    This is a great video because you are touching on some of the real issues of renting or leasing that many foreigners are NOT aware of. But I'd like to offer my opinion on a few issues that you did not seem to mention. First I believe that it is fine to drive by in front of a subdivision (I only consider walled and gated subdivisions with 24-hour security guards, one at the gate and another roaming at random inside the subdivision), I suggest to never ask about possible rentals inside, NO! If the subdivision looks like it might be up to your standards, then never show your foreign face, have your Filipina wife or girlfriend do ALL of the inquires and she should never reveal that her male partner is a foreigner. She can explain to you what she found, if she did find a property for rent or lease. I write everything that I want to be in my lease and then have a "foreigner-friendly" attorney draw up a legally-enforceable lease-agreement. Signatures of the lessor and lessee are not valid unless those signatures are done in the presence of an attorney who has the legal right to notarize both signatures - VERY IMPORTANT!
    Cleaning the unit - good point indeed, but - BUT, better that you clean it yourself, because your idea of being clean and sanitary may well NOT be a Filipino's idea of what is sanitary. Air-con, if an opening needs to be cut into a block-wall, be sure you supply the exact dimensions of the hole (height and width for the rough-opening, and just as important that it be high up the wall so as to be more energy efficient and exactly where it is to be in the wall. Best to be present and watch the whole process
    You can clean your housing unit to a high standard, but if you have adjoining units occupied by people not used to high standards of sanitation, you will have cockroaches and other visitors in your unit in short order after moving in. Also, are you OK with roosters inside the subdivision? Are you OK with loud music that invades your space? It is best to have YOUR attorney write into your lease agreement that any violations of the restrictive covenants of the subdivision that are not corrected in 48 hours are legally-enforceable grounds that the lessor has violated the lease agreement and the lessee has the option of termination of the lease with all security deposits being due from the lessor. Many foreigners are not used to cultural differences and are shocked to learn what awaits them in some subdivisions in the Philippines.
    Also, many housing units here have nasty-smelling sewer-gas escaping from floor drains, such as showers because they do not understand the need for "P"-traps to block the sewer gas.

    It is kind of interesting. Everywhere I look on-line for houses is not even close to the prices you state, but I am looking at the Cebu City area not a Province. The condos seem to be the most expensive, but houses can be a lot less than a Condo and you get twice the space plus fence, yard, security, etc. I spent a lot of time in Manila, and Condos are horrible there - very tiny and very expensive. No living space. But there's a pool and gym -- whooo. In many places, I found you get more for your money renting a house over a condo. Most ADVERTISED online houses and condos that I see that I would think of living in (yes I am spoiled) start around 20K, and hover around 30K-40K a month. Then it really goes up from there 60K 50K 160K etc. But like you said, if you go by word of mouth and know someone, a nice guarded high-rise condo of livable size can be found in Manila for 20K, rather than 80K for half the size. You are correct, knowing and talking to natives can save you a lot of money, whether in the Provinces or in the Cities. In the Philippines --- it's Connections, Boots on the Ground, and Cash!!!

      @Sabong Knows Yes I notice that. Chinese and others, including Westerners, are driving up some prices, specially in the major cities, and it doesn't look like COVID is adversely impacting these prices at this time.

      @@AGoodBuzz All depends where you live: Manila, Cebu, Dumaguete/Valencia, etc. Prices vary widely. You can get a really big and nice place in Dumaguete or Valencia (Island of Negros Oriental) for a lot less of what it would cost in Manila or Cebu. Cebu is generally less expensive than Manila.     When I lived in Thailand and rented a house my landlady refused to to give me my fairly large deposit back. Luckily I had a rental contract and was able to enforce it with the help of a Thai cop I knew.

    just a comment about something you said. you explained someone you know is kicking people out after 2 weeks or a month and keeping everyone's deposit then you advised to pay 6 months rent upfront. What happens if you pay up for six months and they kick you out?

      Get a receipt for the Barangay and you will be all set. This lady is not the norm.

    Steve, how do you feel about building? I know you can't own property here, but Neneng's mom owns property all over Bohol & she will give us the land. The only cost we would have is the building of the house itself. We can pick from some nice areas. We are planning on marrying in the near future & have known each for 2 1/2 years. Most ex-pats say she can U out. I would be more pissed about that than any $ loss. lol. She could kill me in my sleep that doesn't mean she would. I get paid on the 3 rd. of every month.

      @@MrSteven5975 I am 20 years older then Ne she is 45. If I am gone at least I can leave her with a paid-off home. It is cheaper than life insurance at my age.

    I think both commenters are very good and both individuals have good arguments and merit in their discussion. You have to talk in general here, there are always exceptions to every rule. Arno brought up so very good points and problems that do occur, and they occur to different degrees in the Cities and in the Provinces. You both contributed well to this discussion and have important advice for renters to consider.

    It's amazing how cheap rents are in your area compared to what people pay in Metro Manila especially in Makati and BGC. Anyway, just make sure everything is in black and white when renting a place.

    I rented a house that was only 100 bucks a month but it needed work.I put about 3 hundred to make it homely and man it was simple but so homely I loved that little house and it was in a area that engaged neighbor watch so I never had to worry when I was away about my car and house. Now on fb market place is an ideal place to look for rental or about anything you may need.

    Payment terms for condos in the business districts like BGC, Makati, Ortigas, etc are different. It's two months deposit, pay first month's rent at the beginning of the first month and you give the Landlord 11 post-dated cheques.
    Typical rates for high end condos is 1,100 pesos per sq meter in Makati, Rockwell and BGC and slightly over 1,000 pesos per sq meter in Ortigas. A 45 sq meter condo at BGC is US$1K per month

    I watch you and a couple other vloggers. To be honest from my perspective you are all living about equally. Its fine don't get me wrong. You all live in apartments and have about the same level comfort level. nothing wrong with that.

      I use H and R Block and I do it online. It’s simple and I just enter the numbers.

      The Philippine Info Channel I would add a French bidet for those times when there is a shortage on toilet paper are you like using a tabo to clean your derrière.

    as long as it's not a run down area, I don't mind.... but I'm really happy about gated communities even though you have to pay 15k for a 3bedrooms/2bathrooms

    That lady landlord can have some big issues as you know. You did justice on the advice for in writing, deposits and such. We are debating between living in the USA of PH as I cannot even get into PH to finish my SRRV due to the lockdown, so doing a K-1 as a backup. Thansk for the UPS backup tip too. I sell those in America, so I will bring a few with me if I end up going and also one of my generators :-) I'm going to bring a container with me, so the $7K US exemption coming in as I am going to bring my toy trains and might even pay some tax, but want a good bit of my stuff. Plan is rent, then build a nice home on a lot of land in the country.
