  • The Union Budget has announced several changes to the tax regime for Long-term Capital Gains. The most controversial of them is the removal of indexation benefit for the calculation of long-term capital gains (LTCGs), which could have implications for tax obligations in real estate transactions.
    Many now fear that the tax obligations of ordinary investors will shoot up, that black money will flood into real estate as sellers seek to lower the paper value of the transaction, and that investors will now prefer short-term holdings rather than lobg-term ones.
    Are these apprehensions valid? What do these taxation changes mean for the middle income investor? How will the real estate market be impacted?

    This Govt never thinks or discuss with people before announcement but they discus with Industrialists before budget announcemrnt. Budget has reflected in 2023-24 collection from Industries are much lower than Indidviduals.

    Talking About 12 to 15% price appreciation in apartment and how government decided the percentage, panelist gave reference to year 2012-13 with data of 4-5% ...
    But he didn't gave the data for year 2017-2020 of RBI housing index which stands to 13% increase... (PRE COVID)
    Clever move!
    And BTW only people who will take loss in new tax regime are one with 3× or 5× propery price holders BUT MAJORITY OF MIDDLE CLASS and PLOT OWNERS + Investors will surely get benefit... why didn't he said anything about 42% property price rise in Hyderabad region and >15% in many cities?? HE SMARTLY TOOK THE NUMBERS 10LAKHS IN 2002 AND SOLD FOR 40LAKHS ( smartness lies in the selling price he provided)... my properties >10 are in tier 2. And 3 cities but talking alone for my tier 3 property which is a 3 BHK and Plot i have got atleast >17% selling price amount which was further reinvested....
    Yeah i agree with complexities in tax calculation in PF and insurance sector but its not that complicated the way he described and is manageable....
