The first thing to ask is OC - Occupancy Certificate without which a building is not legally approved to live. For underconstruction buildings since OC comes after completion RERA is very important to have
If a building doesn’t meet 20% 30% population Govt will not give any OC
They can change the plan , bye the time we realize it's too late. They say 60 percent greenery but they do not stick their plan.
So even if costly better buy after launch only I feel.

If looking for investment then stay away from sarjapur, there is a huge oversupply of land as well as apartment so not worth for investment.

I am also from Odisha and looking for a 2 BHK flat nearby Sarjapur Road or Whitefield area within a budget of 70-80 Lakhs.
Mostly I am looking for under construction or ready to move flat. Let me know if you guys have any references.
Check modern spaaces engrance project. Already in my channel you can check the project.
That is personal choice as per my opinion prestige floor plan is not good at all , I really like modern spaces engrance floor plan.
@@SoumyasLife but have you seen thier property layout.its like in chunks. Modern engrace1 looks like small builder has taken some area and then there is gap and engrace 2 starts. Majority of amenities are in engrace 2. Upcoming development are mentioned as future which doest bring clarity to buyers means buyers doesn't know what would come at this place after 3-4 yrs.
In comparison to this one there are others like bhavisha Goldberg, sawpaurnika flamenco which are middle scale builders coming in good layout including all.major amenities

@@shabby348 I visited the modern space project and saw their plan and model house. Engrace 2 plan is good which comes with all amenities but Engrace 1 is totally different from Engrace 2 .
Also they have mentioned future development for few areas which are not even builder’s owned land as of now and they are planning to buy that land.
I also visited the wonderwall propject. I liked the plan and location wise it’s good as it’s nearby Sompura gate but price they are quoting now 70 lakhs for 2 BHK of 1198 sqft.
