    My wife and I bought a 1960 house and completely rebuilt it (left only foundation, framing, and roof). I highly recommend insulating walls with rockwool. Not only does it insulate better than [the 'typical' pink] fiberglass and provide better fire resistance, it is a much better sound barrier. There are lots of RUclips videos comparing these. For our ceilings, we blew in cellulose which also has better fire resistance, far better insulating qualities, and is a better sound barrier than fiberglass.
    The rockwool and cellulose cost only slightly more - but what a difference! Most of the time we are surprised when we find out it's started to rain and we only hear it if it's like thunderstorm-heavy. Sometimes we don't even hear thunder. Fireworks used to drive our dogs crazy in our old house - now they don't even hear them. Road noise is virtually nil (we're about 200 feet back from the road).
    If you also rockwool insulate (inside) all the walls around all your bathrooms, you'll be happy you did. It reduces sound from those rooms and keeps the whole house quieter, so if you've got a living room full of loud people you can still sleep in the bedroom. If you want peace and quiet, you will be very pleased doing your house this way. :)

    As somebody with a 24x24 garage, make it bigger. 28 or 30 squared preferred. A full size crew cab truck barely fits and you won't be able to park another sizeable vehicle beside it. I would also suggest 9 foot interior walls in the garage so you can have taller garage door opening.

      With the costs, we had to have some limits! It will be bigger than our current garage and we get a SUV and full size pickup through a 16' garage door every day. This garage will have an 18' door! Thanks for watching.

    I appreciate your story and attitudes. As a couple moving back to the USA after 30 serving the Lord oversees, I have taken heaps of interest in you two. I too want to buy 10-30 acres and do a bit of hobby farming at this point of my life. I can see us building a house after buying bare land, so your sharing gives me so much good information!

    I'm looking at your plan, I like the transition from garage to house with the half bath and laundry and pantry, I've done similar and they turned out really nice. Especially when you're out getting dirty!
    On your cabinets look into the pull out shelves in lieu of fixed shelves, and be careful with your fridge placement; a lot of the fridges now need a lot of space next to them for the doors, because of the deep shelves on the inside of the doors; most of them can't really be placed against an end wall. A lot of high end architects will design for high end appliances like a Sub Zero, but you don't want to be locked in to that in the design.You could move the fridge in a bit and put a full height pantry cabinet next to it.

    My best advice is make everything handicap accessible and don't let the builder skimp on the foundation. I have seen 3 beautiful homes buitl that the builder didn't follow the plans on the foundations and the houses were 6 months old and they cracked the doors won't open and close. Also if it calls for 2x4 beef it up to 2x6 construction and finally insulate insulate insulate and when you think you have plenty add more....oh yeah always have a backup heating, cooling, cooking system.

    This is the first time I caught on here and I fell for you. My suggestion would have been to build up to an unfinished area for storage or what ever else you decided on if that was permittable if that made sense.
    My wife and I are working on 6 acres in western GA, outside of the greater Atlanta Area. We had a tornado come through our property (not our house thankfully). We had to rebuild fencing for horses and dogs, still dealing with down trees, and one police investigation for stolen excavator equipment. We are still rebuilding 2 years later. It can be very overwhelming.

    When I made my house I let the contractors do their own ideas…I drew what I wanted (my general ideas) and let them use their talent to make the reality….I love my little house and appreciate and remember each contractor’s contribution. They came up with things I could never have imagined.

    I'm a bit late to the party here, but I still want to throw out an idea. You've taken a very simple idea for your garage, a 24' x 24' structure. What happens if you turn this into a 3 car garage? Do you ever intend to purchase an RV? You could use that 3rd vehicle spot in the garage, if you design the garage in an L shape, to hold a motor home with a total vehicle length of 24' to 36'. If you don't want want a motor home, how about a 5th wheel? I know you already have a pickup, but I don't know if it is a 2 ton or more. You could also use something similar to your original idea for your red pole barn, having just a cover to put some form of RV under a cover, but with no walls. If you have no desire for any RV vehicle, what about motorcycles, a skid steer, a side by side, or other such utility vehicles? It could prove useful during rainy weather to have easy and direct access to your utility vehicle where you won't get wet and muddy just getting to your vehicle.

    In my experience draftsmen / designers can usually get you plans that make it through building departments. Architects are wonderful at lay out and flow for doors and kitchens, but, they are not engineers and I have had several plans rejected the first time by building departments. This was 1970 through 1998 so life has changed a lot. Good luck and I hated those delays.

    We had the same experience with a house designer, My wife did not like him from the beginning and he just would not listen to us about what we wanted. And we started with a full floor plan drawn out by my wife and he just wouldn't listen. We finally pulled the plug and restarted.
    We changed to a new house designer but we started from scratch with an entirely new house plan. No sharing of files. But we like the result and he did a better job too. Level of professionalism was different.
    We will be 12 month from foundation when we move in...and 18 months from the pad install.

    There are always delays, we had a seven month delay just to get concrete to the build site and more $$ for it because of distance and location.

    I watch your first video of you pole barn build where you started framing the outer walls you stopped and I didn’t get to see your rat wall or tin installation. Really interested in that because my wife and I are going to build our horse barn then equipment barn and 3rd year our home and retire on our 13 acres. In Ocala Florida. Did you do the other videos?

    A couple suggestions that are relatively cheap while building and expensive later. A number of them you could do yourself if you work with the general, they're quite easy:
    Wire for an alarm system even if you don't think you need one. Don't depend on wireless systems.
    Wire every room with ethernet. Attempt to reserve wifi for mobile devices. Keep fixed devices on copper... or fiber.
    Wire for surveillance, avoid wifi cameras where you can to minimize load on wifi.
    Wire for a distributed, single point of management, wifi system for the house and grounds. Unifi for example.
    Have a media closet.
    Install more receptacles than required, Far more.
    If it's standard in your area to install a load center on the outside of the house, install a sub panel(s) inside and only sub feeds outside to keep breakers out of the weather, particularly if you have ocean influences at your location. You also don't have to go outside in a storm to check them.
    You can also install two subpanels, one sub for generator loads and one for non.
    Pre-wire for a generator.
    Consider wiring for automation. After many iterations of future proofing for these systems the best I've come up with is to wire all lighting loads and switch legs to a single big empty can. From there you can adapt to almost any system, even none at all.
    Wire computer, alarm and technology reserved receptacles so they can be supplied by a single battery backup. You would also power this through the generator supplied sub.
    No garbage disposal
    No shelves in lower cabinets, all pullout drawers behind doors.
    Plumb grey water to a cistern so you can use it for irrigation or direct it to septic.
    Wire and plumb range for both gas and electric so you have the option or even use a split set
    Frame the wall behind the fridge like a door, then you can use a standard fridge and push it back into the wall so it will be counter depth. More challenging if it's an exterior wall but still doable.
    If you're just going to have a crawl space be sure to have enough height to be able to sit up and work. 18" code height is ridiculous and will cost more to get work done later
    Rat slab is better than plastic.
    After years of refining these custom touches for others, I built my own home and incorporated most of them (some I came up with later) and don't regret spending the extra money.
    There's more, but I need to get back to work.

    #1 suggestion when building your house is to visit it every day if possible. Be sure to carry markers of some type and mark everything they do wrong. Make sure your color is bright enough they can see it and be sure to check the next day that it has been corrected. You cannot trust the subs even if they work for your contractor all the time. Be ready for some great times and some not so great ones. But I would do it all over again in a heartbeat.

      2nd house had to be 1/2 the size of the original, or 2X the size of the original. One is called the main dwelling....the other is called the Accessory dwelling unit.

    Architects!!! 🤮. My 27 acre property we bought had a house on it. We wanted to add on to it, 100% remodel. It took him 13 months for 1st drawling. Completely different than what we had asked. Went back pissed off to ask him if he was on drugs. Another 3 months we finally had an approved print, still not exactly what we asked for but we didnt want any other delays. Builder built and renovated in about 9 months. We finally moved in christmas week. We love it. In the middle of nowhere. A childhood dream achieved at the age of 48. Now the real work starts!

      @@PineyGroveHomestead good luck with your house. It's exciting. Whatever your budget, expect it to be higher. Without using numbers, we ended up about 60% over budget. Mostly because the delay from the architect led us into massive inflation. I had to borrow money to finish and it made me so freaking mad.
