If you are building a base model, nothing special or super fancy, new, and well built home, you will be safe to estimate $150 a square foot.
300 a square foot? Your getting into the nicer show homes that the track builders build. They will have the butlers pantry, the ship lap feature, nice garage doors, etc. Here you can be in a custom cabinetry and quartz territory.
$500 a square foot on the other hand, is where you want custom everything. High end finishes, high quality, and typically things in the house you wouldn’t find in a standard home like secret rooms, an elevator, or a copious amount of important finishes that you just have to have.
Take into consideration that I typically build and sell my homes from $500+/sqft, there are many factors that come into play that often bring people up above that range.
So there are so many differing factors affecting home building prices, that it’s impossible to have a one size fits all that works everywhere. Instead, there are some important factors that you need to consider if you want to dive deeper and get a clearer view of estimating you build.
These factors are: Location, Size, Labor, Material
Location: A hot market is exactly that. Things cost more. Its more expensive to build, its more expensive to buy, and its more expensive to hire builders. If you are in a hot market, you have to realize that your labor costs, lot costs, and even material costs might increase substantially. For an easy example, think about the difference in building cost in a home in Orange County California, vs in Saskatoon, Saskatchewan. A 3000 sq ft two storey home might go for 600K in Saskatoon vs. 6 million in orange county.
Size. Building a smaller home will generally mean it will be cheaper. But remember that you will always have a base price to simply get them onsite. Also, building bigger might mean more complex construction, uncommon material and specialized labor.
Labor: You should know that builders are NOT all the same. Anyone builder can build you a house, but not everyone can build you a well built house. Also, if there is a labor shortage, be prepared to pay a premium to get your project moved up to the head of the line.
Material: They say that 80% of the home is invariable. meaning, the cost is pretty much the cost. The same 2x4 costs the same in an average house, as an luxury home, and the same concrete used costs the same as well. Where the biggest jump comes is in the finishing costs. That 20% of variable costs can mean the difference between a 900K build and a 1.2 million dollar build. Хобби
best ever honest estimation , better than good Friends :( , as i am kind of same business, in the beginning no body gave me explanation as you gave here... i know plus minus always there what you select you pay. but pretty close. thanks

Thnc dude wheres all the framming at today i hear colorados booming?
Im no building/ blueprint reading pro however, im from ct however back in the 1990s colorado was building thousands of new homes all precut lumber and trussess for the roof framming and when i was there working it took us framming crews 1 week to fully fram a house, the rough framming including doors and windows. And before i left i personal read the blue prints to 3 homes and me and just 2 guys frammed 3 houses are selfs for this guy who in return just sold them quick it was unbelievable.1st i know for a fact the simpler thhe design of a home for instance building a square or a simple rectagle with precuts studs, basic plywood flooring, then build another floor on top of that and cap it off with precut trussess or even rafters however i prefer trussess there quick and a lot easier. There simple toe nail each end your done..angways im talking keeping everything simple but practicle theres no need for elevated walls/ jogs/hips/etc esp if your on a budget and if you want more square feet of actual living space from homes say somthing 30'ft wide by whatever 50' ft long or 100'ft thats a 3000 square foot home now if you just keep it simple and ad 1 floor on top of the bottom now you have a 6000 square ft home whats great is somthing 30' ft wide all you need is 1 beam running all the way down the middle of tbe basement floor to start running your joices etc its simple then the same for the 2nd floor if you rather have all that square feet or whatever the point im making, if theres somone out there who actual has the cash to buy the property out in colorado where the market for saling homes is such a fast turnover rate from what ive been hearing, if somone can purchase this land property , i will fram the homes ( only if there simple but practical)do the siding and roofing and sheetrock , wed have to put a crew together which i can prob do / or you or whatever..a cut man, layout man, patrs guys(a couple laborers its a done deal...
In my area here in California one has to get a building permit fee for about 5 to 6 thousand. BUT then there's all the other fees that you HAVE to pay to get a permit. Water connection $20,000, sewer connection $10,000, school fees $6000 +, other development fees...final bill $75,000. By the time you buy the lot, pay for the plans and fees, your out over $250,000. Now you can start digging for your footings. 30 years ago you could have a very nice completed home for less than tha.
@@EmmettLeoHomes I want to build my home in the next year or so, but I'm on a very tight budget. Lots are around 20,000 for a 1/4 acre and the general pricing is pretty standard, nothing high. 2 bedroom is sort of my ideal (3 if we can squeeze that in) but it would only be me and my wife. 2000 sq/ft is way bigger than we need though for two people. (We were thinking 1 master, 1 office and an extra for guests)
I know you can't do very much, but what would you expect on a build like this?
Thanks!

My story:
I don’t want to spend years renting an apartment or house that’s at least 10k a year . I am 14 I probably shouldn’t be worried about building a house right now . I just want to learn every pro and con and everything I need to know so that when I do get the age to build my house it won’t be so difficult. I’m already saving ahead it’ll be a helpful for future financial services. I’m gonna take notes and hopefully the notes will be very helpful in the future. My budget will be around 200,000 imma try to reach for 400,000 but time will tell. Thank you for you video.
you're very smart and wise
Save up for a house hun! Love that you already think this way!! I’m 20 and just started 1 year ago and I’m up to 6k. If I started at your age, I’d have so much more!!! Probably would have started plans already.
Ask your parents to open a savings account for you!(:
Eyyy same
Here is a suggestion: purchase a 4-unit property. If you do it right you can live in one of the units nearly for free with as little as a 3% down payment. In addition, you will get significant tax benefits.
Definitely do some live breakdowns with actual projects or what you think it would cost to replicate an existing home. Great content! Looking forward to more

Yes. Super helpful! Thank you for framing things the way that you did. Compartmentalizing the process as you did with a generic example is the type of language that the majority will benefit from. I am building a custom 2000 sq ft structure right now for about $115 USD sqft. How?
1. I am my own general contractor
2. I am my own HVAC contractor
3. I am my own excavator/trench operator for electrical, nat gas, water, sewer.
4. Kept the kitchen small / IKEA
5. Finding materials at wholesale or deeply discounted (e.g. hardwood flooring for $2.08/sq ft)
6. Monitoring every line item and expenditure.
That said I have made mistakes, but mostly pretty small ones.
I still have 8-foot doors on the ground floor, 3-layer insulated garage doors, tile baths and showers, shiplap in the bathrooms, wood finished cathedral ceilings and other high-end finishes.
The only item where I am exceeding your stated cost is electrical. This is in part because I am installing two vehicle chargers, heated floors in the bathrooms and lighting and outlets, both inside and out, beyond what is typical.
Andrew Diamond $115 is great! I usually build at $100-150 per sqft
Overpriced
@@jp3354 Have you seen it? 2x6 framing, Hardiplank and brick, Rockwool insulation, premium materials and craftsmanship throughout.
So quick to judge something that you know nothing about there, J P. Sad.
Can I ask, what is your background? I am not afraid to get my hands dirty, but worry that I won’t do something to code and will pay for it later at resale, or worse if somebody gets hurt. What all can a homeowner do without a license? I have done tile, very basic carpentry, and concrete before, and have electricians and plumbers in the family. Only have a $120k budget for everything, though, including the lot.
@@nobodynohow8039 I pull permits and read up (and watch a lot of RUclips) on stuff that I intend to work on. I'm an IT person as a job, but have worked in construction a bit when I was younger.
In North Carolina, a homeowner can pull a permit and do anything, as long as that homeowner 1. Lives in the home and 2. Continues to live in the home for one year after project completion.
Inspections here are pretty good, and they catch some mistakes. I'm not anywhere near burning something down or anything like that, though.
$120k is very tight. It might be easier to find a fixer-upper in the $80-$100k neighboorhood and work on that.
$85k for interior finishes
I paid $58k for my entire house. Lol
That fully depends on your area and materials that you pick!!
what area did you build nightmare?

It’s like asking a car dealer how much to buy a car. They wont quote what they can buy it for they quote what they can sell it for. It’s there secret the true cost. Iam in a booming area and a builder will build for around $80-$90 a sqf for a basic nice house that does not included water, sewer and land prep and thats with them making money. Most builders are trying to make a ton on you.
Also if you want to really know get a set a plans and get a builders spec sheet and just bid it out, you will see how much builders are trying to make on you
Builders are like anyone else. There are good honest builders, and there are crooks and everything in between.
We build open book cost plus so the client knows what we spend and what we are making.
Too many people don't want builders to make any money while working for them, but forget that they need the builder to remain profitable and in business to maintain and hold up the warranty, and potentially help them down the road.
My suggestions is get to know the builder first. Who they as people, is probably how they are going to be as builders. Thanks for watching!
Great job, Thank you for making such a great video.
Thank you so much. I appreciate it. Thanks for watching!
Honestly thanks a ton for starting with a quick answer then diving deep - super useful format
Glad you think so!
Great video- I was wondering about a few things: Generally how is construction pricing affected by replacing large areas of standard wall with large windows? Radiant floor heating vs central? external/internal french drains? - Thank you!!
Willard Umphrey if you are replacing a standard wall, with a wall of windows, you are looking at any wagers from 5-10x more in pricing.
Heating and cooling depend on the home and what extra you would have to add. Adding central air to a forced air system is easy. Adding central air to radiant floors, (not cooled piping) would need a completely separate system installed.
Drainage depends mostly on location and ground requirements. Internal drains are often not used where we are due to code requirements and it being outside the norm for installers.
You will find that anything that is not typical is usually more expensive and harder to find installers that know what they are doing.
You can create an amazing home if you focus on the design of applications and efficiency aspects rather than simply the finishes.
Thanks for watching.

When someone quotes $150/sqft, does that average include the lot cost, foundation, and utility hookups or septic system?
Cyndi Dickerson Usually foundation, to handing keys over, but it depends on who’s building it. It may include septic tanks/system, it may not. Utility hook ups are generally included.
Generally it does not include the lot price, but it may if the lots are DIRT cheap. Yup. That’s a dad joke.

Overall a good video. I think what might have helped is some animation that kept track of the costs as you were saying them - with a running total cost shown at all times. @@ibtuspojhmoobxwb7447 Is the $150.00 per sq foot to build on your own property that already has level lot and water and sewage and power and concrete drive? Thank you for sharing your insights. It was a very good breakdown. One question... I live in the tropics and as such is preferable to build with cinder blocks. Would that drive the costs much higher compared to wood framing? Thanks again for sharing your knowledge!
alejandropmora typically yes. But geographical... depends. If cinder block and labor is readily available, and lumber is harder to then no.
Where we live, it’s cheaper to use a siding called stucco. A cement /sand based trowel on finish.
However just two provinces over, sand is not as readily available, therefore the cost is higher for them, and composite/veneer siding makes more sense.
Understand?
On your example did you have finish basement?
Your video it is very helpful, specially for newer builders like myself! Thank you so much for doing this video!! I will be happy if you do a cost for building a high Home!! Salute
Please break down the cost of a luxury build. thank you so much.
I think you should say that this is paying a contractor to build this for you. Because it costs so much less if you actually build your own house yourself.
You are paying a contractor for project management, experience (this cannot be overstated) and his or her relationship with subcontractors.
Space Ghost, Where do I start or where do I learn to build my own home? This is what I want to do and I hear significant savings can be realized.
@@christopherdavis575
There are many books available on the subject. It's true that building a house by yourself will save you a ton of money (half of the cost of a house typically comes from labor alone) but also keep in mind that without any help it will also take you 3-5 times longer to build. A lot goes into building a house and you have to be very determined to do it all yourself.
@@christopherdavis575 It will take years and you'll probably do a lot of fatal mistakes. You need skilled people that work well as a team and people with experience to accomplish anything decent 😂

We used to build custom homes in 2002 California , the going rate for a regular standard house was $100sf . That was 17 years ago and the prices for lumber have skyrocketed so has everything else. In my opinion this man is spitting straight facts, sure I can get it under $150sf but that would mean I'd have to do most of the subcontracting myself and deal with inspectors.
big dogger most people do not take this is context, or factor in their time, location, currency or finish level.
Great catch!
Thanks for watching!
Bang on Dan!!!!! I have built six homes myself, acting as the general contractor and subbing everything out on each one. Your costs are exactly what I have experienced myself in 2019. Yes I have also experienced the HOT market (2009) vs the Not hot market and there was a 25% price increase in labour rates that year. Luckily the labour market rates have dropped down significantly.
One thing you didn't mention is the cost of the dreaded DEVELOPMENT COST FEE which the municipality charges for every new house build. In my city this cost is a whopping $45,000. so that cost gets paid at the same time you pay for your building permit. Can you imagine being out of pocket $50000 before you even put a shovel in the ground.
I have been lucky on my builds to have experience only one hot market condition. On average I have built for $100 sq ft from 1980 - 1990, $125 sq ft from 1991 - 2000, $150 sq ft from 2001 -2008, $225 sq ft in 2009-2010. My cost for my last build in 2018 was $160 sq ft.
It is nice to hear that I may be lucky enough to build again for under $175 sq ft all in.
Keep up the great work.
Joseph Braia i appreciate the comment! That’s great that things have gone so well for you!
Yes, Winnipeg’s development fees are pushing developers to reconsiders great project that they would otherwise do. It’s becoming very tedious and downright thievery.

This isn’t the cost to build your home. This is the cost to hire people to build your home.
Yes. Because I am a home builder and I build peoples homes.
No offense. You’re a middle man. You’re a salesman. If you were a builder then that would mean you’re putting on your toolbelt and swinging your hammer. I’m not picking on you or anything. Much success but it’s a team effort to complete the homeowners expectations. You’re a front man. Nothing wrong with that. Good explanation of the process though. Much appreciated
Dayton barnett Ah. The old “no offense” routine.

This is a true statement. Half of that $341,000 is definitely going to labor and profit for someone else to do the work and manage the build for you.

Great video! It breaks down the cost of the build. Please do a video on the cost of custom design services (interior designer, architect, drafter, etc). What would it cost for each revision & change order? What does it cost for an arch vis rendering or VR walthrough experience? Also, you could include what it would cost to do something structurally unusual with a house that needs specialized engineering services (such as something that would require steel support beams---kinda going into more commercial-style of building technique). All of these extra topics would be very interesting to learn more about.
You bet. Great Suggestions. Thanks for watching!
Last time I was looking to build a house, the custom builder was offering to build at $55 a square with added costs for upgrades. These build prices sound insane to me.
Chris Moore what state to build?

WHOEVER THAT'S READING THIS , I PRAY THAT ONE DAY YOU WILL REACH YOUR DREAMS. ALWAYS KNOW THAT THE SECRET OF YOUR FUTURE IS HIDDEN IN YOUR DAILY ROUTINE. SUCCESSFUL PEOPLE DO DAILY WHAT THE UNSUCCESSFUL DO ONLY ON OCCASIONALLY.. which is investing persistently a little to get more
@Judith Cheryl Everyone knows cryptocurrency is not a gamble majorly for the extremely rich.. It's an invest'ment to compete with the rich and the government. Everyone can do it no restrictions.
@@maryamsuleeman3232 But anyone who is not investlng now is missing a tremendous opportunity.
@Johnny Philip I have got to understand now that. A lot of Americans don't even think about investlng little of there money and then grow there portfolio instead they wait for NFP every first Friday of every month hoping there are more employment. You guys are getting it all wrong. Start investlng.
Can the real Constitution be restored? Probably not. Too many Americans depend on government money under programs the Constitution doesn't authorize, and money talks with an eloquence Shakespeare could only envy. Ignorant people don't understand The Federalist Papers, but they understand government checks with their names on them.
@Diane Virginia Do you know the recent crypto drop I did lost. instead made a lot of profit of about 2500USD.
Great video really helfull will write this down, thankyou for informing.
Wow! This is awesome 👏 thanks a lot for this video!
Louai AL faori you are welcome. Thanks for watching!
I would probably build a modular concrete house. Not a cardboard one with fancy finishes.
Yes sir! I am going to also build a hurricane proof home. No flimsy thing
That's called a bunker
I'm sorry can we address the super hero dogs in the room lol
these prices are total BS, way higher than the truth
hyper cube ik wtf 😂
He also hits at California a few times, that’s probably his market. Prices are sky high there all across the board. Agreed you could build a home for a fraction of his quotes lol
My house is a single story 1,246 square foot home. It’s my first home. We built it for 118k
Yeah california has crazy labor prices my bother in law paid 800 for 3 ceiling fans and a smart thermosat . i payed 1000 for new 3 ectrical water heater , stove and dryer connection also in the price was included labor for new copper plumbing in az phoenix
Maybe he's just trying to show people how much it CAN cost. But he did say it'll vary from person to person. Those cheap cookie cutter homes put up 5 feet apart from each other in new neighborhoods with ikea kitchens and fake wood flooring that bubbles 2 months after you buy it, gonna be 200k to build. A log cabin style home with vaulted ceilings and custom cabinetry with real wood flooring and wainscoting and a wrap around covered porch is gonna be 4 - 500k with similar square footage. All depends on the person's budget.
I built a 1500sq ft addition in 2008, I was the GC. It was a challenge to meet the target of $145/sq ft. US
Labor was about 1/2 the total build cost. No costly mistakes, but excavating, finish grading and dump fees were a moving target. To those that think they can do it themselves...good luck. There are strict code requirements that require licensed trades to pass inspections. With a one off project there is very little leverage to negotiate pricing with the trades.
DIYers tend to shop the cheapest materials to save money. If you want a professional looking job that doesn't require rework in 5 years buy the best material that compares with the homes in the neighborhood.
This was really cool. I am quite surprised to find such a massive spread of prices per square foot for the same size house. I had imagined that a house with marble and imported tile would top the charts but the bottom $150 for an on-the-cheap home surprised me; I'd imagined much cheaper. Thanks for including the example of what sort of finish one would be aiming at for each price point because it really caused me to re-evaluate whether I would want to focus on size over quality finish.
Glad it helped! thanks for watching!
Dude what can $ 5,000 get me ?
Update: nevermind just bought my materials and labor cheap for the low price of $4,800
On a. 1,738 sq lot for $5,784
In rural america 🇺🇸

Great getting ready to build in CA can wait. Thanks for the info. My biggest fear is all of the ways contractors will try to cheat me or skimp on the work....ways I might never imagine.
Curtiss Harris your biggest defense? Education and research. Let me know if you have any specific questions!
Please find a highly rated contracted with extensive reviews and a long work history, look at their profolio/prior jobs.
We did a gut renovation on our home and the piss poor contractor we hired did a horrendous job and fucked up at least half of the money. Research like fucking crazy! Hire your >>>OWN LAWYER
thank you so much, very informative subscribed!! bro can you do video estimated cost on the 4 unit building single story, 2 bedroom excluding land???
Yes I can
Tbh something standard work for me, I just dream of having a cool secret room
Bad background muisc. Makes it hard to listen too.
Thanks for watching, despite the loud music.
Lol
Great job. Thanks :)
Learning so much! Great video!
That's great. Thanks for watching!
This is only true for high cost areas like California and New York. In the south must be $30 to $60
You are correct! Geographical location plays a MASSIVE part in pricing. Also, this is in $CAD.
Thanks for watching.
Oh makes since now. I side eyed this entire video due to the building cost here. I'm in South Carolina.
All thanks to Donna.murray103 on IG I just got
beautiful house/quality furnitures for my house

We are in the middle of a new build and I can attest that this man speaks the truth. We are using a track builder and in this hot market we are almost 100k over budget.
I hope you guys still feel confident through the process. All the best and thanks for watching!
I think the cost could vary depending what state and city your building.

Asking how much it cost to build a house is like asking what a bag of groceries costs. There is no good answer.
👌🏿👌🏿
Todd Akes Correct. A lot of variables. Thanks for watching!
This video scares off my people who wants to build their own house. Looks like he is a landlord and builder himself.....Sorry dead wrong with many of he concepts and it is misleading too..It also depends on where and how you are building the house. you are right on that part...If you are a handy man and worked with home building before, then make a good team (make sure you know a professional electrician and plumber). You can build it way way cheaper. You may see many RUclips already have built their own house
Just because it scares you doesn't make it not accurate to reality. Thanks for watching.
I'm renting to own my house. When it's ours (married) I need to rebuild. We plan on doing ourselves. So thanks this gives me an idea of how to save money.
you are welcome
Oh my goodness... even your background music is luxurious 🙂
Y’all building with hemp tho?

In SF Bay Area, expect to pay $250-$1500.
Wait for recession lol we’re already in it but wait for official announcement 😉 and then build your house or buy 😉🤷🏻♀️
The ignorance in this comment is laughable...
12345 12345 there’s no proof for this ignorant statement. Probably a millennial with no sense of Econ or finance. Just blanket statements with nothing behind them.
Max Contreras What is your proof that we for sure won’t have a recession?
12345 12345 yeah but there are many things happening right now that point to recession, slow down in house sales, slow down in freight, and people using credit cards more to pay bills and everyday mandatory things rather than lavish purchases.
Great video. Thanks for sharing!
You bet! Thanks for watching!
Using the same theoretical house, what would the difference be if you substituted full properly built brick exterior(all the way up)? Adjusted for northern state that averages $180-190 per sq ft.
