Such a nice property. I like the mix of stone (from the little storage room to the dry walls), brick (the tiny pillar holding up the old arch and the fabulous vaulted entry) and tile (the ceramic floors done in two styles). I can imagine myself spending a lot of time tending the olive trees. Nick, the variety of properties you show is amazing...an upscale apartment in a town one week, then an ancient castle, and now a farmhouse. Fantastic! Thank you!

Hello Nick, Right, I would just love to live in the upstairs so far. One bedroom for me and one for my studio. OMG a dishwasher even! Oh and downstairs with high ceiling and incredible tiles would be the art gallery. Beautiful herringbone tiles and books! Yay! Air conditioning. Swimming pool. Oh French doors....I am in heaven! I love these tours, smelling the land, church bells, little flowers! And I am smiling and giggling! These tours do my heart so much good. Kitchen is perfectly usable. I really like the look of the upside down tiles. Harder to clean, but better traction, and very pretty. I’m torn on painted ceilings. I don’t like them painted, but appreciate how much light it reflects and the feel of cleanliness. I’d have prolly painted those myself. It’s a beautiful, overall, offering at a reasonable price in a great location!

that kitchen is simply adorable! and i love those floors! it is that authentic look and feel all the way through that draws me :) it is so grounding - and my kind of home - the kind of personal space i would not want to leave. the floor in the living area is a work of art. i would not change a thing with all that wonderful charm! the surround of the olive trees and the landscape of beautiful italy make this place idyllic in my mind. it speaks to my heart! thank you nick for another tour well done! it's your kid in a candy store delight as you do these that make me smile and enjoy it emmensily!!!
I think the price is right for this property. Especially because of its location. It's a great little hideaway! It's perfect for those who want to get away from city life, have a nice piece of land to grow some veggies, maybe have a few chickens, and just enjoy life as it is. This is perfect!
Fantastico. What a beautiful unassuming property. Close to Lago Trasimeno, Cortona and as you say, the train to all points beyond. A caffè and lunch away from either coast, if you aren’t entertaining in place. So easy for visitors to come from every direction. I know I would be around for the olive harvest weekend. Great video! Those tiles are beautiful. Having been involved in tiles for many years I used to tell customers to turn terracotta tiles upside down to give an age effect to new ones. 😉 having retired for six years now I still have a passion for tiles 👍

My jaw just about dropped to learn how low the price is (compared to many Canadian locations)! It's so lovely and rustic, and I'd give up my two wish list items (tub and a wee window over the kitchen sink) to embrace its charm, and level of quiet the beautiful, relaxing outdoor space provides (one day 🙏). Oh, Nick! You've done it again. Your descriptive tours, always emphasizing what's great about a property and a dwelling? These have become a guilty pleasure when I need a break from daily tasks. Then, sometimes? After watching you tour, I pop Under the Tuscan Sun into my DVD player - yes, I have one that still works! Thank you again for appealing to the best of my imagination. This house would be perfect for me, solo, with ample parking for a tiny little clown car to drive into Cortona. My Saturday afternoon and trip to a local Aboretum is now dialed in for a fun afternoon. Love the plentiful, natural light! The flooring is sublime. Radiators! I have an antique farm table for much like that one in my work space. This is the perfect place to work on my next book. At minute 13, I want to know the price!
NICK!! Absolutely lovely place! Now.. Where do I start?? The entrance staircase area..much! Superb pice of history!..the first thing I noticed when you walked in..the floors!! Bravo bravo bravo. To the tileist!(if that's a word!lol) !kitchen..again that aclove like fire place and as I'm watching this video..I was about to comment on the kitchen table and you went right back to it! It's truly a one of a kind piece! The jack n Jill bathroom. I would nake the first bedroom into an office. That sink n piping..so different! The second bedroom tge decor! Those wooden barrels for night stands! So smart! I love the color patterns they chose for the furniture thru out the house as well (wardrobes. Dresser etc) that indow rod above the door in the reception area! That arch!!!😍😍😍 I have to comment as I watch. Then you took us back outside..sigh..simple breath taking that walk path to the pool area. The tall tree trio in front the house... Perfecto! And the stone walling..again..I just want to hug it 🥰🥰🥰 rustic history.in its natural element. Oh, wow..that's a huge place the barn they converted! I changed my mind about the first bedroom. That would be my office space/ a guest house. Wow, this was a treat, Nick! Thankyou!! Even where you were leaning while discussing the house details/price, is charming. Then you said the price is right on spot for the asking! Good job done!!🎉
It's perfect Nick! My other half is already doing the math. We're deciding on what kind of Fiat or Vespa to get but we're just short of a couple years till retirement. What a dream this would be!

First of all: yes, you have to get back to the phenomenal castle and film that hidden tunnel for us. Would you please do so, Nick?? Second: the farmhouse of today's tour is really beautiful, in true and authentic rural Tuscan style with a very decent size. Love all the details, especially the very peculiar flooring. Nick, I love this one, the fireplace in the kitchen ❤️ It's not overwhelming, it's simple as you say, simply beautiful is what I say. I see myself in the downstairs having a glass of wine after a fine meal I've just finished cooking! Yes, this one is definitely in my taste and comfort zone,this is my favorite so far Nick, I love the door leading outside from the bedroom! Can you hear me snoring anyone?!. Walking barefoot to the pool in the night air... The patina on the furniture is so beautiful. The floors! Bathrooms are perfect. The courtyard with the outdoor barbecue?!!

Quite a Cheerful Place 🍷🌺🍃🌿 Loving all of the tall ceilings and wooden beams. Lots of fresh air all throughout. And of course, those Views. Priceless, really. The little courtyard area just outside the kitchen will be SO lovely especially once the trees are in bloom. And yes, a fabulous area for dinners and enjoying the outside. Reading some good books, (just now finishing up the always Brilliant Elena Ferrante's latest novel along with her Memoir "Frantumaglia" and of course some Italo Calvino would be needed), sounds nice too! The kitchen is such a bright airy space and yes that table is quite special, the appliances, in my opinion could use some updating. Though the sink almost looked to be soapstone with a copper faucet? The downstairs den floors are really beautiful! I do love that terra cotta stone work. Very Nice indeed! Really what sells this Property is the absolute sense of serenity all around. If the birds are Happy you know it's a good one 🐦 Taking the stroll to the pool, (such a great size for swimming laps-although seems to need a bit of cleaning-an easy fix ), was really a peaceful transcending experience. Just the quietude and greenery is a rare and coveted thing nowadays. The birds and Olive trees make this a keeper. The indoors is sturdy, nice and simple though to my eyes it could use some updating- painting the walls-possibly some murals even? Or just adding some color; still possible while keeping the historic value. Nothing major needed. I just had such a good laugh though when Nick started talking about what he will be putting in HIS Man Cave 😂 "a little tractor and such," Nick, now be honest, you are planning on placing a bid aren't you? yes but it is in tuscane which has higher prices than most surrounding areas. It also depends on location near big cities, railways, seaside, how many rooms, do the bathrooms need renewing etc. But yes I think 650 is a big high although it has a pool, outdoor office/room spaceand 100 olive trees thus own olive oil year round. I think it may perhaps go for around 600?
@@mradventurer8104 I think it needs to be under 600K. I just think it’s too much when compared with all the other great listings I’m seeing in that general area. There’s a lot of supply (it would seem) so there’s not any scarcity in the market. It’s a lovely house, but I don’t think anyone is going to pay a premium for “100 olive trees” 🤷♂️

I think the runaway winner here is the land surrounding the property! So much to do for the green thumbs, and the views are amazing! The secret room below the terrace would be great for a man cave, as you said, but I was thinking in-law suite as well? The main house was very rustic, agreed again, but a few decorative changes could very quickly change that, if you were inclined to do so. All in all, a well presented property, but I am questioning the price. Obviously I don't know the Italian market, but my house is twice that size, on the same amount of land, in one of the hottest markets on the planet right now, for roughly the same price. Lovely, quirky house! I was thinking how to create a more functional kitchen to really cook and serve many (not just for short holidays) and I think I'd swap the location of sitting room and kitchen around. That way the kitchen would have ample workspace and be on the ground floor with garden access and big glazed doors, and you'd walk into a sitting room with open fireplace, and really easy to furnish as such. Makes more sense to me. Would take some work but worth it. The alternative would be placing a counter heigh unit along the banister in the kitchen (theres depth enough next to the door) with either the sink or hob and a smaller round table in the center of the room. Those exterior spaces are important to this property, including mentioned barn, as the house is quite compact, effective living space. The barn would cater to the olives, landscape kit, the first could be a larder and potting room (or pottery space) and the big room by the pool could be kitted for entertainment, summerkitchen, gamesroom, sleeper sofa for extra guests, or work perfectly as an artist studio/music studio/home business office separate from the house. There's so much relaxed charm here, the entire place is just waiting for someone to put their stamp on it and give it that homey lived in interior deco layer of art, textiles, and lighting. Beautiful location! The pool and well make this property very luxurious in an entirely understated way. I like that alot.
@@italianproperty I was thinking, if one only needed 2 permanent bedrooms, putting a door in the ground floor one, towards the east, would also make sense. No need to go around the house or up and down to get in with groceries to the downfloor kitchen, and nice to have that walk-through possibility. Subject to permission of course. The main social areas would then be downstairs and upstairs more private sleeping and lounging area. I loved the simple rustic materials and the lay out is fine if you just alter the use of the spaces. If you did need a "granny flat bedroom" perhaps the storage space next to the Wisteria could be converted? There's the other outhouses for storage.

My jaw just about dropped to learn how low the price is (compared to many Canadian locations)! It's so lovely and rustic, and I'd give up my two wish list items (tub and a wee window over the kitchen sink) to embrace its charm, and level of quiet the beautiful, relaxing outdoor space provides (one day 🙏). Oh, Nick! You've done it again. Your descriptive tours, always emphasizing what's great about a property and a dwelling? These have become a guilty pleasure when I need a break from daily tasks. Then, sometimes? After watching you tour, I pop Under the Tuscan Sun into my DVD player - yes, I have one that still works! Thank you again for appealing to the best of my imagination. This house would be perfect for me, solo, with ample parking for a tiny little clown car to drive into Cortona. My Saturday afternoon and trip to a local Aboretum is now dialed in for a fun afternoon. Love the plentiful, natural light! The flooring is sublime. Radiators! I have an antique farm table for much like that one in my work space. This is the perfect place to work on my next book. At minute 13, I want to know the price!

NICK!! Absolutely lovely place! Now.. Where do I start?? The entrance staircase area..much! Superb pice of history!..the first thing I noticed when you walked in..the floors!! Bravo bravo bravo. To the tileist!(if that's a word!lol) !kitchen..again that aclove like fire place and as I'm watching this video..I was about to comment on the kitchen table and you went right back to it! It's truly a one of a kind piece! The jack n Jill bathroom. I would nake the first bedroom into an office. That sink n piping..so different! The second bedroom tge decor! Those wooden barrels for night stands! So smart! I love the color patterns they chose for the furniture thru out the house as well (wardrobes. Dresser etc) that indow rod above the door in the reception area! That arch!!!😍😍😍 I have to comment as I watch. Then you took us back outside..sigh..simple breath taking that walk path to the pool area.
The tall tree trio in front the house... Perfecto! And the stone walling..again..I just want to hug it 🥰🥰🥰 rustic history.in its natural element.

Second: the farmhouse of today's tour is really beautiful, in true and authentic rural Tuscan style with a very decent size. Love all the details, especially the very peculiar flooring. And the olive garden around - well stunningly beautiful but needs lots of love and work...*sigh*

Quite a Cheerful Place 🍷🌺🍃🌿 Loving all of the tall ceilings and wooden beams. Lots of fresh air all throughout.

The little courtyard area just outside the kitchen will be SO lovely especially once the trees are in bloom. And yes, a fabulous area for dinners and enjoying the outside. Reading some good books, (just now finishing up the always Brilliant Elena Ferrante's latest novel along with her Memoir "Frantumaglia" and of course some Italo Calvino would be needed), sounds nice too! The kitchen is such a bright airy space and yes that table is quite special, the appliances, in my opinion could use some updating. Though the sink almost looked to be soapstone with a copper faucet? The downstairs den floors are really beautiful! I do love that terra cotta stone work. Very Nice indeed!
Really what sells this Property is the absolute sense of serenity all around. If the birds are Happy you know it's a good one 🐦 Taking the stroll to the pool, (such a great size for swimming laps-although seems to need a bit of cleaning-an easy fix ), was really a peaceful transcending experience. Just the quietude and greenery is a rare and coveted thing nowadays.
The birds and Olive trees make this a keeper. The indoors is sturdy, nice and simple though to my eyes it could use some updating- painting the walls-possibly some murals even? Or just adding some color; still possible while keeping the historic value. Nothing major needed.
I just had such a good laugh though when Nick started talking about what he will be putting in HIS Man Cave 😂 "a little tractor and such," Nick, now be honest, you are planning on placing a bid aren't you?

yes but it is in tuscane which has higher prices than most surrounding areas. It also depends on location near big cities, railways, seaside, how many rooms, do the bathrooms need renewing etc. But yes I think 650 is a big high although it has a pool, outdoor office/room spaceand 100 olive trees thus own olive oil year round. I think it may perhaps go for around 600?
@@mradventurer8104 I think it needs to be under 600K. I just think it’s too much when compared with all the other great listings I’m seeing in that general area. There’s a lot of supply (it would seem) so there’s not any scarcity in the market. It’s a lovely house, but I don’t think anyone is going to pay a premium for “100 olive trees” 🤷♂️

I think the runaway winner here is the land surrounding the property! So much to do for the green thumbs, and the views are amazing! The secret room below the terrace would be great for a man cave, as you said, but I was thinking in-law suite as well? The main house was very rustic, agreed again, but a few decorative changes could very quickly change that, if you were inclined to do so. All in all, a well presented property, but I am questioning the price. Obviously I don't know the Italian market, but my house is twice that size, on the same amount of land, in one of the hottest markets on the planet right now, for roughly the same price. Lovely, quirky house! I was thinking how to create a more functional kitchen to really cook and serve many (not just for short holidays) and I think I'd swap the location of sitting room and kitchen around. That way the kitchen would have ample workspace and be on the ground floor with garden access and big glazed doors, and you'd walk into a sitting room with open fireplace, and really easy to furnish as such. Makes more sense to me. Would take some work but worth it. The alternative would be placing a counter heigh unit along the banister in the kitchen (theres depth enough next to the door) with either the sink or hob and a smaller round table in the center of the room.
Those exterior spaces are important to this property, including mentioned barn, as the house is quite compact, effective living space. The barn would cater to the olives, landscape kit, the first could be a larder and potting room (or pottery space) and the big room by the pool could be kitted for entertainment, summerkitchen, gamesroom, sleeper sofa for extra guests, or work perfectly as an artist studio/music studio/home business office separate from the house. There's so much relaxed charm here, the entire place is just waiting for someone to put their stamp on it and give it that homey lived in interior deco layer of art, textiles, and lighting.

@@italianproperty I was thinking, if one only needed 2 permanent bedrooms, putting a door in the ground floor one, towards the east, would also make sense. No need to go around the house or up and down to get in with groceries to the downfloor kitchen, and nice to have that walk-through possibility. Subject to permission of course. The main social areas would then be downstairs and upstairs more private sleeping and lounging area. I loved the simple rustic materials and the lay out is fine if you just alter the use of the spaces. If you did need a "granny flat bedroom" perhaps the storage space next to the Wisteria could be converted? There's the other outhouses for storage.
