Hey Rick quick question for you. Do you recommend using a transaction coordinator? Do you screen them the same way you do with title companies? Your thoughts on this?

My understanding was that we as wholesalers usually only pay for emd during this process. Are we paying all the fees you laid out as well as the title insurance? Or is that on the end buyer? Appreciate the info.
It's all negotiable, but I normally offer to pay all the closing costs with the seller, and then your end buyer ends up paying for it. Paying the closing costs is a leverage and barganing chip with your seller: ie; If you pay the closing costs, the seller should give you something in return.

When I heard Rick breaking down the fees and costs, I got a little confused and didn’t know if these were on us as the ones assigning the contract, or on the end buyer but I understand now that it’s the end buyer incurring the cost of closing. No the cash buyer pays the fees
