easy access to the monorail is a plus!
Split stay there in March 2023 for 4 nights and Boardwalk for 4. Husband and I both preferred Boardwalk. When asked which he preferred, he said he felt like he was not on vacation when he trekked through the parking lot to get to and from Bay Lake. Never saw a parking lot at Boardwalk. Studio room was very cramped as kitchen takes up a lot of space. We had baby gear and there was minimal storage.

Back in the late ‘80’s and early ‘90’s, I believe the Polynesian had a parking lot view listed room
If it were 1975 and a fresh satellite view of anywhere in the world wasn't available, then a parking lot warning might be warranted, but it's not 1975.
The parking lot is definitely a wart on the view but you get the park, lagoon, and fireworks to balance it out.

We did a tour of the room and wandered around the resort about a week ago here on the channel.
Lake view is awesome at Baylake, just sayin.
