There is advantage of renting especially if u may be transferred, , other advantage is you will not be house rich and money poor, it cost lot more to own house like property tax , maintenance, mortgage interest, fire insurance, up front closing cost, if have to sell then agent cost, so unless you can pay 80% up front and able to maintain and interest rate low, then buy. You can put money in bank and earn interest if not ready to settle and have not enough money.

I am not convinced from this video, let me tell you my friend is living on rent since 10 years and now he owns nothing and there is me, We took loan and bought a plot and built a house over it now the property worth around 80-90 Lakh more than thrice the Loan amount I have taken. so its always better to own a house and create an asset rather than living on rent and also there are flats near my house which now worth twice than it was years ago so all you need is vision to invest.

Which job you are in Boss, let me know, where salary has increased every year? What do you say in times like this? may be you have not done basic EMI calculation, which every way you do, a flat on loan does not make sense mathematically.
You can choose your EMI as same as your rent or it may be a bit higher than your rent , what you will see in near future you will get h your own house and now it's up you, u can sell it , give on rent to earn money from your house. If you will stay on rent then you will get nothing in your future. It's my view. Every one should have their own view. Think about both side of a coin then take the best desision for you.

1. I think you talked about huge amount of EMI. We bought flat after calculating how much rent we are paying and how much EMI we can afford and there is not much difference. 2. There will always be stress of paying rent or EMI and we need to choose one of them. 3. In Mumbai with every agreement renewal we need to pay 10% extra rent. After few years rent and EMI are going to be equal or rent will be more than EMI and. 4. I am not able to save huge amount of money for buying house but I can pay EMI or whenever I have money I can pay some amount of principal of our loan to reduce EMI.

फिलहाल फ्लैट खरीदने में फायदा नहीं है, ये सच है। लेकिन दस बीस साल पहले जिन लोगों ने प्रॉपर्टी खरीदने की हिम्मत की वे बहुत फायदे में रहे। कुछ लोग तो प्रॉपर्टी से ही अमीर बने हुए है। अगर आप सोचो की पैसे बैंक में जमा करके मै अच्छा कमा लूंगा तो ये ग़लत फहमी है। आप उस पैसे को कभी न कभी जरूरत आने पर खर्च कर दोगे, लेकिन लोन लेकर फ्लैट खरीदने पर आप बांध जाते है, आप उसको आसानी से नहीं बेचोगे और अपनी जरूरतें किसी और तरीके से पूरी कर लोगे। इस तरह आप फायदे में रहोगे
आपकी सारी बात सही है पर अगर आदमी किराय के मकान म रहेता ह तो उसका किराय भी तो जाता ह जिंदगी भर। फिर भी उसके पास उसका मकान तो नहीं होता। मेरे कहने का मतलब ये है अगर आपका अगर किराया₹10000 है तो आप ₹10000 की यह माई वाला ही कोई फ्लैट या मकान ले कम से कम 15 साल बाद या 20 साल बाद वह घर तो आपका हो रहा है गा। जबकि की ईएमआई है वह उतनी की उतनी ही रहेगी जबकि किराया हर साल बढ़ेगा। और जब आपकी ईएमआई पूरी हो जाएंगी तो उस घर की कीमत भी तो बढ़ चुकी आपके पास खुद की प्रॉपर्टी भी होगी जो कि किराए के घर में कभी भी नहीं होगी।

1992 में मेरे पापा ने 45000 का प्लाट लेकर ऊपर 1 लाख खर्च करके घर बनाया था। अब उसकी कीमत 55 लाख है। और हम अपने घर में 28 साल से रह भी रहे हैं तो आजतक की कम से कम 5000 रू. की ऐवरेज भी लगाऐं तो इस प्रकार 20 लाख किराया भी बचा। तो भाई, (55+20 लाख) यानि कि 1.5 लाख से 28 साल में 75 लाख बन गया। 😎

I agree on this 1. If it's a flat then it's better to rent rather then buy. 2. In flat an owner and rentee dynamics are same as owner interruption vis not their. 3. Flat will have stagnancy now as far as price hike is concerned. 4. It's better to purchase plot and build house because then you will understand the real meaning of being owner.
Everyone talking about appreciation.. I agree that property always appreciates in most cases.. But the appreciation in flats or property will be beneficial only if we have an additional one.. otherwise if we are staying in the same property,it doesn't matter as we would require a roof over our head and in no way we are going to sell it unless in case of financial crunch.

Basically, what you suggest is not to have a house on huge loan. I have taken a housing loan and with the increase in income, I can now pay the installments comfortably. Even if one is trapped under a bank loan for a prolonged period, at the end he has an asset that can fetch him a lot at the time of need. Good video but missing couple of points for why to rent? The amount which we pay for rent is also 0 at the end of day. Like you mentioned registry cost while buying.. There should be some comparison of exact money 💷 associated with both options.. I'm 50% convinced with your video. 🙂
I am zero percent convinced. When I started working, I was also shocked to see people committing to 20 yr long EMIs for 20-25K. Now the rent for the same flat has gone above 30-35K. 20K per month was a big committment back then but it has become peanuts now. He has just made a lose claim of home values not appreciating. Not sure which world is he living in.

Suppose aap loan lekar wohi ghar mein rahte toh naahi rental income milega aur aap use bej nahi sakte.. Agar bejenge toh dusra ghar lene bhi paisa jayega. Mere hisab se agar kisi ke paas ghar nahi toh nahi lena chahiye with loan.. Haa ek ghar mein rahte ho toh dusra ghar investment acha hai but with minimum or no loan... Rent se jyada hota hai emi almost if ur own contribution is less.

I am not convinced from this video, let me tell you my friend is living on rent since 10 years and now he owns nothing and there is me, We took loan and bought a plot and built a house over it now the property worth around 80-90 Lakh more than thrice the Loan amount I have taken. so its always better to own a house and create an asset rather than living on rent and also there are flats near my house which now worth twice than it was years ago so all you need is vision to invest.

You can choose your EMI as same as your rent or it may be a bit higher than your rent , what you will see in near future you will get h your own house and now it's up you, u can sell it , give on rent to earn money from your house. If you will stay on rent then you will get nothing in your future. It's my view. Every one should have their own view. Think about both side of a coin then take the best desision for you.

1. I think you talked about huge amount of EMI. We bought flat after calculating how much rent we are paying and how much EMI we can afford and there is not much difference.
2. There will always be stress of paying rent or EMI and we need to choose one of them.
3. In Mumbai with every agreement renewal we need to pay 10% extra rent. After few years rent and EMI are going to be equal or rent will be more than EMI and.
4. I am not able to save huge amount of money for buying house but I can pay EMI or whenever I have money I can pay some amount of principal of our loan to reduce EMI.

For the first time in my entire life, somebody made me feel happy to have a rental home. Peaceful life is always greater than so called ownership of home.

कौन कहता है मकान खरीदने के बाद आप अपनी लोकेशन चेंज नहीं कर सकते । अपना मकान किराए में दे कर आप कहीं भी रह सकते हैं इस में दो फायदे हैं । किराया भी मिलेगा और मकान की वैल्यू भी बढ़ती ।मगर अपनी हैसियत से अधिक खरीदने में आप परेशानी में पड़ सकते हैं ।
Good video but missing couple of points for why to rent? The amount which we pay for rent is also 0 at the end of day. Like you mentioned registry cost while buying.. There should be some comparison of exact money 💷 associated with both options.. I'm 50% convinced with your video. 🙂

I am zero percent convinced. When I started working, I was also shocked to see people committing to 20 yr long EMIs for 20-25K. Now the rent for the same flat has gone above 30-35K. 20K per month was a big committment back then but it has become peanuts now.
He has just made a lose claim of home values not appreciating. Not sure which world is he living in.

You can choose your EMI as same as your rent or it may be a bit higher than your rent , what you will see in near future you will get h your own house and now it's up you, u can sell it , give on rent to earn money from your house. If you will stay on rent then you will get nothing in your future. It's my view. Every one should have their own view. Think about both side of a coin then take the best desision for you.

Aapki baat sahi hai.. Magar ;agar do ya usse jyada ghar ho toh yeh jo appreciation hai fayda dega.. Suppose aap loan lekar wohi ghar mein rahte toh naahi rental income milega aur aap use bej nahi sakte.. Agar bejenge toh dusra ghar lene bhi paisa jayega.
Mere hisab se agar kisi ke paas ghar nahi toh nahi lena chahiye with loan.. Haa ek ghar mein rahte ho toh dusra ghar investment acha hai but with minimum or no loan...
