When I make my base home in the Philippines I will rent because I want to live in different part of the country at first for at least 2 years. Then I will decide. I have my house in Seychelles that I will keep when I no longer be able to enjoy the Philippines.
You are doing the right thing. I had traveled all over the Philippines before we deciced to move here permanently. Family, climate, health care were all part of our decision. We are happy about the choice we made. I'm sure you will too.

As many times told b4: DONT BUY, JUST RENT, first it isn't your own property other you have a Philippines nationality only be married in the Philippines you BUY IT FOR YOUR WIFE , nothing wrong as it is mentioned for her, have a 50% assets right still no property rights and can be sold without your permission and dont need your cooperation. Its okay on your age and situation to buy to be cheaper in monthly costs but in general long term for a foreigner any trouble in relationship you in serious trouble. by the way everything is easy to buy and to get in the Philippines but hard to get rid of it without loosing money or getting in trouble
We have been married for over 20 years. Part of that time was spent in the USA. She will be able to get Social security in several years. She is not going to kick me out of the house, or try to sell the property without my permission.. I know other Expats who are in similar status and have bought their properties. Yes, if you are a newlywed or have not been together for many years, you should rent, not buy. But for us, buying is the way to go. We sold our house in the USA and that made it best that we buy. I know that I will die here someday(not too soon). and I can rest with the knowledge that she will be well off when I am gone. Thanks for your comments, I do appreciate them.
I highly doubt most these guys are getting a top lawyer ( costing 10k plus ) to make sure the contract is setup and in your favor showing the house cannot be sold without your permission. Cannot be transferred into her account but a joint where assets are frozen. And on and on People really have no clue what lawyers can draft up to protect you or tie things up in court for decades if they are going to be outright stubborn and get nothing but send money on a lawyer which most cannot afford ..
If you are retired and only have so much money to work with, it's probably best to just rent. There is no such thing as home owners insurance, and if a natural disaster occurs, then you are out of pocket to do the repairs. If you rent, then you just pack and move on to another place, which also works out great if you don't like the area.
We tend to get cooler breezes here. It does get down to the 60's a few days a year. A temp of 80 here is much more comfortable than an 80's in Manila or Angeles.
Get the title registered in the correct name. It's not unusual to have a deed of transfer sold several times by the same or different people but it can only be registered to one, and that person has priority.
We did everything we could to be sure of the Title and the lady we bought it from was the Principal at Parqanaque High School and has a good reputationin the area. We had a lawyer look at it and approved it. The Bank Manager handled everything and money was exchange between all parties. We also had the property surveyed so we knew all the boundries. We pay all the taxes on it and we have not had any problems in the 5 years we have been here. We are very happy that we moved here.

When my brother was getting married to his third wife, he told my nephew to take me to Macy's and buy me a new suit, shirt, dress shoes, etc. I wore it to his wedding. Last year when I went to his funeral, that was the only other time I wore that suit. It still sits in my closet, and I hope I won't have to wear it again for many more years. Thanks Ned.

A lot of people talk without being a lawyer nor knowing loopholes or asset freezing among a variety of tactics a top lawyer could apply But most people won’t bought up the thousands for a lawyer

She has taken good care of me for many years and I wanted her to have a great place to live in. Her family loves to come here and stay for a few days. Renting is better. Because 60/40 % is not really buying. A lot of these guys did not review Philippines laws that says foreigners cannot own land.
