Makes perfect sense: custom lots for custom coaches. Very well-thought-out property layout. Love the hurricane-proof design, but tie-downs might be needed to keep a coach from tipping over in a Cat 5-- if one is still brave enough to ride one out there. LOL! Great video, once again. Thanks!!

Very Nice~ wish the pads had more landscaping surrounding them, in order to create more horticulture screen around the units/ casitas. Have seen Priv. homes, with RV backyards compared to this resort, except no waterways or docks. Hoping RV Owners will take more pride in storing units, adj. to their homes, so RV's are not considered trailer trash mentality.
You can add more landscaping between the coach cabanas to fit your needs. The rental sites do not have landscaping because they will be the next phase for sale and coach cabanas will be built on them, once built the landscaping would go in.
Are they going to be renting to transients? Most people with a motorhome like to travel so I would expect there will be owners not using their lots for periods of time. Great way to recoup some of the expense. Kinda like a yacht owner chartering their boat when they are not using it.
Nice place to bad it for only the ones with high dollar Coaches ! I guess if you can afford a high dollar Prevost another half a million for a cool place to park it is nothing !
Several questions: What is the average value of the motor home you will allow in this park? (Some places also restrict rigs not older than 7 years). What will the property taxes be on a lot? What is the average insurance costs? (I know this depends on MH value, thinking flood and structure). Since I live in a very high tax state up north, I must be out of state for 182 days (not consecutive). How long can one stay in the park? Will you have postal boxes avail? Will you offer a forwarding of said mail service? Any other incidental costs other then the $1100, quarterly? Finally, what was the value of the build-out you showcased in the beginning? Love this idea and have been looking for a beautiful, well run facility for a few years. One on the West cost near Punta-Gorda has many rules and regs concerning the above questions. That is the caloosahatchee river. And you can get to both sides of the state of Florida from there. If you go west it will take you thru downtown fort Myers and eventually out to the gulf, if you go east it will take you to lake okeechobee and into the St Lucie river and out into the Atlantic ocean at stuart FL

Its really not that expensive. The snowbirds that drive high end rvs can definitely afford this. Love the extra indoor parking for the toys. Facilities look top shelf.
toben42 Not expensive to millionaires. That $200k is just the lot and pad. I priced out one exactly like you just saw in the video with the garage and 2 bedrooms and it’s one heck of a lot more than $200k, in fact it’s right in line with the same cost as the coach you saw in the video. It’s a really nice place though and it’s really going to be something else when it’s all said and done. The location is another thing that makes this place so cool, you’re super close to some major Florida hot spots.
Had another thought on this resort. I would think Florida would treat the million dollar plus motorhomes the same way it does yachts. If it stays in one place too long, they want to tax it. That could be a huge problem. RI's 7% tax on a 3,000,000 RV would be $210,000. Not exactly chump change. A lot of these really expensive units are registered in states that have no sales tax and no property tax. See what I am getting at here? We'll have to see how Florida treats its affluent visitors.
MrOlddave Fl is actually has a reverse approach. RVs are subject to a bed tax, like hotel rooms, if it is a short term stay. I don’t recall how long you have to “park” to be exempt. However these are deeded properties and eligible to be designated the primary residence and qualify for homestead exemption on the property tax. There is no intangibles tax for individuals. So the coaches would not be subject to any such tax.

Yes, LaBelle is a great area to live right on the Caloosahatchee River for boating and fishing and close enough to a lot of great beaches, shopping, nightlife, hunting or whatever your interests might be.

The front of the site will have 4 enclosed AC units in 20’x50’ or 20’x25’. They are large enough to store the RV’s.

I like Crystal Lakes in Naples, Florida. I got the best motorhome detail in that place. I don’t know who did it but it was truly amazing

It’s a pretty long boat ride to the Gulf and Lake Okeechobee is even longer in the opposite direction. It does have some good boating though.
