    In Pianella, not far from the historic center, we offer for sale a Liberty-style villa dating back to the 1920s-30s with an exclusive courtyard of about 500 square meters and related outbuildings.

    Think the 200,000 quote for reno is craziness, could probably do the place for half that,everything I see is minor,other then upgrading kitchen & bathrooms.seems to be mostly paint & simple plaster repairs.caused from having zero heat on.

    Wow, if i had the passion and energy this would be an amazing B&B or small boutique hotel type place. Also it needs alot of renovation plus time to do it. But for the right person, perferably with alot of renovation experience and a large family to help, this would be awesome!

    That would look wonderful with renovation. Very large rooms and the garden could be lovely with attention. A labor of love. But so expensive.

    I did not find the price for the house anywhere, Rino.
    You said someone estimated 200,000 to fix it up. I don't think it should cost that much. Scrape and paint the walls. Open that doorway to the back and put in a kitchen. Fix up the bathrooms, and it should be liveable.
    I'd plant a row of cyprus trees in the front to stop the road noise. It's probably not bad at night anyway.
    It's not so bad. No structural problems.

    Wondering why 200K for renovations? Does it need a roof and full electrics and plumbing? Maybe also needs seismic reinforcements? Otherwise it appears mostly to need loads of plastering and paint---a lovely house!

    Wow, quite the place!
    It has a presence but as another viewer said, closeness to the road for families could be an issue and the costs involved in renovation... daunting.
    Commercial offices was a good suggestion if located well?

    Hi Rino - I can't help but feel this would be too much of a project for a private buyer. The cost would be enormous to bring it up to modern expectations and it would probably take a couple of years to complete. At the end you are left with a property that is still too near the road to make it desirable. Someone with the budget to buy and renovate this property can find something else with less headaches for the same money or less. But I agree with you that it is too good a property to suffer even more neglect and it deserves a future - but possibly not as a private residence. I think it makes more sense as a commercial proposition especially given its proximity to the town centre. Maybe as a business centre with office spaces to rent and good parking facilities would give it another lease of life. I hope so!

    Interesting structure. The proximity to the road makes it less than ideal for a family residence. It might be better suited as offices, with maybe a small apartment for the separate unit. I can imagine legal offices or some other business that would offset the cost of renovation & maintenance. Not sure what zoning is like in Italy, but in the US a building needs to be 'zoned' commercial for something like I suggest.
