Maybe so but for some reason most condos are almost fully booked We came mid September and couldn’t get any of the condos we wanted, the prices were higher, 2 months deposit and no negotiation on the ones that were available. We finally got a viewing on one as most listed on Facebook were taken months ago and had to take it there and then or risk losing it and waiting another week or two for another to become available. We signed an annual contract on the 22nd September

We are farang, Thai's local politics, government, etc. are absolutely none of our business. Western governments have been messing about in this part of the world for a long, long time, and that has often resulted in the deaths of millions of people. It's better to look at the behavior of our own governments, and worry less about theirs. We are guests in the Kingdom.
Lots of condo prices are down. I just moved out of Grande Ave, 1 bedroom 50 sqm (about) was 18k, now they are 16-18k. Smaller 1 bedrooms 37 sqm (not studios) are 13-16k. I moved to city garden for 15k, 71 sqm. Prices will come down as tourist season will be mild this year I predict.
Tried getting a condo in grand avenue last month, couldn’t get a 1 bedroom for love or money so went elsewhere which wasn’t such a bad thing as those road works outside could of been an issue
16500, is still too much imo. Diana estate is a super old complex. It’s slightly nicer than sutus court which is in soi bukhao as well. But that’s cheaper. You can rent houses just off of 3rd road for 11-12k
16500 is ok, if it includes 'extra's', but by Pattaya standards not a bargain. However, the big plus is the location which apart from saving on transport cost, also makes for convenience.
All diana properties are dated and in need of updating , i thought the deposit was scandalous . As for location , all of pattaya is a doddle for getting to , one soi leads to another !
They have aged at Diana and not the quality of other newer larger properties around. Even Soi Baukow has dated now. Other areas will pop up and take its trade. What's left of it anyway.
16,500 for that old room is crazy but I guess the location is what it`s about. I have 100sqm right on the ocean in Jomtien, baht bus route and shops, 17k
It is always good to have a friend with a pick up truck. I moved from Soi 15 area in 2020 to VT5 in Jomtien. After 1 year of paying 14.5K for rent I was able to talk my landlord down to 12K. And I pay for water, electric, and internet. I miss the convenience of living near Soi Boukow especially getting to Big C. But I prefer the quiet and the beautiful view I have in Jomtien.
More is less when it comes to luggage. I hope he is planning to live there permanently. I became a minimalist many years ago as nothing drags you down and limits you like having too much stuff. A pair of jeans, 5 jocks, 5 pairs socks, 3-5 pairs of shorts. Two pairs of shoes. 3 Tshirts, 1-2 nice button up shirts. And then toiletries what more do you need. Most things can be bought at your destination anyway and probably cheaper too. To each his own. Good vid Loucous.
i been a minimalist pretty much all my life. i can pretty much pack up all my stuff in a suitcase, my laptop, and leave at a moments notice. i get that people are all different, but for me it just feels less stressful.

Thanks Lucas.....I can't recall anyone doing a review on this place previously. It's got things that are not perfect but what it does have is a great location and probably two of the best pools around. If your friend booked thru Meow's Rentals he is also dealing with a lady who cares for her customers and in the past has helped out many farang in sticky situations.
I agree. A friend stays in a brand new hotel but has it on a long term monthly contract, opposite Tree Town for 12,000B a month, cleaner every day, it has a small pool and no gym but the rooms are alot nicer.
Diana Estates? Looks quite acceptable, and close to everything... I've not been in there either...lol... Dollar store? don't recognize that one, can't wait... Try the place behind Marina Central too, it's huge!!!
I once stayed in the hotel your friend was moving out of. Was about 10 years ago and for a 2 week stay, it was fine. But I couldn't imagine living there full time. The new digs where he and his lady relocated to is much better and for a bit of socializing, just go across the street for a meal and a couple beers while people watching. Just want to mention stayed near Tree Town /LK Metro and recognised the heavy air pollution on soi buakhao. Many old diesel engines (bath bus) stop and go all the time.
yes. my first visit back in 2004 and bukhao was a nice walk. every year it gets worse and worse. less wind goes through and air is really bad. Might be wearing my mask more than I did during CoVID!

Yes hotels are definitely increasing their prices as are the airlines. Not sure that I'm actually keen on thee room, but the grounds and facilities look good. I have stay regularly at the Diana since 2004. Was 8k in 2004. Raised to 10k for only one month in 2009. Last time I stayed was 2017 at 13k. Small rooms when your there for longer than a month. Pattaya seems expensive now when in Phuket I paid 10k in 2017 for a one bedroomed apartment with separate fitted kitchen with all including washing machine and gym and pool. New apartment.
The overall recession that's looming is going to sting alot of expats pockets. The price increase was likely due to the upcoming tourist season. Good luck to him.
I think you'll find that some places are going to catch a big cold soon, and the prices will go down. What with the crazy pricing in Pattaya, the world problems, and the high flight costs, I can't see there being a so-called high season this year. How it'll be soon Buddha only knows. All I can say is by the new year there will be so many places for Sale/Rent. the place will look like a Ghost town yet again. I could be wrong, but Logic tells me I'm correct. N/B I don't know how they get their price increase. I have just booked a few days in my normal hotel for the end of Nov: and they are still quoting half what they did 3+ years ago. Doesn't look that promising does it. Thias as normal revert to what they normally do. No customers raise the prices.

i have stayed in Diana estates twice over the years. many units are farang owned. Some newer some older. One little thai lady sits in front and acts as an intermediary for the front units. The units in back just go knock on the office
I think I would have ridden out the high season bump at his old hotel, they phased it up and they would have probably lowered it later. BUT if his lady can cook, the small kitchen is priceless.

All the apartment needs is a two-burner stove and you will be able to cook. If you are RENTING from Diana Estates they have a daft rule of "no cooking" in the rooms. (Per the property manager website). Of course if you OWN a condo there's F-all they can tell you about cooking.

While the price of accommodation in Thailand is rising dramatically due to the start of the high season, the number of foreign visitors to Thailand has yet to reach its target. In my opinion, the current period for Thai tourism is not as favorable as in the past. Even after the COVID restrictions and the emergency decree were lifted, the number of tourists fell short of expectations. China and Russia were once considered among the top tiers of tourists to Thailand, but due to domestic issues, these two countries are unlikely to contribute to the tourism strategy.

Well That's an advantage of signing a lease of several month's if you plan to stay that long to lock in an agreed on price to shield yourself against price increases
Yes...vote with the feet, so wrong that the big landlords / hotels go to high and silly with pricing . Im happy with older cheaper places always bigger rooms too.
I was skeptical at first, having walked by this property many times. But based on the specific needs of your friend (especially the need for a baht bus), it all makes sense. The property looks nice, center of the action, very nice pool area, and all around nice resort-style property. Why isn't your friend locking in a nice low-season price for a year? 16,500 is good anyway, considering that its a resort. High season tho... I suspect that the destruction of the Euro and Pound are going to hurt inbound Thai tourism this high season, but it will be interesting to see what happens.
I'm visiting Phayao in the north and from what I've seen the prices seem pretty good. I'm staying with a friend here but her son built a brand new house is pretty damn big supposedly 200,000 baht. Now he did some of the work himself on electric and stuff but it's a big house for 200,000 baht. It's actually not in the city of Phayao but a little village like province maybe 10 minutes away from the city and the city seems to have big universities and quite a few things to do
The beauty of renting vs owning is there is always a better deal if you look for it. The longer you stay the better the deals. Quiet little villages offer far far cheaper rent and over all cost of living.
The older appertment blocks with hundreds of rooms that are situated as the one you showed are great for not having the noisy motorbikes wizzing past but there is one huge trade off. You will find that you only get small breaks a few weeks at a time if you are lucky where no one is renovating with jack hammers and drills running non stop. I stayed in a 12 story building that had about 40 rooms per floor and the noise was constant and unbearable. I would get shaken out of bed at 8am onwards and many times I thought they were renovating the room next door to mine only to find that the noise was travelling from 3 or 4 or 6 floors away on the other end of the building. Never again.
at least thailand phil had people help him move his belongings. his new place does seem more quiet and discreet. his thai lady can turn any space into a good livable comfortable area. hope he likes his new place.
Never stop surprising me the thais how does it make sence to put the prices up on customers who are already there and willing to stay a long time on the hope you MIGHT get all your rooms rented at a premium...bird in the hand is worth 2 in the Bush..if I was him I would never step foot in the place again..

I had been staying at the Altera Hotel and Residence (serviced apartments) I now have become accustom to staying in apartments (enough room to swing a cat as they say) I have in the last couple of months I had been in contact with one of your comrades, Daz from Everything Pattaya, and he had suggested I look at the Grand Avenue Residence Condominium on Soi 15 Pattaya, as I am now looking for a more permanence, as I am spending of most my time and night life around the Soi Buakhao, LK Metro end of town These days. Arrived 2 days ago in pattaya and must say it's really busy with people! Haven't been here for 2-3 years, but feels like there's more people pre-corona for this time period of the year.. I think people are making up for the lost time :)
Yes there are more people because you are comparing to pre COVID and lockdown days. Compared to say 2015...nowhere near. Lots of people also concentrating in certain areas also makes it look busier.

I’m afraid they saw him coming. Stayed at this place many times in my 30 Years of coming to Pattaya. Diana Dragon on Soi Diana used to rent Rooms out at Diana Estate, far cheaper than what Phil paid and that Deposit was scandalous as was the price of Electric.
I have a 3 bedroom, 2 1/2 bathroom and one car garage in Las Vegas. My monthly mortgage is $385.00US per month and that includes property taxes and home owners insurance. My place looked closed to brand new. When I purchased it. Do you think I'm paying to much?.
You can't fault Phil for shopping around, and picking up a bargain, some businesses look for short term greed over long term stability, hard to find good tenants, bad ones less so.

When Buakhao was a winding country lane , practically the only thing on it was Diana Estates and the sewage works where the hospital is now.

All the apartment needs is a two-burner stove and you will be able to cook. It has everything they were looking for and is cheaper plus a locked-in price for six months that is a big bonus

If you are RENTING from Diana Estates they have a daft rule of "no cooking" in the rooms. (Per the property manager website).
Of course if you OWN a condo there's F-all they can tell you about cooking.

While the price of accommodation in Thailand is rising dramatically due to the start of the high season, the number of foreign visitors to Thailand has yet to reach its target. In my opinion, the current period for Thai tourism is not as favorable as in the past. Even after the COVID restrictions and the emergency decree were lifted, the number of tourists fell short of expectations. China and Russia were once considered among the top tiers of tourists to Thailand, but due to domestic issues, these two countries are unlikely to contribute to the tourism strategy.
I agree, no where near the normal amount of people here and yes, the lack of Chinese and Eastern Europeans is definitely a big part of it.

Well That's an advantage of signing a lease of several month's if you plan to stay that long to lock in an agreed on price to shield yourself against price increases

I was skeptical at first, having walked by this property many times. But based on the specific needs of your friend (especially the need for a baht bus), it all makes sense. The property looks nice, center of the action, very nice pool area, and all around nice resort-style property. Why isn't your friend locking in a nice low-season price for a year? 16,500 is good anyway, considering that its a resort. High season tho... I suspect that the destruction of the Euro and Pound are going to hurt inbound Thai tourism this high season, but it will be interesting to see what happens.
I'm visiting Phayao in the north and from what I've seen the prices seem pretty good. I'm staying with a friend here but her son built a brand new house is pretty damn big supposedly 200,000 baht. Now he did some of the work himself on electric and stuff but it's a big house for 200,000 baht. It's actually not in the city of Phayao but a little village like province maybe 10 minutes away from the city and the city seems to have big universities and quite a few things to do
The beauty of renting vs owning is there is always a better deal if you look for it. The longer you stay the better the deals. Quiet little villages offer far far cheaper rent and over all cost of living.

The older appertment blocks with hundreds of rooms that are situated as the one you showed are great for not having the noisy motorbikes wizzing past but there is one huge trade off. You will find that you only get small breaks a few weeks at a time if you are lucky where no one is renovating with jack hammers and drills running non stop. I stayed in a 12 story building that had about 40 rooms per floor and the noise was constant and unbearable. I would get shaken out of bed at 8am onwards and many times I thought they were renovating the room next door to mine only to find that the noise was travelling from 3 or 4 or 6 floors away on the other end of the building. Never again.
That is a good point, constant renovation that shakes and vibrates the walls and floors, had enough of that 😂🤣😂
at least thailand phil had people help him move his belongings. his new place does seem more quiet and discreet. his thai lady can turn any space into a good livable comfortable area. hope he likes his new place.
Never stop surprising me the thais how does it make sence to put the prices up on customers who are already there and willing to stay a long time on the hope you MIGHT get all your rooms rented at a premium...bird in the hand is worth 2 in the Bush..if I was him I would never step foot in the place again..

I had been staying at the Altera Hotel and Residence (serviced apartments) I now have become accustom to staying in apartments (enough room to swing a cat as they say)
I have in the last couple of months I had been in contact with one of your comrades, Daz from Everything Pattaya, and he had suggested I look at the Grand Avenue Residence Condominium on Soi 15 Pattaya, as I am now looking for a more permanence, as I am spending of most my time and night life around the Soi Buakhao, LK Metro end of town These days.

Good idea. So many nice places here in Thailand. Sad there are so many western middle-aged men coming to Pattaya. Hard to understand, not the nicest place in my opinion.
Most are the older middle aged ones too. I agree so many better beaches and areas in Thailand!
I think it is part what was before also Diana hotel in second road. I used to stay in that hotel when I was in Pattaya.

Hi Lucas! Love to watch your videos! Just out of curiosity how old is Thailand Phil? The reason I ask is I'm a 69 year old and I'm coming to Thailand in January for an extended visit. I'm a little concerned if I was to have a medical situation in Thailand that I would be able to get good medical care and I see that Thailand Phil might be in the same boat as me.
If you have health issues be sure to get them resolved first before coming. At your age definitely have some good health travel insurance.

Arrived 2 days ago in pattaya and must say it's really busy with people! Haven't been here for 2-3 years, but feels like there's more people pre-corona for this time period of the year.. I think people are making up for the lost time :)
Yes there are more people because you are comparing to pre COVID and lockdown days. Compared to say 2015...nowhere near. Lots of people also concentrating in certain areas also makes it look busier.

Diana Dragon on Soi Diana used to rent Rooms out at Diana Estate, far cheaper than what Phil paid and that Deposit was scandalous as was the price of Electric.
I have a 3 bedroom, 2 1/2 bathroom and one car garage in Las Vegas. My monthly mortgage is $385.00US per month and that includes property taxes and home owners insurance. My place looked closed to brand new. When I purchased it. Do you think I'm paying to much?.
