    Nice. I subscribed to your youtube so I can check out Calgary real estates. I live in Markham Ontario and thinking of moving to Calgary in the near future to purchase some rental properties like these. Just doing some research how cold is Calgary's winter and what neighborhood is best in Calgary (NE, NW, SE or SW).

      Hey Family Kim! This does not exist anymore at this price, this exact home will sell for about $650k for a half duplex and around $720k for a detached home. Rents are higher though, around $2400 up and $1300 down.     Which communities sell new homes with a basement apartment? I’ve watched a couple of your videos touring these homes. Interested in learning more.
    I’ll be in Calgary next week, on Feb 17, 20-21... but I plan to be back for longer in the spring. Will be on vacation in Banff next week & it’s going to be a look see how winter is in Calgary. What communities do you suggest I check out with model homes on our drive put to Banff. Look forward to your insight & thoughts.

      Hi @Miss - there are only a handful of communities where these are available and the pricing for a half duplex is $650,000 plus. Some builders are limiting how many properties they can sell to investors and some have stopped selling them completely - at least for now. That said, given the tight limitations, we reserve this information exclusively for our clients. If you are interested in becoming a client give us a shout!

    Do you need to have 5% down payment before thinking about get pre approved

      Hey @Domingo - the answer is no but you would need the 5% down payment before you buy, lenders want to see you have a 90 day history for your down payment unless it is being gifted to you. If you are buying a income property, you need 20% down. Everyone's situation is different so instead of GUESSING what you may need, it's best to KNOW what you need - give us a shout if you want to be certain about your situation 😀

      @Jeff, not necessarily. It depends which duplexes. For the ones in this video the short answer is yes. Lot availability is in low supply and high demand but it can still be done.
