I’ve had other conversations with some people who didn’t like the flooring in the basement. I personally thought it was nice too but I can understand why others didn’t like it too. The “tear down and rebuild” trend is definitely popular in this subdivision. Some of the original homes are ranch or split level homes…and in very good condition. It’s a situation where the land is worth more than the house because of the location, top schools, etc. Definitely and increase in home values for the smaller homes though. 😃 I would love to have a few of them in that subdivision right now! 😃💯😂
I love the fact that the home has 7 bedrooms/6.5 BA with fireplaces, and toilets that have a door. I'd need more space for my clothes in the Master Bedroom. I love the fact that the office has a door to close off any noise. I'd want wooden double doors that is over steel for security reasons and elegance. I live the idea of a loft on the second level. I noticed a seating area in some showers - I'd have either a huge European shower head or double shower heads so the person could get wet without having to stand up. The basement could either be rented out, used for generational living or for a number of other things. I have a niece and her husband that live in East Cobb. It's a very nice area.

This is a beautiful home with good grade materials! You certainly get a lot of house for the money. I live in New York. And I visited a home out in the Hamptons on long Island just last year that had 8 bedrooms 10 bathrooms sitting on 1.9 just shy of 2 acres. That particular house cost 6.7 mil. But the main differences between that house and this one was the 1 extra bedroom a few more bathrooms and the outside amenities which consisted of a pool, tennis/basketball court, full outdoor kitchen pool house and miniature golf course. I personally wouldn't need or use all of that! But for this asking price of $1.875mil for this house is no walk in the park either but would be more up my alley and price point in comparison for what you get and how I would utilize this home and space. Not to even mention square footage. Garage space and backyard is attractive and more than enough for me!
Hey Darryl, I hear about the Hamptons a lot in TV, movies, and definitely in rap music. 😃 This is huge home in a subdivision where a lot of tear down and rebuilds are happening. Great schools, golf course literally a few steps away with a swim/tennis/pool/clubhouse country club membership in the Indian Hills subdivision. Its funny you mentioned the materials because you may have seen the two gentlemen in the kitchen area… They were installing custom cabinets which should be standard to me at that price point. Hey thanks for watching sassie308 and that’s a great question! A pool could be put there but you would need to do some HEAVY excavation and resurfacing. A simpler option would be to get a membership in the country club in the subdivision where you’ll have access to a pool.

The overall view of home from start to finish was more of office/school feel to me 🤷🏾♀️…the wrought iron staircase, window treatment, farmhouse doors, sliding doors, the bedrooms too small not enough closets space. BUT it is one of the top locations in metro Atlanta for families and you’d be surprised how many people work from home and/or are willing to deal with traffic in order to live where they want to live. My only complaint is the street layout in the subdivision. To many twist and turns to get to your house. If I would to visit. I'll be I made it in the subdivision now direct me to your house. Look easily to get lost looking for the house. Also is this a old subdivision with new constructed houses. I seen some of the other house in the subdivision don't appear to be newly constructed. That said should the asking price mirror the value of the older houses. How house value and property value work in that case? Nonetheless I like and If was financially able. I would buy it.
Hey Reynaldo, the asking price is typically based on similar houses which have recently sold in close proximity to the subject property. In this neighborhood, when new construction goes up, it takes the value of the other homes up by default.
@@CarltonLewis Even If the surrounding houses are more older and built years ago. Me personally I would have to argue. That how are you going to ask more for the house. When the neighbor house is old and isn't valued as much as the new house. It doesn't seem right. That's why I would feel better buying in a brand new constructed subdivision. I totally understand your point. In this case, the land is worth more than the older homes in the neighborhood. It’s a 40-50 year old subdivision in a highly desirable area in metro Atlanta (top rated schools, swim/tennis community, golf course, etc.). Its just a trend happening around the city.

There are plenty of million dollar homes and mansions that don’t have gates in metro Atlanta. Wouldn’t a gate or a gated community be a personal want/need and not a builder flaw? If you feel safe in your community do you really need gates or burglar bars to feel safer or less threatened? I’m asking because you bring up a very interesting point of view that no one has offered.
@@CarltonLewis Yes, on one hand, it's a personal preference, especially guided by presence of perhaps presence of ample security watching the area. The second point of" if you feel safe, do you really need burglar bars..?..". There is what a home owner 'feels' vs what a thief feels as a soft target. Now let the two feels duke it out. Essentially home owner is a sitting duck at that point.
Again, interesting points and well taken. 💯 Earlier you alluded to the “great homes” needing to be gated…. Is it really about the size of the home? I’m asking because a gate may stop a car from driving onto the property or subdivision but it won’t really stop a thief unless its some really high tech, Mission Impossible type of gate. Back to this section of metro Atlanta though, its really one of the more safer, low crime areas in the city… With that being said, to your point, we should always be thinking about self-preservation…not only is it natural but it makes good common sense. To have a gate around the Indian Hills subdivision would be a massive effort because its an older development and very spread out with several entrances. I don’t think it would be feasible but a personal gate would only if the HOA allowed for such an upgrade and that brings up another concern of what you can and can’t do in certain communities. Love the steel frame doors and windows. Gorgeous! Flooring is lovely. Not a fan of that wood on the fireplace. Would have looked better plastered. Kitchen cabinets looks cheap…should have gone all the way to ceiling. Backsplash is too busy….a different tile would have fitted better with the aesthetic of the house. The lighting is the primary bed and bathroom is awful. The flooring in the basement is not very nice. Would need to replace that.

The house is nice and I assume very well built,but it needs a real decorator and good art work,and the guy needs to let go of the doors and the windows and focus on the floor plan and how the flow goes between the kitchen and the fam room,,, the blue in the ile is awful....!

Honestly, I had a headache after watching this video. You went through the rooms much too fast, you panned the camera up and down constantly from floor to ceiling my head was spinning like I was on a boat. You never showed the actual room , you showed the things in it. You opened the shower doors up although the showers are glass enclosed HENSE we can already SEE the fixtures...anyways, this comment is not delivered with malice it is an honest observation going fourth for you to slow down.

What are the taxes on a property like this
I’m not sure but I’m sure they’re less than Fulton county. This home is in Cobb and taxes are generally cheaper.

@@CarltonLewis Even If the surrounding houses are more older and built years ago. Me personally I would have to argue. That how are you going to ask more for the house. When the neighbor house is old and isn't valued as much as the new house. It doesn't seem right. That's why I would feel better buying in a brand new constructed subdivision. Where all the houses are newly built.
I totally understand your point. In this case, the land is worth more than the older homes in the neighborhood. It’s a 40-50 year old subdivision in a highly desirable area in metro Atlanta (top rated schools, swim/tennis community, golf course, etc.). Its just a trend happening around the city.

There are plenty of million dollar homes and mansions that don’t have gates in metro Atlanta.
Wouldn’t a gate or a gated community be a personal want/need and not a builder flaw?
If you feel safe in your community do you really need gates or burglar bars to feel safer or less threatened?
I’m asking because you bring up a very interesting point of view that no one has offered.
@@CarltonLewis Yes, on one hand, it's a personal preference, especially guided by presence of perhaps presence of ample security watching the area. The second point of" if you feel safe, do you really need burglar bars..?..". There is what a home owner 'feels' vs what a thief feels as a soft target. Now let the two feels duke it out. Essentially home owner is a sitting duck at that point.

Earlier you alluded to the “great homes” needing to be gated…. Is it really about the size of the home?
I’m asking because a gate may stop a car from driving onto the property or subdivision but it won’t really stop a thief unless its some really high tech, Mission Impossible type of gate.
Back to this section of metro Atlanta though, its really one of the more safer, low crime areas in the city…
With that being said, to your point, we should always be thinking about self-preservation…not only is it natural but it makes good common sense.
To have a gate around the Indian Hills subdivision would be a massive effort because its an older development and very spread out with several entrances.
I don’t think it would be feasible but a personal gate would only if the HOA allowed for such an upgrade and that brings up another concern of what you can and can’t do in certain communities.

Love the steel frame doors and windows. Gorgeous! Flooring is lovely. Not a fan of that wood on the fireplace. Would have looked better plastered. Kitchen cabinets looks cheap…should have gone all the way to ceiling. Backsplash is too busy….a different tile would have fitted better with the aesthetic of the house. The lighting is the primary bed and bathroom is awful. The flooring in the basement is not very nice. Would need to replace that.

The house is nice and I assume very well built,but it needs a real decorator and good art work,and the guy needs to let go of the doors and the windows and focus on the floor plan and how the flow goes between the kitchen and the fam room,,, the blue in the ile is awful....!

Honestly, I had a headache after watching this video. You went through the rooms much too fast, you panned the camera up and down constantly from floor to ceiling my head was spinning like I was on a boat. You never showed the actual room , you showed the things in it. You opened the shower doors up although the showers are glass enclosed HENSE we can already SEE the fixtures...anyways, this comment is not delivered with malice it is an honest observation going fourth for you to slow down.

Partially for marketing and the other reason is price fluctuates. Its easier to change the price in the written description than to record a totally new video because the price has dropped or increased.
