      The latest price data in the states is showing increases. Check out wholesale and producer prices. We are going to have similar problems. The data coming out of the states is not encouraging. May the wind be on your back, my friend.

    Any tenants who refuse to pay rent or stopped paying. The landlord should be able to get them out in 14 days. If the landlord is not at fault ie building is in good condition and it was let in a good state.
    Good letting agents save you money.

      @auntsally7790 so if there in arrears there needs to be a fast track system to get rid of bad tenants. If you got a bad landlord you can leave. It's not so easy to get rid of bad tenants. Huge injustice for a lot of small landlord's. It is what it is sadly

    Can you tell are you still allowed to have the tenants on a rolling contract once the AST finishes ?? Can you still get rid of them once they’re on a rolling contract?

    Hi great video. can we serve the section 8 or 21 straight away ? I can then 'find' the other documents you mentioned that are needed afterwards if i recall correctly ?
    ( the comments section is soo handy here )
    Also if they owe money, which one is served first ? section 8 or 21 ?

      Serve both at the same time. Speak to an agent they will help you do it correctly. Google Section 21 agent

      @@propertyaccelerator Thankyou. I spoke to a local estate agent who will help me for £500 (plus court fees of £371 i believe). He said he will make sure paperwork is correct (as you have mentioned too). I got so much going on, it may be be an option for me. I tried your recommended search, and got a sponsored link quoting £97. I've just remembered, i got two friends that are in estate agent game too and will ask them too. Thanks for your helpful advice .... its quite motivating !

    Section 21 was the best thing ever for honest landlords. The few dodgy ones will revert back to using illegal means to throw tenants out. I'm surprised that the Conservative Party got rid off it.
    Bad tenants are a small minority. But extremely painful when you get one.

      @john_dx the small landlord is the most undervalued person in the property market. I would beg to disagree. His needed by tenants for whom he provides a home for. The law must be fair. As long as you pay your rent then by all means necessary the tenants must be protected. When they deliberately stop paying rent. And say can pay but won't pay. They need to be put out ASAP. And should not be protected by the legal system. If the landlord is in any way liable then protect the tenant. I have seen in the last 44 year's in property investment. It's always the newbie who loses out and sells up after a couple of bad experiences with dodgy tenants.

    Hello again. A bit of a touchy subject:
    We’re cash buyers looking for a flat to live.
    We found an excellent one.
    However, the existing tenant is a hoarder.
    The flat is listed at 10% bellow market value.
    Did anyone had similar experiences?
    I’m trying to identify potential pitfalls…

      Ive bought from hoarders a lot of auction property is like that. It will probably smell, we normally replaster, new carpets and decorate and comes back like new. I dont think its too much to worry about, just check they did not cause any lasting mould.

      You need to get them out you are still liable - Serve a Section 8 and Section 21, use a company like this -- aminhaque.co.uk/landlord-advice-service/section-8-section-21-notice/

    I've been waiting for flammable materials to be removed from the flat building. Been going on for years and still not complete. I let it so I can move on. I was planning sell after work are completed. Looks like section 21 won't be around when I need to use it. 😔

    It is always the landlords or owners of properties finding the best way for themselves. But they need tenants, tenants do not need them, they can take their money elsewhere. Find a life for you owners. I have rented in my life, I know all the tricks of owners or landlords. They don't repair or maintain their houses for many years, they keep changing tenants one after the other and renting dirty and broken houses for large amount of money. And this video is totally out of order.

    Use section8.but =££ and court n time Or, we used a Tenancy ending property company , that uses a negotiator to talk ,explain and the Tenant voluntary leaves, reverse psychology and Nlp. After offering help yo the tenant the situation defused and landlord gets vacant property back to sell or refurb....Still cost£, but no stress and x3£ cheaper than court costs farce. 🤔
